Living here
Renters, Airbnb and elevators at 13 Kerr Road Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 13 Kerr Road Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 13 Kerr Road Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

13 Kerr Road is the kind of complex most buyers drive past without noticing, and that is part of its appeal. It is a 1981 group of 32 condo townhouses on a short side street off Greenwood Avenue, a few minutes from Queen Street East, with garage parking and roughly 1,000 to 1,200 square feet per home. It is also more than 40 years old and rarely listed, so you have to do your homework before one comes up. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
13 Kerr Road Townhouses is a condominium townhouse complex of 32 units at 13 Kerr Road, near Queen Street East and Greenwood Avenue in Greenwood-Coxwell, on the eastern edge of Leslieville, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists a 1981 build year and no developer. The condominium corporation is MTCC-556, registered on 22 July 1981, and General Property Management is listed as the manager. Condos.ca lists a parking garage, visitor parking and BBQs permitted, and does not publish fee inclusions.
13 Kerr Road Townhouses at a glance
Where Leslieville meets Greenwood-Coxwell
The City puts this address in Greenwood-Coxwell, while most listings and most buyers call it Leslieville. Both are fair. You are just east of the busiest stretch of Leslieville’s Queen Street East, and a little north of it, on a residential street rather than a main road.
That location is the main reason to buy here. The Queen East shops and restaurants are within walking distance, Greenwood Park is close for dogs and kids, and the Ashbridge Estate, one of the last pieces of the old Ashbridge family farm, sits nearby on Queen. The automatic panel on this page covers transit, schools and parks in detail.
Kerr Road itself is quiet. You will hear more of the neighbours’ kids than traffic, and that is the trade most buyers here are happy to make. Visit on a weekday evening and a weekend morning to hear both.
Three storeys and a garage
Condos.ca shows the complex as one floor, but listing records describe these as three-storey townhouses of roughly 93 to 111 square metres, or about 1,000 to 1,200 square feet. That is a common townhouse footprint for the period: a narrow plan with living space on the main floor and bedrooms stacked above, usually three bedrooms in total.
Three storeys on a small footprint means a lot of stairs. That works for most families and many couples, but I would not show it to a buyer who wants single-level living in 10 years. Walk the stairs, carry a laundry basket and see how it feels.
Parking is the other strength. Condos.ca lists a parking garage and visitor parking, and listing records describe owned parking. On the side streets near Queen East, street parking is tight and permit-based, so a deeded space adds real value. Confirm in the status certificate which space or unit comes with the home and whether there is a locker.

What a 1981 complex needs now
At more than 40 years old, this complex has been through at least one round of major repairs and is due for others. Roofs, windows, exterior doors, decks and paving are the usual items. If the garage is underground or covered, its membrane and drainage are often the most expensive single item in a complex like this.
With 32 owners, those costs are shared among a modest number of households. That is better than a tiny corporation, but a large bill still lands hard. Read the reserve fund study and the latest budget, and look at the last two years of board minutes to see whether owners have been told of any coming work.
Heating in listing records is forced air, which suggests each home has its own furnace. Ask the age of the furnace, air conditioner and water heater in the home you are buying, because those are usually the owner’s cost, not the corporation’s.
The information gap
Small, older townhouse complexes like this one are poorly documented online. Condos.ca does not list a developer, an architect, suite sizes or what the fee includes, and I could not find any public history of the site. None of that is a warning sign by itself. It does mean you have to get the facts from the status certificate rather than from a website.
Nothing was listed for sale or rent here when I checked. In a complex of 32 homes, that is normal, and months can pass between listings. If you want a home on Kerr Road, it pays to be ready before one appears: financing arranged, a lawyer lined up and a clear idea of your price.
When a home does come up, ask the listing agent for the status certificate early, ideally before you write an offer. In a small complex, one certificate tells you most of what you need to know about every home in it: the reserve fund balance, any planned work, insurance and any changes to the fee. If two homes list close together, the same document answers the big questions for both, and the decision comes down to condition and layout.
How to price a home at 13 Kerr Road
Condos.ca does not publish an average price per square foot or active listings for this complex, so there is no current asking range to quote. Recent sales are the only guide, and with 32 homes there are not many of them. My building sold report pulls the aggregate figures for the complex.
The right comparison is other condo townhouses in Leslieville and Greenwood-Coxwell, not condo apartments. A three-storey townhouse with parking at this size competes with older freehold row houses nearby, and a buyer should weigh the monthly fee against the roof, window and furnace bills that a freehold owner pays alone.
Ask the seller for the current monthly fee and what it covers. In townhouse condos of this era, owners often pay their own heat and hydro, and sometimes water, so get a year of utility bills before you compare costs with a newer building.

Amenities at 13 Kerr Road Townhouses
There are no shared facilities beyond parking, and at 32 homes you should not expect any; a gym or party room would only add to the fee. What you get is a townhouse with a garage space and permission to barbecue, on a quiet street close to Queen East.
Jatin’s honest take on 13 Kerr Road Townhouses
Who this building suits
Young families and couples who want three bedrooms and parking near Leslieville, and who would rather not take on a century-old freehold. It also suits buyers who value a quiet side street over a main-street address.
What I’d want you to check
Read the reserve fund study for roofs, windows, decks, paving and the garage, since a 1981 complex is in its second cycle of major repairs. Confirm what the fee covers and get the utility bills. Ask about the age of the furnace and air conditioner, check the parking and locker in the status certificate, and read the rules on pets, rentals and renovations yourself.
The value question
If the reserve fund is healthy, a three-storey townhouse with parking this close to Queen East is a sensible alternative to a freehold row house that needs work. The value depends on the corporation’s finances and the condition of the specific home. Both are knowable before you buy, so find out. If the numbers are right, I would rather see a buyer here than in a cheaper freehold with a 70-year-old roof and no parking.
