Living here
Renters, Airbnb and elevators at The Aztec
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Aztec?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Aztec
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Aztec is one of the more affordable ways into a small building on Kingston Road. It is a 1996 five-storey condominium with 24 suites, from compact studios to two-bedrooms under 1,000 square feet, and parking is included in the fee. Across the street, newer boutique buildings sell for much more per square foot, which is exactly why this one is worth a look. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Aztec is a five-storey, 24-suite condominium at 714-716 Kingston Road and 9-11 Walter Street in East End-Danforth, near the Upper Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1996 by J.D. Strachan Construction. The condominium corporation is MTCC-1118, registered on 1 April 1996. Condos.ca does not list a property manager. Suites run from roughly 428 to 936 square feet. Maintenance fees include common elements, building insurance, parking and water.
The Aztec at a glance
One corporation, two streets
The Aztec has addresses on two streets: 714 and 716 Kingston Road, and 9 and 11 Walter Street around the corner. All of it is one condominium corporation, MTCC-1118, registered in April 1996. If you are looking at a suite, find out which part of the building it is in and which entrance it uses, because the Kingston Road side and the Walter Street side can feel very different.
Kingston Road is a busy arterial with streetcar service, while Walter Street is a side street. Suites facing Kingston Road are likely to get more traffic noise and activity than those facing away from it. I would visit at rush hour before deciding.
The builder is listed as J.D. Strachan Construction. I could not find a credited architect or much published history for the building, so the status certificate and the building’s own records are the best guide to how it has been built and maintained.
The neighbourhood label varies too. Condos.ca files the building under East End-Danforth, while the Upper Beaches is usually described as the area north of Kingston Road between Coxwell Avenue and Victoria Park. Listings use both names. It does not change the building, but it is worth knowing when you search for comparables.
Smaller suites, and an elevator
Condos.ca shows suites from about 428 to 936 square feet. That range is unusual in the Beach area, where most boutique buildings skew to larger suites for downsizers. Here the range runs from very compact suites up to two-bedrooms, which makes it one of the more accessible entry points on this stretch.
The building lists an elevator. In a five-storey building from the 1990s, that is an important detail: it makes the upper floors workable for anyone with mobility needs, strollers or heavy groceries. Ask about the elevator’s age and any modernization plans in the reserve fund study, because elevators in a building this size are a major shared cost.
With small suites, layout is everything. A well-planned 600 square foot suite can live better than a poorly planned 750. Ask for the floor plan, check where the windows are, and confirm the suite’s measured size, since older building data is not always precise.

Fees, parking and the small-building reality
Condos.ca lists common elements, building insurance, parking and water as included. Parking in the fee is valuable on Kingston Road, where many buyers of small suites still keep a car. Confirm which space goes with the suite and whether a locker is included.
Heat and hydro are not listed, so each suite likely pays its own. Ask what the heating and cooling equipment is, how old it is and what the owner pays each month. Add that to the fee when you compare this building with one that includes utilities.
With 24 suites, a large repair is shared by relatively few owners. At 30 years old, the building is past the stage where its first major repairs are due, so read the reserve fund study and board minutes carefully. No property manager is listed, so ask who manages the building day to day. The building lists a pet restriction, visitor parking and a security system.
Building insurance is in the fee, but it covers the structure and common elements, not your contents or the upgrades inside your suite. Get your own unit-owner policy, and check the corporation’s insurance deductible in the status certificate, since depending on the declaration and by-laws an owner may be charged it after a leak that starts in their suite.
The newer buildings across the street
Kingston Road has changed a lot since the Aztec was built. The City’s official plan encourages intensification along arterials like this one, and new boutique condos have filled in along the corridor. Across Kingston Road, The Winthorpe Modern at 715 Kingston Road is an eight-suite building from 2017 averaging about $962 per square foot.
Nearby, The Southwood Condos at 630 and 673 Kingston Road, a 2018 Streetcar Developments project, average about $937 per square foot, and The Glen Condos at 580 Kingston Road about $913. Those numbers show what new construction costs on this road. The Aztec gives you the same address for less, with an older building and smaller suites.
For owners here, that change cuts both ways. New buildings bring more shops, cafés and foot traffic to the street, and they set a higher price benchmark for the area. They also bring construction, and more new suites competing with resales when you sell. The data panel on this page covers transit, schools, parks and nearby food.
Pricing and fees
Condos.ca does not publish an average price per square foot for the Aztec, and with 24 suites and few sales a year there is not much to build one from. Only one suite was listed for sale when I checked, and I will not anchor on a single listing.
What I can say is that the newer buildings nearby trade at roughly $913 to $962 per square foot. A 1996 building with a short amenity list and no in-suite utilities in the fee would normally trade below that, and the smaller suite sizes here mean lower total prices even where the per-foot figure is similar.
The fee covers common elements, building insurance, parking and water. For actual sold numbers in this building, ask me for a building sold report, which uses aggregate MLS data rather than single listings.

Jatin’s honest take on The Aztec
Who this building suits
First-time buyers who want to own on Kingston Road for less than a new boutique building costs, singles and couples who need one bedroom or two small ones, and investors who want a small, well-located suite. The elevator also makes it workable for older buyers.
What I’d want you to check
Which side of the building the suite is on, and the noise from Kingston Road. Read the reserve fund study, especially for the elevator, roof, windows and garage. Confirm who manages the building, the pet rules, the parking space and locker, and the suite’s heating and cooling equipment and utility costs.
The value question
Small suites with parking on this road are useful, and a 1996 building should come at a meaningful discount to the new construction across the street. If the documents are clean and the price reflects the age, this can be a good entry point into the east end. If the price is close to new-build levels, buy new instead.
