Renters, Airbnb and elevators at Leaside Common
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Leaside Common?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Leaside Common
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Leaside Common is the new building I get asked about most on Bayview, mainly because it sits a short walk from the Leaside stop on the Eglinton Crosstown. Gairloch and BDP Quadrangle built a brick mid-rise of roughly 200 suites that reads as two smaller buildings joined by glass. It only registered in December 2025, so the questions a buyer should ask here are about a very young corporation. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Leaside Common is a mid-rise condominium at 1718-1720 Bayview Avenue, Toronto M4G 3C4, on the northwest corner of Bayview and Soudan Avenue in Leaside, part of the Yonge & Eglinton, Davisville and North Toronto area. It was developed by Gairloch Developments with Harlo Capital and designed by BDP Quadrangle. UrbanToronto and Toronto Life describe it as nine storeys; condos.ca lists 8 floors. Suite counts are reported as 196 (condos.ca), 197 (UrbanToronto) or 188 condos plus 10 townhomes (Toronto Life). The corporation, TSCC-3157, was registered on 17 December 2025. Condos.ca does not list what the maintenance fee includes.
Leaside Common at a glance
Two brick buildings with a glass seam
The design trick at Leaside Common is that it does not look like one big block. BDP Quadrangle split the Bayview frontage into two brick volumes in different tones, a lighter precast brick system to the north and darker brick to the south, joined by a glass section that holds the lobby and the retail at the lower levels.
Above the base, the windows are narrow and vertical with black frames and louvred panels, and the west side steps back in terraces toward the houses behind. Toronto Life described the facade as accordion-like, and balconies and terraces have built-in planters. ERA Architects was on the team as heritage consultant, and PMA Landscape Architects did the landscape.
The scale is the point. Bayview through Leaside is a low-rise main street, and a nine-storey building with a varied face fits it much better than a tower would. The trade-off is that the building is long, so suites on the same floor can have very different outlooks.
Construction moved quickly by midtown standards. UrbanToronto reports groundbreaking in October 2022, two tower cranes by mid-2023, the structure topped off by August 2024 and brick cladding advancing that autumn. Registration followed in December 2025. That is a normal timeline, and nothing in the public record suggests an unusual delay, but a fast build is one more reason to read the deficiency list carefully.
Layouts from studios to 2,000-square-foot penthouses
Toronto Life’s launch coverage put suites from 341-square-foot studios to 2,060-square-foot penthouses, with an average around 1,200 square feet. That average is high for a new Toronto building, and it reflects who Gairloch was selling to: Leaside families and downsizers as much as investors. Toronto Life also reported 10 townhomes as part of the project.
The suites were described as wide and shallow, which usually means more window per square foot and fewer dark interior bedrooms. Sixteen Degree Studio did the interiors, with oak flooring, Caesarstone counters and Italian kitchens with integrated appliances at launch. Confirm what is actually in the suite you are buying.
The current listings show the middle of the range: one-bedroom-plus-den plans in the 600s and two-bedroom-plus-den plans in the 700s of square feet. If you need more space than that, the larger plans will come up less often.

The Nest and the shared spaces
The feature Gairloch talked about most was the Nest, a shared space on each residential floor that doubles as a co-working lounge. In a building with this many work-from-home buyers, a quiet spot down the hall is more useful than another party room.
Beyond that, the package is a gym, an entertainment room, an outdoor terrace, a pet wash, an indoor children’s play area, a business centre and a 24-hour concierge. A children’s play room is still unusual in new Toronto condos and is a good sign that the developer expected families.
Parking is in a two-level underground garage. Whether a space and a locker come with a particular suite is a separate question; check the agreement of purchase and sale or the status certificate.
One thing to weigh: shared spaces on every floor mean more square footage for the corporation to clean, furnish and insure. That is part of what your fee pays for, so when you compare fees with a building that has a single amenity floor, compare what you get as well as the number.
Living at Bayview and Soudan
UrbanToronto describes the site as a short walk south of the Crosstown’s Leaside station, which is the reason many people bought here. The data panel on this page has the station, school and walkability details. The Bayview strip through Leaside has shops and restaurants at grade, and the residential streets on either side are some of the most established in the city.
Transit lines tend to attract new buildings, and Leaside will be no exception. Expect more construction along Bayview and Eglinton over the coming years, and expect more new suites competing with yours when you sell. Gairloch’s much smaller 1414 Bayview, further south near Millwood, is the closest like-for-like comparison today.
What Leaside Common costs
Condos.ca reports a building average of about $1,695 per square foot. I would treat that number with caution. The building registered in December 2025, so very few resales have closed, and the current asking prices work out to well under that figure on a per-foot basis.
When I checked, three suites were listed for sale, asking from about $720,000 to about $1,154,000, from a one-bedroom-plus-den to a two-bedroom. Several listings showed a placeholder fee of $1, which tells you the fees were not yet posted. Do not budget off a listing; get the actual monthly fee and the budget from the status certificate.
On a per-foot basis, the two smaller listings with a size band work out to roughly $975 to $1,200 per square foot, depending on where in the band each suite falls. That is a more realistic working range than the published average, though it is asking, not sold. Four suites were listed for rent, which is typical for a building in its first year as investors close. More rental and resale listings should follow, and that supply is what will set real prices here over the next year.

Amenities at Leaside Common
This is a practical package rather than a resort one: no pool, but a gym, a pet wash, a kids’ room and a work space on every floor. For families and remote workers it covers the things you use every week.
Jatin’s honest take on Leaside Common
Who this building suits
Families and downsizers who want Leaside without a house, and commuters who will use the Crosstown. The larger average suite size and the children’s room make it one of the more family-friendly new buildings I see in midtown.
What I’d want you to check
Get the real fee, not the listing placeholder, and the first-year budget. New corporations often raise fees once the owners’ board takes over. Confirm the suite count and storeys from the declaration, since sources disagree. Check parking and locker ownership, the Tarion warranty dates and any open deficiencies. On a lower floor, ask what faces the suite, because the building is long and outlooks vary.
The value question
I would not price anything off the $1,695 average yet. Based on current asking prices, the building is trading as a premium new mid-rise, which is fair for this location if the fees come in reasonable. The best value is likely to come over the next year, as investors who closed in late 2025 list and the market finds its real level.
