Leases 74%Sales 26%

Renter-heavy building. Of 27 deals here in the last 24 months, 20 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Sync Lofts?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sync Lofts

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sync Lofts is the building I point to when a buyer wants Queen East character but not a 100-year-old warehouse. It is a 2013 new build that borrows the street’s brick, keeps the suite count under 100, and folds heat and parking into the fee. The catch is that most suites are small, and the stretch of Queen right beside it is about to be a construction zone for a while. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sync Lofts is an eight-storey, 98-suite condominium at 630 Queen Street East, just east of the Don River near Broadview Avenue, in South Riverdale, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Streetcar Developments and designed by TACT Architecture with Giovanni A. Tassone Architects, and completed in 2013. The condominium corporation is TSCC-2304, registered on 19 April 2013. Condos.ca lists common elements, heat, water, air conditioning, building insurance and parking as included in the fee.

A yellow-brick podium with a glass box on top

The design is the reason people remember this building. The lower four floors are clad in yellow brick, a nod to the older commercial buildings along this part of Queen East, and the upper four are glass and steel, stepped back from the street. From the sidewalk it reads as a four-storey Queen Street building, which is exactly what the neighbourhood wanted.

UrbanToronto credits TACT Architecture and Giovanni A. Tassone Architects. The setback on the upper floors does two useful things: it gives those suites terraces rather than just balconies, and it keeps the building from looming over the street the way a straight eight-storey wall would.

Streetcar Developments built its name on exactly this kind of mid-rise along the Queen East and Leslieville corridor. If you have looked at other Streetcar buildings in the east end, the finish level and the scale here will feel familiar.

Small suites, loft finishes, and a few odd plans

Condos.ca puts the suite range at roughly 418 to 1,368 square feet, and most of what trades here sits at the small end: one-bedrooms and one-plus-dens. One loft-focused listing site gives a slightly different range in its facts table, so confirm the size of any suite against the floor plan in the status certificate package.

Streetcar marketed Sync as a high-tech loft residence. UrbanToronto lists nine-foot ceilings, open-concept living, stone counters, stainless appliances and sliding glass doors to the bedrooms, which is how a lot of small one-bedrooms here get their bedroom. The original tech package, iPod docks and pre-wired speakers, has aged the way you would expect, so treat it as a curiosity rather than a feature.

One reviewer of the building noted that a few of the smaller suites have awkward layouts. That matches what I would expect in a building with only 98 suites spread over a tight Queen Street lot. Walk the suite and check where the bed actually fits before you judge it on square footage.

The Ontario Line is being built right beside it

This is the part of the daily reality buyers need to hear plainly. Metrolinx is building the Ontario Line’s Leslieville Station as an elevated station over Queen Street East between Broadview and Carlaw, on the rail corridor a short way east along Queen. BlogTO reported column construction running from September 2026 into May 2027, with superstructure work over Queen expected to start in late 2027.

In the long run, a rapid transit station this close is a real point in the building’s favour. In the short run, expect weekday construction noise and disruption on Queen for several years. If you are buying to live here now, visit on a weekday, not just a Saturday open house, and ask which way the suite faces.

A second point raised by one loft site is the surface parking lot behind the building, which it flags as a possible future development site. I can’t confirm any application from what I found, but if you are paying for a north-facing view, assume it may not be permanent.

Sync or The Ninety across Broadview?

Most buyers looking at Sync also look at The Ninety at 90 Broadview Avenue, the Harhay building that wraps a 1933 Coca-Cola bottling plant. Both were finished in 2013 and both sit within a short walk of the Queen and Broadview corner, but they are very different buildings.

The Ninety is more than twice the size, at 222 suites, with a concierge, a large party room and a landscaped courtyard. Sync has 98 suites, no concierge, and a much smaller footprint. The Ninety’s fee covers heat and water according to condos.ca; Sync’s adds air conditioning, building insurance and parking.

My rule of thumb: choose The Ninety if you want staff in the lobby, a courtyard and some genuine heritage fabric. Choose Sync if you want a smaller building, an all-in fee and a design that looks newer, and you are happy to give up the concierge.

Price per square foot, and a fee that covers more than most

Condos.ca puts the building average at about $996 per square foot. That is in line with newer mid-rises on Queen East and noticeably above older loft conversions, which tells you buyers are paying for the newer construction and the Broadview location rather than for raw space.

The fee looks high at first glance. Condos.ca’s figure across current listings is about $1.19 per square foot, and the two active listings I saw carried fees of roughly $640 to $800 a month. But the fee includes heat, air conditioning, water, building insurance and parking. At many nearby buildings, heat and parking are extra, so compare total monthly cost, not the headline fee.

Two suites were for sale when I checked, asking between about $500,000 and $590,000. With so few listings, there is not much choice at any given time, and the sold comparables in the panel above are the better guide to value.

This is a lean package: a gym, a rooftop deck and bike storage, with no concierge or pool listed. That keeps the fee focused on heat and parking rather than on staff, which suits a small building where most owners would rather walk to Queen Street than sit in a party room.

Jatin’s honest take on Sync Lofts

Who this building suits

First-time buyers and young professionals who want a newer building on Queen East, a short trip downtown, and a fee that covers heat and parking. It also suits buyers who like the scale of a sub-100-suite building but don’t want the maintenance quirks of a century-old conversion.

What I’d want you to check

At 13 years old, the building is past its warranty period and into its second or third reserve fund study, so read the most recent one and the status certificate closely. Check whether the suite you want actually comes with parking and a locker, since condos.ca lists parking in the fee. Ask the board or manager whether they have been told anything about the Ontario Line construction schedule and its effect on the building’s frontage on Queen.

The value question

At around $996 per square foot with heat and parking included, Sync is fairly priced for what it is. You are paying a premium over older lofts nearby for newer systems and a well-known small-building developer. If the coming years of transit construction don’t bother you, buying before the station opens could work in your favour; if you need quiet now, look one or two blocks further from the rail corridor.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
