Living here
Renters, Airbnb and elevators at Roehampton Townhomes
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Roehampton Townhomes?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Roehampton Townhomes
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Roehampton Townhomes at 365 to 377 Roehampton Avenue is the kind of building most midtown buyers never see listed: 15 condominium townhouses from 2011, on a residential street north of Eglinton. You get a house-like home with a very lean condo fee, but you also take on most of the running costs yourself. Here is how I would think about it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Roehampton Townhomes is a low-rise condominium of 15 townhouses at 365 to 377 Roehampton Avenue in the Mount Pleasant East area of midtown Toronto, north of Eglinton Avenue. Some sources give the address range as 359 to 377 Roehampton. Condos.ca lists Roehampton Birch Properties as the developer and builder and Management Professionals as the manager. It was completed in 2011, and the corporation, TSCC-2168, was registered on 6 July 2011. Maintenance fees include common elements and water.
Roehampton Townhomes at a glance
Fifteen homes, not a condo building
With only 15 homes, this is a very small condominium. Day to day it will feel more like a row of houses than a condo: no lobby, no concierge, and neighbours you will know by name. Condos.ca lists an underground parking garage and visitor parking, which is unusual for a project this size and a real advantage on a midtown street.
Address records do not quite agree. Condos.ca groups the homes under 365 to 377 Roehampton, other sites use 359 to 377, and individual homes have been listed with lettered addresses such as 365A. When you look at a specific home, check its legal description on the status certificate rather than relying on the street number.
Condos.ca names Roehampton Birch Properties as the developer and builder. I could not find much public information about the company or about the architect, so I would not lean on the builder’s reputation either way. Judge the homes on their own condition and the corporation’s records.
A corporation this small is also run by very few people. Often a handful of owners sit on the board, and decisions about repairs, fees and rules come down to how well those neighbours work together. Ask the manager for the last two years of board minutes and the most recent annual general meeting notes, which will show you how the corporation is run.
What a lean fee means here
The fee covers common elements and water, and condos.ca lists nothing else. In practice that means each owner pays for their own heat, hydro, internet and suite insurance, as you would in a freehold house. The fee should therefore be much lower than in a midtown tower, and the comparison only makes sense on total monthly cost.
A small fee is not automatically a good sign. In a 15-home corporation, the shared items, such as the underground garage, roofs, walkways, landscaping and any common mechanical systems, are paid for by very few owners. If the fee has been kept artificially low, the reserve fund can fall behind, and catching up later costs more.
That is why I would read the reserve fund study here as closely as the floor plan. Look for when the garage membrane, roofs and exterior work are due, and whether the reserve fund contributions match the plan. The declaration will also tell you which parts of each home the owner is responsible for, such as windows, doors, furnaces or air conditioners.

What to expect inside
I could not confirm the layouts of these homes from public sources, including how many levels they have, how big they are, or whether they include private terraces. Condos.ca does not record a size range, and with so few homes, sales are rare. Ask for the floor plan, a measured size and a description of the outdoor space for any home you are considering.
Homes from 2011 are new enough that you should not expect the problems of a 1970s building, but old enough that original appliances, flooring and some mechanical equipment may be near the end of their life. Price that in, and have a home inspection done, as you would with a house. In a townhouse condo, an inspection is more useful than in a high-rise suite because more of the home is yours to maintain.
Roehampton, north of Eglinton
Roehampton Avenue runs east from Yonge Street a short distance north of Eglinton. The western end, near Yonge, is now a wall of tall condo towers, and several more have been proposed along the street. Farther east, around this block, it is mainly low-rise housing, which is part of what makes a townhouse enclave like this one appealing.
You are within reach of the shops and restaurants along Mount Pleasant Road and Yonge Street, and close to the Eglinton Crosstown corridor, which has changed the area a great deal over the past decade. Expect continuing construction and density on and around Roehampton for years. The data panel on this page covers transit, schools and walkability.
How to price a home here
Condos.ca does not publish a building average price per square foot for this enclave, and there were no homes listed when I checked. With 15 homes, a year can pass without a sale, so there is no deep pool of comparables in the building itself.
In practice, I price a home here against three groups: past sales in this enclave, other condo townhouses in midtown, and small freehold homes nearby, adjusting for the underground parking and the fee. A condo townhouse with a garage spot and a low fee often competes more with freehold semis than with tower suites, and buyers will compare it that way.
Because the fee covers so little, include your expected heat, hydro and insurance costs when comparing a home here with a high-rise suite. For recent closed results, use the sold data on this page or ask me for a building sold report.

Amenities at Roehampton Townhomes
There is no gym, party room or concierge, and that is the point: the fee is not paying for amenities you might not use. The underground garage and visitor parking are the features that matter most on a busy midtown street.
Jatin’s honest take on Roehampton Townhomes
Who this building suits
Buyers who want a house-like home in midtown without buying a freehold: couples, small families and downsizers who want underground parking and a small number of neighbours. It also suits people who like controlling their own utility costs.
What I’d want you to check
Start with the reserve fund study and the last two years of budgets, because a 15-home corporation has little room to absorb a big repair. Confirm the garage membrane and roof plans, and read the declaration for which parts of the home you maintain yourself. Get a floor plan, a measured size and a home inspection. Confirm the parking space and locker for the home, and read the pet and rental rules, even though condos.ca lists the building as pet-friendly.
The value question
Value here depends on the specific home and on the reserve fund more than on any building average. If the corporation is well funded and the home is in good shape, a condo townhouse with underground parking north of Eglinton is a scarce product, and it is worth paying a fair price for. If the reserve fund is thin, factor that in or walk away.
