Living here

Renters, Airbnb and elevators at 61 Windy Golf Way Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 61 Windy Golf Way Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 61 Windy Golf Way Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Windy Golfway is one of those Flemingdon Park streets most Torontonians have never driven down, and the 40 condo townhomes on it are rarely listed. What makes this complex different is not the homes but how it is run: condos.ca lists it as self-managed, with no property management company. That can be a strength or a weakness, and I will tell you how to find out which. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

61 Windy Golf Way Townhouses is a 40-home condominium townhouse complex at 1 to 76 Windy Golfway, near Don Mills Road and Eglinton Avenue in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists it as built in 1974, with the condominium corporation YCC-145, registered on 3 June 1974, and as self-managed. Condos.ca does not record a developer or a list of what the maintenance fee includes.

Self-managed: what that really means

In a self-managed corporation, the board of directors does the work a property manager would normally do: hiring contractors, collecting fees, keeping the books, answering owners and preparing the documents a buyer needs. Some small Toronto corporations have run this way for decades and run it well, with low overhead and owners who care.

The risk is that it depends on a few volunteers. If the people doing the work move, burn out or disagree, records and maintenance can slip. In Ontario, condo managers must be licensed by the Condominium Management Regulatory Authority of Ontario (CMRAO), but a board managing its own corporation is not hiring a manager at all, so the quality of administration comes down to the people involved.

Before you buy, I would want to see how quickly the corporation produces a complete status certificate, whether the financial statements are audited, how the reserve fund study is kept current, and who answers owners’ requests. Ask the board how long the current arrangement has been in place and whether it has considered hiring a manager.

A 1974 townhouse corporation

YCC-145 was registered in June 1974, early in the history of Ontario condominiums. Condos.ca does not name a developer, and I could not find an architect or any press coverage of the original project. The declaration will name the original declarant.

Condos.ca records the complex as a single storey, which reflects how the database counts low-rise projects rather than the homes themselves. The name also varies: condos.ca calls it 61 Windy Golf Way Townhouses, its page title uses 1 Windy Golfway and the address range runs from 1 to 76. Listings use both Windy Golfway and Windy Golf Way. Your lawyer can confirm the legal description.

Condos.ca lists a parking garage and visitor parking. A shared underground garage in a 1974 complex is the biggest single item to look at in the reserve fund study, because membrane, drainage and concrete repairs are costly and are shared among only 40 owners.

Fees and owner responsibilities

Condos.ca does not publish a fee inclusion list for this corporation, and nothing was listed for sale or lease when I prepared this page. In townhouse complexes of this era, owners often pay their own heat and hydro. Ask for the budget, a year of utility bills from the seller and the status certificate, and compare total monthly cost rather than the fee alone.

Read the declaration for who is responsible for windows, doors, roofs and any private yard or patio. In older townhouse corporations, those lines differ from one complex to the next, and they decide whether a new set of windows is your bill or a shared one.

With barbecues permitted, as condos.ca lists, private outdoor space here is usable in the way many condo owners miss. Check the rules for any limits on fuel or placement.

Between the golf course and Line 5

Windy Golfway sits in the north part of Flemingdon Park, close to Don Mills Road and Eglinton Avenue, alongside neighbouring streets such as Shady Golfway and Edgecliff Golfway with their towers. The street names point to the Flemingdon Park Golf Club in the Don Valley nearby, which has shaped the green outlook of this pocket for decades. The data panel on this page lists transit, schools and parks with distances.

Line 5 Eglinton runs along Eglinton Avenue to the north, and the Ontario Line is under construction along Don Mills Road with a planned connection at Don Mills and Eglinton. Together they give this corner of Flemingdon Park far better transit than it had when these homes were built.

The golf course itself may change. Cityzen, Greybrook and Tercot have applied to build four towers of 42 to 56 storeys, about 2,170 homes, at 155 St Dennis Drive on the north end of the club property, and to give about 95 per cent of the land to the city as public parkland. The proposal is not approved, but if it goes ahead, residents would gain a large public park in the valley, along with years of construction and many new neighbours.

Pricing a rarely listed townhouse

Condos.ca does not publish suite sizes or an average price per square foot for this complex, and with 40 homes and long gaps between sales, a building average would not mean much. Use the 12-month sold figures in the data panel above.

I price homes here against other condo townhouses in Flemingdon Park and Don Mills, and against the larger suites in the towers on the surrounding golfway streets. A townhouse should carry a premium over a tower suite for the front door, the stairs and the lack of elevators, but age, a shared garage and the self-managed question can narrow it.

For recent trades in this complex and the towers nearby, ask me for the building sold report.

The amenity list is short: a parking garage, visitor parking and permission to barbecue. For 40 homes that is the right scale, and the valley parks and trails nearby do the job an amenity floor would do elsewhere.

Jatin’s honest take on 61 Windy Golf Way Townhouses

Who this building suits

Families and buyers who want a townhouse rather than a tower suite in a part of the city that now has Line 5 and is getting the Ontario Line, and who like the idea of a small, owner-run community. It suits people willing to take an interest in how the corporation is run, and perhaps to serve on the board.

What I’d want you to check

Start with governance. Ask how the self-managed corporation keeps its records, whether its financial statements are audited, when the reserve fund study was last updated and how fast it produced the status certificate. Then read the reserve fund study for the garage, roofs, windows and site services. Confirm what the fee includes, who replaces windows and doors, the parking arrangement for your home, and the pet and rental rules. Ask what the insurance deductibles are and how the declaration assigns them.

The value question

A well-run self-managed complex can be one of the best-value homes in the city, because owners are not paying a management contract and decisions are made by people who live there. A poorly run one can hide deferred maintenance. If the documents are complete and the reserve fund is healthy, I think a townhouse here is a smart long-term buy for the transit alone.

61 Windy Golf Way Townhouses — frequently asked questions

What is 61 Windy Golf Way Townhouses?

A 40-home condominium townhouse complex at 1 to 76 Windy Golfway in Flemingdon Park, near Don Mills Road and Eglinton Avenue, built in 1974 according to condos.ca.

What is the condo corporation number?

YCC-145, registered on 3 June 1974.

Who manages the complex?

Condos.ca lists it as self-managed, meaning the board handles management itself. Confirm the current arrangement on the status certificate.

Is self-management a problem?

Not necessarily. It depends on the volunteers and their record-keeping, so check the financial statements, reserve fund study and board minutes closely.

Who built it?

Condos.ca does not name a developer, and I could not find one on the public record. The declaration will name the original declarant.

Is there parking?

Yes. Condos.ca lists a parking garage and visitor parking. Confirm the space that comes with the home you buy.

What does the maintenance fee include?

Condos.ca does not publish an inclusion list. Check the budget, and confirm whether heat and hydro are your own costs.

What is planned for the Flemingdon Park Golf Club?

An application proposes four towers of 42 to 56 storeys, about 2,170 homes, at 155 St Dennis Drive, with about 95 per cent of the golf club land becoming public parkland. It is not approved.

How does it compare with the towers on nearby golfway streets?

The towers are large high-rise corporations with professional management. This is a small, self-managed townhouse complex, so fees, responsibilities and governance are very different.

Who is it best for?

Buyers who want a townhouse near Line 5 and the future Ontario Line, plan to hold long term, and are comfortable vetting an owner-run corporation.

Can you Airbnb a unit at 61 Windy Golf Way Townhouses?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
