Living here

Renters, Airbnb and elevators at Sherwood Park Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Sherwood Park Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sherwood Park Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sherwood Park at 187 Sherwood Avenue is about as small as a condominium gets in midtown: seven townhomes, registered in 1973, on a residential street of houses east of Mount Pleasant Road. It shares its name with the ravine park at the end of the street, and that park is a big part of why anyone looks here. Buying into a corporation this small is a different exercise from buying a tower suite, and I want to walk you through it. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sherwood Park Townhouses is a condominium of seven townhomes at 187 Sherwood Avenue in the Mount Pleasant East area of midtown Toronto, near Mount Pleasant Road and Eglinton Avenue East. It was built and registered in 1973; the registration date is 28 December 1973 and the corporation is YCC-121. Condos.ca lists Summa Properties as the property manager. The developer is not recorded, and fee inclusions were not published in the sources I used.

YCC-121

One of the oldest condo corporations in the city

The YCC prefix tells you this corporation was registered in the old County of York numbering, and at YCC-121 it is one of the earliest condominiums in Toronto. Ontario’s condominium law was still young in 1973, and small townhouse corporations like this were one of the first forms it took.

That age matters. The homes are over 50 years old, and whatever original roofing, windows, masonry and site services remain are well past their first life. Some will have been replaced; the reserve fund study and the corporation’s records tell you which, and when.

Homes here carry letter suffixes on the street address rather than suite numbers, which is common for small townhouse condos and a small clue that these were planned as houses rather than apartments. I could not find a public record of the builder, the architect or the floor plans, so I treat any description of sizes or layouts as something to confirm on the plans for the specific home.

Seven owners, one corporation

Seven homes means seven owners share every decision, every repair bill and every insurance deductible. When things go well, that is efficient: the board knows every neighbour, and small jobs get done without bureaucracy. When a big item comes due, such as a roof cycle or a driveway rebuild, the cost is split only seven ways.

Summa Properties is listed as the manager, which means there is professional support for the paperwork, budgets and the required reserve fund studies. That is a real advantage over self-managed corporations of the same size, where one or two volunteer owners carry everything.

In townhouse condos, the declaration decides which parts of each home are common elements and which are yours to maintain. Roofs, windows, exterior doors, decks and furnaces are handled differently from one corporation to the next, so read that section closely. The answer changes how you should read the monthly fee.

Insurance deserves its own look. The corporation’s policy covers the common elements and the standard home as defined in its bylaws, but you need your own policy for improvements, contents and your share of any deductible. In a corporation this small, a single water or roof claim can produce a deductible that lands largely on one or two owners, so ask what the current deductibles are.

Parking is the other thing I would pin down early. Condos.ca does not record parking details for this complex, so confirm whether each home has a garage, a driveway space or nothing at all, and whether that space is part of the unit or an exclusive-use common element. In midtown, that answer moves the price.

Sherwood Avenue and the ravine

Sherwood Avenue is a quiet residential street that runs east from Mount Pleasant Road. Head east and you reach the stone staircase down into Sherwood Park, about 40 acres of ravine along Burke Brook, with an off-leash area, a long boardwalk and stands of trees that blogTO reports are well over a century old.

The ravine connects toward Blythwood Ravine, Lawrence Park and Alexander Muir Memorial Gardens to the west and Sunnybrook Park to the east, so this is one of the best spots in midtown for anyone who walks a dog or runs on trails.

To the south, Eglinton Avenue has changed a great deal. The Eglinton Crosstown, now TTC Line 5, opened on 8 February 2026, and the Mount Pleasant and Eglinton area has been adding mid-rise and high-rise buildings. The data panel on this page covers transit, schools and the Walk Score. For a seven-home enclave on a side street, those changes bring better access without putting a tower next door.

Pricing: why there is no easy number

There were no active listings here when I checked, and with seven homes, a sale may come up only once every year or two. I cannot give you a responsible per-square-foot figure or an asking range for this complex, and I will not make one up.

In practice, a midtown condo townhome like this is priced against two benchmarks: freehold semis and small detached houses on nearby streets, which cost more and come with land, and large condo apartments, which cost less and come with elevators and amenities. Where a home lands between them depends on its size, condition, parking and how healthy the corporation’s reserve fund is.

The fee is the other half of the value. In a seven-home corporation, it is driven almost entirely by insurance, management, snow and landscaping, and the reserve contribution. If you are weighing one of these homes, ask me for a building sold report so we can look at the recorded sales on this page alongside comparable midtown townhomes.

Jatin’s honest take on Sherwood Park Townhouses

Who this building suits

Downsizers from nearby houses who want to stay in the area without a full lot to maintain, and dog owners or runners who want the Sherwood Park ravine on their doorstep. It also suits buyers who prefer a front door and stairs to a lobby and an elevator.

What I’d want you to check

Read the status certificate, the latest reserve fund study and at least two years of board minutes, and pay close attention to the age of the roofs, windows and any shared driveway or parking. Confirm in the declaration which parts of the home you maintain yourself. Check the furnace, air conditioning, electrical panel and plumbing in the specific home, since in a 1973 building some of those may be original or owner-updated in ways that need inspection.

The value question

Small, old townhouse condos in midtown tend to hold their appeal because so few exist, but their value depends heavily on how well the corporation has been run. If the reserve fund is healthy and the major components have been renewed, a home here can be good value against freehold prices on the same street. If big work has been deferred, price that in before you offer. That is the conversation I would have with any client before we book a single showing here.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
