Living here

Renters, Airbnb and elevators at 240 Broadway Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 240 Broadway Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 240 Broadway Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

240 Broadway Avenue is a 1983 enclave of 26 condo townhouses in a part of midtown that is now mostly towers. The homes are proper three-storey houses with a lower level, an underground garage you reach from inside, and a patio out back. For a buyer who wants a house near Yonge and Eglinton without paying freehold prices, it is one of the formats I look for first. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

240 Broadway Avenue Townhouses is a condominium of 26 townhomes at 240 Broadway Avenue in the Mount Pleasant East area of midtown Toronto, near Mount Pleasant Road and Eglinton Avenue East. It was built in 1983 and registered as MTCC-602 on 18 February 1983. Condos.ca lists Wilson Blanchard as the property manager and records BBQs, a parking garage and visitor parking. The developer is not recorded, and fee inclusions were not published in the sources I used.

Four levels and a garage under your feet

The homes here are townhouses with three storeys above grade and a lower level, so four floors in all. A recent listing described a three-bedroom home of about 1,800 sq ft with two full bathrooms and a powder room. Sizes and layouts may differ across the 26 homes, so confirm the plan of any home you look at.

The feature that sets this complex apart is the parking. The garage is underground, and listings describe direct access from the home’s lower level, so you can walk from your car into your house without going outside. One listing described two spaces. That is rare in midtown and a real advantage in winter.

Out back, homes have private patios off the main floor. Listings describe forced-air gas heating and central air conditioning, which is typical for townhouses of this era and means you control and pay for your own heating and cooling.

Four levels is a lot of stairs. It is ideal for a family that wants bedrooms on one floor, a main floor for living and a lower level for an office or playroom, but less so for someone planning to age in place. If that is you, walk the home with that in mind and look at whether the lower level could serve as a ground-floor bedroom.

A mid-sized corporation with professional management

At 26 homes, this corporation sits in a comfortable middle ground. It is big enough to spread the cost of shared repairs and professional management, and small enough that owners know one another and the board is approachable.

Condos.ca lists Wilson Blanchard as the manager, one of the larger firms in the Toronto area. Professional management usually means proper budgets, regular reserve fund studies and organised records, which makes the status certificate easier to read and resale smoother. Confirm the current manager when you request documents.

In townhouse condos, the declaration decides who looks after roofs, windows, doors, patios and the systems inside each home. Read that section closely, because it changes how you should judge the monthly fee.

Insurance is the last piece. Ask what the corporation’s policy covers, how high the deductibles are and when they are charged back to an owner. Then match your own policy to it, including coverage for any improvements a previous owner made, since renovated townhouses often carry upgrades the standard unit definition does not include.

The 1983 checklist

At over 40 years old, the complex is at the stage where the big shared items cycle through: roofing, windows and doors, masonry, and above all the underground garage. Garage slabs and waterproofing are usually the single largest line in a townhouse corporation’s reserve fund, and they are expensive when they come due.

Ask when the garage was last repaired, what the reserve fund study forecasts over the next decade, and whether the fund is on track or relies on future increases. If a major project is coming, I want to know whether it is funded or whether a special assessment is likely, and the minutes usually tell you.

Inside the home, check the age of the furnace and air conditioner, the electrical panel and the windows if they are owner items. Many homes in complexes of this age have been renovated, and the quality of that work varies.

Broadway Avenue around the complex

Broadway Avenue runs east from Yonge just north of Eglinton, and the western half has been almost entirely rebuilt as condo towers over the past decade. 240 Broadway sits further east, toward Mount Pleasant Road, where the street is calmer. A linear park walkway now connects Broadway with Erskine Avenue to the north.

The Eglinton Crosstown, now TTC Line 5, opened on 8 February 2026, joining the Yonge subway at Eglinton. The data panel on this page covers transit, schools and the Walk Score. With more towers proposed and under construction nearby, expect construction activity for some years, though a low-rise complex set back from the street feels much quieter than the towers around it.

Pricing: how these homes are valued

There were no active listings here when I checked, so I cannot give you a current asking range. With 26 homes, sales do come up, and the recorded sales on the data panel on this page are the place to start.

Homes like these are priced between midtown semis and detached houses, which cost more and come with land, and large condo apartments in the nearby towers, which cost less but rarely offer four levels, a patio and two parking spaces. Condition, renovation quality and the number of parking spaces explain most of the difference between one sale and the next.

The monthly fee covers the shared costs of a 26-home corporation with an underground garage: insurance, management, the garage, landscaping and snow, and the reserve fund. Condos.ca did not list fee inclusions, so check the status certificate and budget. For a closer comparison, ask me for a building sold report.

Amenities at 240 Broadway Avenue Townhouses

Underground parking garageVisitor parkingBBQ permitted

There is no gym, pool or party room here. The amenities that matter are practical ones: indoor access to an underground garage, visitor parking for guests and a patio where you can barbecue. For a gym or café, Yonge and Eglinton is close by.

Jatin’s honest take on 240 Broadway Avenue Townhouses

Who this building suits

Families who want three bedrooms and a yard near Yonge and Eglinton, and downsizers from local houses who want to stay in the area with less maintenance and secure parking. It also suits anyone who has given up on the midtown freehold market but does not want an apartment.

What I’d want you to check

Request the status certificate, the latest reserve fund study and two years of minutes, and focus on the underground garage, roofs and windows. Confirm how many parking spaces belong to the home and whether they are owned or exclusive-use. Check the declaration for maintenance responsibilities, and have the furnace, air conditioning and any renovations inspected.

The value question

Midtown townhouses with indoor access to underground parking are scarce, and that scarcity supports value over time. Against a freehold semi nearby, you give up land and some control in exchange for a lower price and shared maintenance. If the reserve fund is healthy and the garage work is planned and funded, I think this is one of the more sensible ways to own a house-sized home this close to Yonge and Eglinton.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Figures on this page were compiled from publicly available sources including condos.ca, strata.ca, City of Toronto open data and developer materials as at October 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
