Renter-heavy building. Of 536 deals here in the last 24 months, 448 were leases and 88 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Citylights on Broadway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Citylights on Broadway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Citylights on Broadway is where a lot of first-time buyers and investors end up at Yonge and Eglinton, because it is new, it has a pool, and its suites are small enough to keep the price manageable. Pemberton Group finished the two towers in 2022. Most suites here were built without parking, and that one fact shapes who should buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Citylights on Broadway is a two-tower high-rise condominium at 191 to 197 Redpath Avenue and 95 to 99 Broadway Avenue, at the corner of Redpath and Broadway in the Yonge and Eglinton area of midtown Toronto. It was developed by Pemberton Group and designed by Wallman Architects, with the towers joined by a five-storey podium. It was completed in 2022. Condos.ca lists 37 storeys and 496 suites under corporation TSCC-2898, registered on 14 March 2022, while UrbanToronto lists 769 units across the project. Taft Forward Property Management is listed as the manager. Maintenance fees include common elements, building insurance and water.

Two towers on a podium, and some numbers to confirm

Citylights on Broadway is two condo towers joined by a five-storey podium, filling the corner of Redpath and Broadway north of Eglinton. Pemberton Group developed it and Wallman Architects designed it. The towers went up during the boom that turned Redpath into a street of high-rises, and they were completed in 2022.

The sources disagree on the basics. UrbanToronto’s database lists 769 units across the project and gives the towers as both 37 and 34 storeys in different places. Condos.ca lists one entry of 37 storeys and 496 suites under TSCC-2898. My best reading is that the project may be split across more than one corporation or address record, but I could not confirm that.

This matters for a buyer. Ask the seller and the property manager which corporation the suite belongs to, which amenities and garage that corporation shares with the other tower, and how shared costs are split. The status certificate should answer all three.

Pemberton is an established Toronto developer with many towers in the city, which helps with lender comfort and resale familiarity. It does not replace reading this building’s own documents: the quality of a tower in its first years depends on the builder’s follow-through on deficiencies and on how quickly the first board got organised.

Compact suites, and most without parking

Condos.ca records suites in this entry from about 420 to 695 square feet, so the building is mostly studios, one-bedrooms and one-bedroom-plus-dens. Every suite listed for sale when I checked was under 600 square feet. If you need a real two-bedroom, this is not the building to start with.

Parking is very limited. When Pemberton later proposed a tower across the street, UrbanToronto reported that it would use a parking ratio of about 0.2 spaces per unit, following the ratio already used at Citylights. That suggests roughly one suite in five has a space. Confirm whether the suite you are looking at has one, because a suite with parking here is worth noticeably more than one without.

For an investor, low parking is less of a problem than it sounds; many renters near Yonge and Eglinton don’t own a car. For an owner who drives, it is the first thing to check.

Amenities: pool, rooftop and guest suites

Condos.ca lists an outdoor pool, a rooftop deck, guest suites, a gym, a party room and concierge. An outdoor pool and rooftop deck are a strong pair at this price level, and they help rental demand in summer. I could not find a detailed breakdown of the amenity floors, so tour them before you buy.

With so much rental activity, how those spaces are booked, cleaned and maintained matters. When I checked, 13 suites were listed for sale and 12 for rent. That much turnover is normal in an investor-heavy building, but it puts more wear on elevators, corridors and amenities.

If you plan to live here, look for signs that the board is on top of that: clear move-in and move-out rules, elevator booking for moves, and a concierge desk that logs deliveries properly. Those are small things that make a big difference in a building where neighbours change often.

Life at Redpath and Broadway

Broadway and Redpath is one of midtown’s densest corners, with 150 Redpath, The Eglinton and other towers within a block or two and several more proposed. Pemberton itself proposed a 38-storey tower for the five houses at 85 to 91 Broadway, on the southwest corner, after an earlier 34-storey plan; I could not confirm its current status. There is also a small parkette on Redpath.

That density brings shops and restaurants within an easy walk, and it brings construction, traffic and shadow. Suites on the upper floors facing away from neighbouring towers will hold their appeal best. The data panel on this page covers transit, schools and walkability.

What Citylights costs

Condos.ca puts the building average at about $858 per square foot, a little below The Eglinton at about $868 and 150 Redpath at about $919. The difference is small, and parking, floor and view will move a single suite more than that.

When I checked, eight suites were asking between $330,000 and $439,000, all under 600 square feet. Monthly fees on those listings ran from about $305 to $435. Work out the fee per square foot on the actual suite size, because on suites this small it looks high even when the dollar amount is modest.

The fee covers common elements, building insurance and water, so heat, cooling and hydro are extra. With this many listings at once, buyers have choice and room to negotiate, especially on suites without parking or with a weaker view. For closed prices, use the sold data on this page or ask for a building sold report.

On resale, remember that you will be competing with many similar suites in this building and in the towers around it. A suite that stands out, with parking, a high floor, an open view or a proper den, will sell faster and hold value better than a typical one.

Amenities at Citylights on Broadway

Jatin’s honest take on Citylights on Broadway

Who this building suits

First-time buyers who want a new building with a pool at Yonge and Eglinton for under $450,000, and investors renting to single professionals who do not need parking. It suits people who will live in 400 to 600 square feet and use the amenities as extra living space.

What I’d want you to check

Confirm which corporation the suite is in and what it shares with the other tower. Check whether parking and a locker are included. Read the reserve fund study, the budget and recent minutes, especially for the pool and rooftop. Check the rental and short-term rental rules in the declaration, and ask for the seller’s hydro bills to understand the true monthly cost.

The value question

At around $858 per square foot, Citylights is fairly priced for a 2022 tower with a pool. The value is best for buyers who do not need parking and who choose a suite with a good outlook. With 13 suites for sale when I checked, I would take my time, compare several plans and negotiate. If you need space or a car, look elsewhere.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
