Living here
Renters, Airbnb and elevators at MYC Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 60 deals here in the last 24 months, 40 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at MYC Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about MYC Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

MYC is the Davisville building I show to buyers who want a tower with views and the Beltline at the back door. It sits at the corner of Yonge and Merton, the name is literally Merton Yonge Condo, and it looks south and east over a long run of green that is unlikely ever to be built on. The fee is the part to study. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
MYC Condos is a 233-suite condominium at 1815 Yonge Street, at the corner of Yonge and Merton Street in the Davisville area of midtown Toronto. It was developed by Cresford Developments, designed by architectsAlliance and completed in 2014. Condos.ca lists 28 storeys; early construction coverage gave 24. The corporation is TSCC-2411, registered on 7 October 2014, and condos.ca lists Del Property Management as the manager. Suites range from about 518 to 2,014 sq ft. The fee includes common elements, heat, air conditioning, building insurance, parking and water.
MYC Condos at a glance
A glass tower named for its corner
MYC stands for Merton Yonge Condo. Cresford Developments built it at the corner of the two streets, with architectsAlliance, one of Toronto’s better-known design firms, as architect. UrbanToronto covered the start of construction in 2011 and the tower rising in 2013.
Heights differ by source. The 2011 report described a 24-storey building, while condos.ca lists 28 floors, which may count mechanical or podium levels differently or reflect a revision during approvals. Check the status certificate for the official figure.
The design leans on glass and steel with wide wraparound balconies. Cresford’s marketing compared the lobby to the foyer of a New York art gallery. Ten years on, judge the lobby and corridors as they are, not as they were sold.
Cresford was a busy midtown and downtown developer through the 2000s and 2010s. For a completed, registered building like this one, what matters now is not the developer but the corporation: how the board has run the building since turnover, and what the reserve fund study says about the decade ahead.
From one-bedrooms to grade-level townhouses
UrbanToronto reported suites starting at about 519 square feet and ground-floor townhouses of up to about 1,473 square feet, with nine-foot ceilings and granite counters. Condos.ca now lists a range of about 518 to 2,014 square feet, so the top floors include some larger suites as well.
When I checked, the six suites for sale ranged from a one-bedroom in the 500 to 599 square foot band through one-plus-dens of 700 to 799 square feet to two-bedrooms of 800 to 999 square feet. That is a balanced mix for a tower of 233 suites, and it gives both first-time buyers and couples real options.
The townhouses are worth a look if you want your own front door with building services behind it. Check how they connect to the lobby and garage, and whether any part of the suite counts as exclusive-use common element, which affects what you can change.

An inclusive fee that runs high
The fee covers common elements, heat, air conditioning, building insurance, parking and water, so your main separate bill is hydro. That is a strong inclusion list, and it makes winter and summer costs predictable.
The number is the issue. On active listings when I checked, fees ran from about $689 to $1,132 a month, or about $1.24 per square foot, which is at the high end for midtown. Bundled heat, cooling and parking explain some of that, but not all of it.
Before you buy, ask for the budget, the most recent reserve fund study and the last year or two of board minutes, and look at how fees have moved. A building of this age should have a clear plan for its window wall, balconies and garage. If you cannot see one, ask why.
At 233 suites, MYC is a mid-sized tower. That helps on governance: enough owners to share costs, few enough to follow what the board is doing. Ask how many suites are leased, because a high share of tenants in a building with large balconies and a rooftop changes how often common areas need attention.
Merton Street, the Beltline and the cemetery
This is the location’s real advantage. The Kay Gardner Beltline, a 4.5 kilometre trail on a former rail line, runs right by the building, and Mount Pleasant Cemetery’s green space lies to the south and east. For runners, dog walkers and cyclists, it is one of the best-connected addresses in midtown. The data panel on this page covers transit, schools and the Walk Score.
Yonge Street around Davisville has the restaurants and errands you need, and Yonge and Eglinton is a walk north. The block feels more residential than the intersection, especially on the Merton side.
Merton Street has also filled in fast. A run of new condos has been built along it in the last decade, and more are planned on nearby sites. Suites facing west or north are the most exposed to new towers, while views toward the cemetery are the most protected. Check what is approved before you pay for a view.
Walk the Beltline once at rush hour and once on a weekend before you buy, so you know what the view from the balcony feels like at street level too.
Pricing: a premium for the views and the Beltline
Condos.ca puts the building average at about $894 per square foot, in line with established midtown towers and below recent launches. You are paying for a decade-old tower with a strong inclusion package at one of the greener corners in midtown.
The six suites for sale when I checked asked from about $479,000 to $1,095,000. One-bedrooms sat at the bottom, one-plus-dens in the high $600,000s, and two-bedrooms from about $838,000 up, with the top of the range reflecting view and layout as much as size.
Run the full monthly cost with that fee near $1.24 per square foot. For what suites have actually sold for, use the sold data panel on this page or ask me for a building sold report.
Supply moves in clusters here. Six listings at once in a 233-suite tower gives buyers some choice, and the one-plus-dens in the 700 to 799 square foot band are the plans to compare most closely, since they trade often enough to give you real comparables.

Amenities at MYC Condos
Condos.ca lists a concierge, a party room, guest suites, visitor parking and a rooftop deck where barbecues are allowed. The bigger amenity is outside the building: with the Beltline and the cemetery grounds next door, you may care less about an indoor gym than you would elsewhere.
Jatin’s honest take on MYC Condos
Who this building suits
Runners, cyclists and dog owners who want the Beltline on their doorstep, professionals who want Davisville with a quick walk to Yonge and Eglinton, and buyers who want a townhouse with building services. The inclusive fee suits people who like predictable bills.
What I’d want you to check
Understand the fee before anything else: budget, reserve fund study, minutes and fee history. Confirm the storey count and the suite’s parking and locker in the status certificate, and check orientation against approved projects on Merton and Yonge. For the townhouses, confirm what is exclusive-use common element and what you are allowed to alter.
The value question
At about $894 per square foot, MYC is fairly priced for its age and location, and views toward the cemetery are about as protected as views get in midtown. The fee is the swing factor. If the budget explains it, I think a cemetery-facing suite here is one of the better long-term holds near Davisville.
