Renter-heavy building. Of 11 deals here in the last 24 months, 8 were leases and 3 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Maxim?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Maxim

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Maxim at 398 Eglinton Avenue East is a small, older building that most buyers drive past on their way to the towers at Yonge and Eglinton. It has 88 suites, a garden with a gazebo and barbecue, and a fee that covers hydro, heat, cooling and a parking space. For a buyer who wants a quiet, predictable midtown condo rather than a new one, that is a strong combination. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Maxim is a 10-storey, 88-suite condominium at 398 Eglinton Avenue East, Toronto M4P 3H8, in Mount Pleasant East, just east of Mount Pleasant Road in midtown. Condos.ca lists Dynasty Executive Suites as the developer and City Sites Property Management as the manager. It was built in 1998, and its corporation, MTCC-1175, was registered on 6 January 1998. Suites run from about 539 to 1,871 sq ft. The fee includes common elements, heat, hydro, air conditioning, parking, water and building insurance.

Small, older and quiet on purpose

Maxim has 88 suites across 10 storeys, so it feels much more like a boutique building than the towers a few blocks west at Yonge and Eglinton. Condos.ca describes it as a low-rise boutique condo, and one forum poster who looked at a suite years ago described it as a touch older but in good condition. That is about right for a building registered in 1998.

Condos.ca lists Dynasty Executive Suites as the developer. I could not find an architect or much history for the building, which is common for mid-sized projects from the late 1990s. If the build quality matters to you, the reserve fund study and the engineer’s notes on the building envelope will tell you more than a name would.

The point of a building like this is what it does not have: no busy lobby, no short-stay traffic and no amenity floor that costs a fortune to run. If you want a quiet place to live near Yonge and Eglinton, that is worth something.

What the fee covers here

The fee includes common elements, heat, hydro, air conditioning, parking, water and building insurance. That is close to the most complete list you will find in midtown. Hydro and parking in particular are almost always extra in the newer buildings around Eglinton.

One listing also showed cable among the inclusions. I would not count on that until you see it in the status certificate, since bulk cable agreements change over time and sources often disagree.

Because there was only one suite for sale when I checked, I cannot give you a reliable fee per square foot from listings, and one suite is not a sample. Ask for the current budget and the fee schedule by suite size, and compare the total monthly cost against a building where you pay hydro and parking yourself.

A bundled fee has one downside. When the building’s hydro and gas bills rise, every owner’s fee rises with them, however careful you are with the thermostat. Ask for the last three years of budgets to see how fast the fee has grown, and how much of the budget goes to utilities rather than to the reserve fund.

Suites from compact to very large

Suites run from about 539 to 1,871 square feet, which is an unusually wide range for 88 suites. Most of what comes up is one-bedrooms and two-bedrooms, but the top of the range means there are some very large suites in the mix. Ask the listing agent where the big plans sit in the building, since they rarely come up for sale.

The one-bedrooms I saw described had open living and dining areas with hardwood, granite counters, in-suite laundry and a south-facing balcony with two walkouts, including one from the bedroom. Suites have forced-air heating and central air, which suggests individual fan coil or furnace units. Ask how old the unit in your suite is and who pays to replace it.

Parking is underground, and a listing showed one space with a one-bedroom. Lockers were not mentioned in what I found, so ask whether the suite has one before you assume it.

East of Mount Pleasant, on the Crosstown corridor

398 Eglinton East sits just east of Mount Pleasant Road. The shops and restaurants of Mount Pleasant are close, and Yonge and Eglinton is a short ride west. Condos.ca notes a short bus ride to the Yonge subway; the data panel on this page has the transit, school and walkability detail.

This stretch of Eglinton has lived with years of Crosstown construction. The line is a long-term gain for the building, since it puts rapid transit along the street outside, but there is also more development coming along Eglinton East, and taller buildings may be proposed on nearby sites.

Check the City’s development applications map for the blocks around the building, especially if the suite you like depends on a view or on light from the south.

Pricing: a value play near Yonge and Eglinton

Condos.ca puts the average at about $795 per square foot. That is below SoHo Lofts further west at 188 Eglinton East, at about $817, and well below the newer Cardiff on Eglinton at about $880. Given that Maxim’s fee also covers hydro and parking, the effective gap is wider than the per-foot numbers suggest.

There was only one suite for sale and none for rent when I checked, so I will not quote an asking price; a single listing is not a market. In an 88-suite building, supply comes in small batches, and the per-foot average can move with one or two sales.

For a fuller picture of what has sold and leased, use the medians in the data panel or my building sold report. If you are comparing Maxim with a newer building, add hydro, parking and cooling to the other building’s fee before you decide which is cheaper.

Amenities at Maxim

GymSaunaParty roomMeeting roomGarden with gazebo and barbecueBike storageVisitor parkingParking garageSecurity system

The amenities are modest and practical: a gym and sauna, a party room that one listing describes as renovated, and a landscaped garden with a gazebo and barbecue. The garden is the one you will actually use, since outdoor space you can share with neighbours is rare on Eglinton.

Jatin’s honest take on Maxim

Who this building suits

First-time buyers and downsizers who want a midtown address without the price and pace of Yonge and Eglinton. It suits people who like predictable costs, since hydro, heat, cooling and parking are all in the fee, and buyers who prefer a small building where the same faces use the elevator every day. Larger suites suit couples leaving a house who still want to walk to Mount Pleasant.

What I’d want you to check

At nearly 30 years old, the building is in the window for window, roof, elevator and garage work. Read the reserve fund study carefully and ask what has been done recently and what is scheduled. Ask how old your suite’s heating and cooling unit is, confirm whether a locker comes with the suite, and check the pet rules in the declaration, since condos.ca lists a pet restriction.

The value question

At about $795 per square foot with hydro and parking included, I think Maxim is one of the better-value resale buildings on this part of Eglinton East. You give up new finishes and a big amenity package, and you gain a quieter building and lower total monthly costs. The main risk is thin supply: when you need to sell, there will be few comparable listings, so price it carefully.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
