Living here
Renters, Airbnb and elevators at Royal Pinnacle
Do mostly owners or renters live here?
Renter-heavy building. Of 77 deals here in the last 24 months, 63 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Royal Pinnacle?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.
Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.
Before you buy here
Five things the listing will not tell you about Royal Pinnacle
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Royal Pinnacle at 33 Empress Avenue is a Menkes tower from around 2000, a few steps east of Yonge in the busiest part of North York Centre. It is the kind of building I suggest to buyers who want a known builder, a larger suite than the new towers offer, and a fee that is modest for what it covers. The sources disagree on some basics, and I will show you where. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Royal Pinnacle is a high-rise condominium at 33 Empress Avenue, Toronto M2N 6Y7, in the Yonge-Doris area of Willowdale East, North York, just east of Yonge Street. It was developed by Menkes, and CondoInvestments.ca lists Page + Steele / IBI Group as architect. Condos.ca gives 32 storeys, 320 suites and a 2000 build year. The condominium corporation is MTCC-1343, registered on 19 October 2000. Suites range from about 575 to 2,104 square feet. Maintenance fees include common elements, heat, building insurance, parking and water.
Royal Pinnacle at a glance
A Menkes tower on Empress Avenue
Royal Pinnacle sits on Empress Avenue, the short street that runs east from Yonge between Sheppard and Finch. It shares the block with several towers from the same era, including The Majestic across the street at 28 Empress and Empress Plaza next door at 35 Empress.
Condos.ca and CondoInvestments.ca both credit Menkes as developer, and CondoInvestments.ca names Page + Steele / IBI Group as architect, a long-established Toronto architecture firm. At about 108 metres, it is one of the taller buildings on this stretch.
This is the core of North York Centre. Rental listings point to the subway, Loblaws, cinemas, restaurants and the library close by, and one claims direct access to the subway. I would check that route yourself on a visit; the data panel on this page shows the nearest station and transit details.
Living a few steps off Yonge rather than on it is the practical advantage. You are close to the shops, the library and the civic buildings, but your windows face a side street. The trade-off is that the towers around you are close together, so views depend heavily on which side and which floor the suite is on.
Where the sources disagree
The basic facts for this building are not consistent. Condos.ca gives 32 storeys, 320 suites and a 2000 build year, matching the corporation’s registration in October 2000. Dash Property Management’s page gives 31 storeys, 2001 and 520 units, and a REW rental listing gives 33 storeys and 1999.
The suite count of 320 appears on condos.ca, CondoInvestments.ca and REW, so I treat 520 as an error. The storey count likely differs depending on whether mechanical or penthouse levels are counted.
Management is also listed two ways. Condos.ca names Crossbridge Condominium Services, while Dash Property Management lists the building, MTCC-1343, among its properties. Ask the listing agent who manages it now, and confirm in the status certificate. A change of manager is common and not a problem in itself, but you want to know who is running the building you buy into.

Larger suites than the new towers
Condos.ca puts suite sizes at roughly 575 to 2,104 square feet. The smallest plans here are larger than many one-bedrooms in towers built in the last decade, and the top of the range is a genuine family-sized suite.
That size range is what makes buildings of this era worth a look. If you need a second bedroom that fits a queen bed, or a dining table that seats six, you are more likely to find it here than in a newer building at the same price.
Check the condition of the suite you are looking at. After 25 years, some suites have been fully renovated and others still have original kitchens, bathrooms and flooring. That difference can be tens of thousands of dollars of work, and it should show in the price.
The rental side is small. Only two suites were listed for rent when I checked, which suggests a building where most suites are lived in by owners. That usually means steadier common areas and fewer moves in the elevators, though the panel on this page has the actual owner and renter data.
What the fee covers, and what it does not
Condos.ca lists the fee inclusions as common elements, heat, building insurance, parking and water. Hydro is not listed, and neither is air conditioning, so plan for your own hydro bill, which will rise in summer if cooling runs through your own meter. Ask the building manager how cooling is billed.
Parking in the fee is worth having here. North York Centre is easy without a car, but a deeded or assigned space helps resale and costs extra in many newer buildings.
Pets are listed with restrictions on both condos.ca and REW, without detail. Read the declaration and rules before you commit if you have a dog or more than one pet.
What Royal Pinnacle costs
Condos.ca puts the building average at about $767 per square foot. That is below the newer towers along this part of Yonge and close to other towers of the same age nearby, which condos.ca puts at roughly $700 to $750 per square foot.
When I checked, only one suite was listed for sale and two for rent, so there is no meaningful current asking range to quote. Thin inventory is common for a building where owners tend to stay, and it means the right suite may take patience.
When you compare fees, remember that this one includes heat, water and parking but not hydro. Compare it with The Majestic across the street, which lists hydro in the fee but not parking. For closed prices, use the sold data on this page or ask me for a building sold report.

Amenities at Royal Pinnacle
The amenities are practical rather than lavish: a gym, a sauna, a yoga and recreation room and a party room, with concierge and security. There is no pool listed, which keeps running costs lower, and the shops, library and civic spaces of North York Centre are close by.
Jatin’s honest take on Royal Pinnacle
Who this building suits
Buyers who want a larger suite near Yonge in North York Centre from a builder they recognise, and who do not need a pool. It suits downsizers and families in the two-bedroom and larger plans, and owners who value parking and heat in the fee.
What I’d want you to check
This tower is about 25 years old, which is when windows, balcony doors, elevators, the garage membrane and the heating and cooling plant come due. Read the reserve fund study and board minutes and ask whether any large project or fee increase is planned. Confirm who manages the building today, since sources conflict, and check the pet rules, the cooling arrangement and the parking and locker for the suite. If the suite has an original kitchen or bathroom, price the renovation into your offer before you fall for the view.
The value question
At about $767 per square foot with parking included, Royal Pinnacle is fair value for a buyer who wants space in a known builder’s tower in North York Centre. You give up new finishes and a big amenity floor and gain larger rooms and a long sales history. If the suite is in good condition and the reserve fund is healthy, it compares well with the newer, smaller suites nearby.
