Leases 31%Sales 69%

Mostly owner-occupied. Of 16 deals here in the last 24 months, 5 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at The Palisades II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

1elevator outage of 48 hours or more reported to TSSA since July 2022, about 7 days out of service in total, most recent Jun 6, 2024

TSSA lists 3 elevators serving 33 floors, installed around 1989. Ask whether elevator modernization is in the reserve fund plan.

Before you buy here

Five things the listing will not tell you about The Palisades II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Palisades II has no small suites. The smallest plans are around 1,368 square feet and the largest close to 2,900, in a 29-storey tower designed by the firm behind the CN Tower. For a downsizer who wants a house’s worth of space in a building with a concierge and a pool, there are very few alternatives in Toronto at this price. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

The Palisades II is a 29-storey, 190-suite condominium at 205 Wynford Drive in North York, which condos.ca places in Flemingdon Park, north of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1990, designed by Webb Zerafa Menkes Housden and developed by Canderel Stoneridge, according to SkyscraperPage. The condominium corporation, MTCC-897, was registered on 25 June 1990. Condos.ca lists Crossbridge Condominium Services as the manager. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance, parking and water.

A WZMH tower from the end of the 1980s boom

SkyscraperPage credits The Palisades II to Webb Zerafa Menkes Housden, now WZMH Architects, with Canderel Stoneridge as developer. WZMH was founded in Toronto in 1961 and its name is on the CN Tower, the Royal Bank building and Scotia Plaza, finished just before this tower. Seeing that firm on a suburban condo tells you this was pitched at the top of the market in 1990.

SkyscraperPage estimates the roof at about 276 feet. At 29 storeys, upper suites look out over the Don Valley and the low-rise neighbourhoods to the south and west, which is a big part of why owners stay for decades.

The tower sits beside The Palisades III at 195 Wynford, and listing databases show a third building called The Palisades at 215. Each is a separate corporation; this one, MTCC-897, has its own board, budget and reserve fund.

Every suite is large

Condos.ca lists suites from about 1,368 to 2,881 square feet. There are no studios or compact one-bedrooms to pull the average down, so this is a building of two- and three-bedroom homes in practice, with formal dining rooms and big principal bedrooms typical of the era.

Size also changes the arithmetic of everything else. A fee calculated on square footage is large in dollars even when it is reasonable per square foot, and the share of any building-wide project falls more heavily on each suite. On the other hand, a big suite gives you room to work from home, host family and keep a separate guest room, which is very hard to find in a condo built in the last 20 years. For a lot of the owners I meet here, that is the whole point.

That changes who buys here. Your resale market is downsizers from Don Mills, Leaside and the wider east end, and families who want three bedrooms and a concierge for the price of a small semi. Investors chasing rent per square foot are a smaller part of the picture, which tends to mean a stable, owner-occupied building.

Large original suites can need a lot of work. Expect older kitchens and bathrooms in suites that have not been touched, and budget accordingly. Read the rules on renovations, flooring and contractor access before you plan, because a quiet, long-tenured building usually has firm ones.

Fees that include the utilities

Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water. On suites this size, with a concierge, pool and security staff, the monthly fee will be substantial in dollars. No suites were listed for sale when I checked, so I cannot give a current fee per square foot.

Compare it as total housing cost. In a newer building you would add hydro, heating and cooling, and usually a parking charge to a lower fee. Here those are paid centrally, which smooths your budget but means everyone shares rising energy and staffing costs.

Ask for the fee history over the last five years, the current budget, and the reserve fund study. Those three documents tell you whether the fee you see today is stable or about to climb. I also ask how much of the budget goes to utilities, because that is the line most exposed to price swings in an all-inclusive building, and whether the board has looked at energy retrofits to bring it down.

Life on Wynford Drive now

This is a car-friendly location near the Don Valley Parkway, and for decades it sat beside the Ontario Science Centre, which closed permanently in June 2024. Line 5 Eglinton opened in 2026 with stops in the area, one of them named Wynford, and the Ontario Line will add an interchange with Line 5 at Don Valley. The data panel on this page covers the transit details.

The bigger change is the new housing. The former Celestica site at 844 Don Mills Road is being redeveloped as Crosstown, with a large recreation centre, townhomes, condos and retail. That means more shops and services nearby, and also many new suites competing for buyers, though very few of them will offer suites the size of the ones here.

The lowest price per square foot in the group

Condos.ca puts the building average at about $422 per square foot, below The Palisades III next door at about $537. The difference is mostly suite size: very large suites sell for less per square foot, and this building has nothing small.

That number is the reason to look. It means you can buy a 1,500 to 2,000-square-foot home for what a much smaller new condo costs, in a building with a pool and concierge. The trade-off is the monthly fee on a big suite, the age of the building and the renovation many original suites need.

With no suites listed for sale when I checked, I am not quoting an asking range. Ask me for the building sold report to see recent trades as aggregates, and compare them with The Palisades III and newer buildings on the same total monthly cost.

ConciergeSecurity guardSecurity systemIndoor poolSaunaGymParking garagePet restriction (check the rules)

A concierge, security staff, an indoor pool, sauna and gym are what downsizers in this building are paying for: a staffed front door and a place to swim in winter. They are also big recurring costs, so the reserve fund needs to be planning for pool and mechanical replacement.

Jatin’s honest take on The Palisades II

Who this building suits

Downsizers who want to keep house-sized rooms and their furniture, and families who need three bedrooms and a staffed building on a budget. It suits buyers who drive and value the Don Valley Parkway, and who want to stay a long time. It does not suit anyone looking for a small, low-fee investment suite or new finishes.

What I’d want you to check

At 36 years old, look hard at the reserve fund study and board minutes for windows, balconies, the garage, pool equipment and heating and cooling plant. Ask about the fee history and any special assessment discussion, check the renovation rules, and confirm the pet policy. Because every suite is large, a building-wide project costs each owner more in dollars than it would in a building of small suites.

The value question

At around $422 per square foot, The Palisades II offers more space for the money than almost any high-rise I can point to in this part of Toronto. You pay for it in a big monthly fee and in the age of the tower. If the building’s finances are sound and you plan to stay, I think it is excellent value for a downsizer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
