Can you Airbnb a unit at 60 Pavane Linkway?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 60 Pavane Linkway

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

60 Pavane Linkway is one of the few places in Toronto where a family can buy three or four bedrooms and well over 1,000 square feet for roughly the price of a downtown one-bedroom. It is a 1972 Olympia and York tower with an indoor pool and a fee that covers almost every utility. The trade-off is a 50-plus-year-old building, and you have to buy it with your eyes open. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

60 Pavane Linkway is a 21-storey, 288-suite high-rise condominium in Flemingdon Park, in the former City of North York, Toronto M3C 1A1. It was built in 1972 by Olympia and York Developments. The condominium corporation is YCC-78, registered on 1 November 1972, and condos.ca lists Ace Condominium Management as the property manager. Suites run from about 1,030 to 1,165 sq ft. Maintenance fees include common elements, heat, hydro, water, cable TV, building insurance and parking.

A piece of Toronto’s first planned apartment city

Flemingdon Park was planned from the late 1950s as an apartment community to house Toronto’s post-war population boom and new arrivals. Olympia and York developed it, the first residents moved in during 1961, and the community was essentially finished in the early 1970s. 60 Pavane Linkway, registered in 1972, belongs to that final wave.

The street name tells you how the place was designed. The linkways are pedestrian-scale streets threading between towers, low-rise housing and green space, rather than a grid of through roads. That gives the immediate area a quieter feel than its location near Don Mills and Eglinton would suggest.

Most of the towers in Flemingdon Park are rentals. YCC-78 is one of the older condominium corporations in the neighbourhood, which matters because owner-occupied buildings tend to be run, maintained and budgeted differently from rental stock.

Layouts: family-sized, not investor-sized

Condos.ca puts suites here at roughly 1,030 to 1,165 sq ft, and the current listings are three- and four-bedroom plans. That is the defining feature of this building. New towers in Toronto rarely build three-bedroom suites at all, and when they do, they are usually under 1,000 sq ft and priced well beyond what this building asks.

Expect the floor plans of the era: separate kitchens rather than open islands, real dining areas, bedrooms that fit a double bed and a desk, and generous closets. Ceilings are typically lower than in new construction, and how much a suite has been updated varies widely from one owner to the next.

That variation is the opportunity. A dated suite is priced as one, and a buyer with a renovation budget can create real value. Before you plan a gut job, confirm the corporation’s rules on flooring underlay, plumbing changes and contractor access, and whether ensuite laundry is permitted or already in place.

What a 1972 building asks of an owner

Concrete towers of this generation are generally solid, but by now most of their original systems have either been replaced or are due. Windows and balcony doors, the roof, the garage membrane, elevators, the boiler plant and the pool are the big items, and each one is a six- or seven-figure project in a building of 288 suites.

The question is not whether those costs exist. It is whether the corporation has already paid for them, has the reserve fund to pay for them, or will need to raise fees or levy owners. Only the status certificate, the latest reserve fund study and recent board minutes will tell you that, so read them before you firm up any offer.

Hydro in the fee is a real convenience, but it also means the corporation carries the electricity bill for every suite, which makes the budget sensitive to rate increases. Ask how fees have moved over the last five years and what the board expects next.

Daily life at Don Mills and Eglinton

This corner of the city is changing faster than it has in decades. Line 5 Eglinton opened in February 2026 with stations serving Flemingdon Park, including Don Valley at Don Mills and Eglinton. The Ontario Line, under construction since 2022, is planned to add two elevated stations in the community, with service expected around 2031.

Around the stations, large sites are being redeveloped. The former Celestica lands on Don Mills Road are planned for condo towers, offices, shops and a community recreation centre, and the Ontario Science Centre closed in June 2024. Expect cranes and construction traffic for years.

For an owner-occupier, that is a long-term tailwind as much as a nuisance. Better transit and new retail tend to lift older buildings nearby. The automatic panel on this page covers transit, schools, parks and food.

Pricing and what the fee really covers

At the time of writing there were four suites for sale, three- and four-bedroom plans asking roughly $449,000 to $519,000. On suites of about 1,030 to 1,165 sq ft, that works out to somewhere around $430 to $500 per sq ft, which is very low for Toronto and reflects the building’s age, its location outside the core and the condition of individual suites.

Fees on the active listings sit at about $1,020 to $1,030 a month, or a little under $1 per sq ft. That looks high next to a new building, but the comparison is misleading. Here the fee covers heat, hydro, water, cable TV, building insurance and parking. In most newer buildings you pay hydro and often heat on your own meter, and parking can be extra.

When you compare, add your expected utility bills back onto the newer building’s fee. Then compare cost per bedroom, not just cost per square foot. On that measure, a three-bedroom here is hard to beat anywhere in the city.

The closest comparison is 715 Don Mills, the three-tower 1972 complex on Don Mills Road to the west. It has a similar all-inclusive fee structure, but its suites are mostly one- and two-bedroom plans and condos.ca puts its average near $516 per sq ft. If you need the third bedroom, Pavane Linkway is the more natural fit.

Amenities at 60 Pavane Linkway

An indoor pool and sauna are what families actually use here, and few buildings at this price point offer them. The car wash bay and security staff are the kind of practical extras older owner-occupied towers tended to include.

Jatin’s honest take on 60 Pavane Linkway

Who this building suits

Families who need three or four bedrooms and cannot stretch to a house or a new-build three-bedroom, and buyers who value predictable monthly costs with nearly every utility included. It also suits a buyer happy to renovate a dated suite. It is less suited to anyone who wants new finishes, high ceilings or a quick flip.

What I’d want you to check

Read the reserve fund study with the building’s age in mind, and ask which major systems have already been replaced and which are still original. Check fee history and any planned increases, given that hydro is in the fee. Confirm the rules on renovations and ensuite laundry, and confirm the pet rules in the status certificate rather than relying on a listing.

The value question

On cost per bedroom this is one of the best values in Toronto, and the new transit at Don Mills and Eglinton should help older buildings here over time. The risk is entirely in the corporation’s finances. If the reserve fund and recent capital work check out, I think it is a sensible long-term buy for an owner-occupier. If they do not, walk away; there will be another suite.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
