Living here
Renters, Airbnb and elevators at Two Hundred Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 10 deals here in the last 24 months, 6 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Two Hundred Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Two Hundred Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Two Hundred is one of the newest condominiums in the Beach, and one of the smallest new ones. It is a six-storey, 31-suite building on Woodbine Avenue near Queen Street East, registered in 2021 by The Riedel Group, a Toronto custom home builder. Buildings like this are rare in a neighbourhood that sees very little new supply, which is why I take them seriously. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Two Hundred Condos is a six-storey, 31-suite condominium at 200 Woodbine Avenue in the Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built by The Riedel Group and completed in 2021. The condominium corporation is TSCC-2857, registered on 22 June 2021, and TSE Management is listed as the property manager. Condos.ca lists air conditioning, building insurance and water as included in the maintenance fee.
Two Hundred Condos at a glance
A home builder’s condominium
The Riedel Group is known as a Toronto luxury home builder rather than a high-volume condo developer. That matters, because small builders who move from houses into condominiums tend to put their effort into finishes and suite layouts, and tend to build at a scale that suits a street like Woodbine rather than a tower site.
In 2010, UrbanToronto covered Riedel’s launch of One Rainsford, a terraced six-storey building with retail at grade, planned for Queen Street East near Woodbine and designed by Richard Ziegler Architect, with longtime loft builder Robert Mitchell as a partner. I could not confirm whether 200 Woodbine is that project under a later name or a separate building. Ask for the declaration and the architect’s name if it matters to you.
Condos.ca lists 31 suites over six storeys. That is a true boutique building: few enough neighbours to know them all, a board you will know by name, and a lobby that feels more like a large house than a condo tower.
Condos.ca lists the building type as high-rise, but at six storeys and 31 suites it lives like a mid-rise. That scale fits a Beach street far better than a tower would, and it is the main thing that separates it from the larger new projects going up across the city.
What a 2021 building means for a buyer
The condominium was registered in June 2021, so this is still a young building. Its finishes, windows and mechanical systems are new, and the first big capital items should be years away. That is the main reason buyers pay a premium for new construction.
Young buildings also have a specific set of questions. Ontario’s new home warranty includes coverage for major structural defects for seven years, so some protection may still apply. Ask whether the corporation completed its performance audit, what it found, and whether any items are still open with the builder. The board minutes will show how those were handled.
The other question with a new building is the reserve fund. The first reserve fund study sets the contribution, and the first update, usually a few years in, often adjusts it. Read both if they exist, and check whether fees have moved since registration.

Air conditioning in the fee, and a short amenity list
Condos.ca lists air conditioning, building insurance and water as included in the fee. Air conditioning is an unusual inclusion. It suggests a central system for cooling, and it means one of your larger summer bills is already covered. Heat and hydro are not listed, so ask how the suite is heated and request a year of bills.
Parking is not listed as included, though the building has visitor parking. In the Beach, a parking space adds real value, so confirm whether the suite comes with one, whether it is owned or exclusive-use, and whether there is a locker.
The amenities are practical: bike storage, a security system, visitor parking and permission to barbecue. There is no gym or party room listed. For a 31-suite building, that keeps fees in check, and the lake, the boardwalk and Queen Street are your amenities.
Because none of the suite sizes are published, ask for the floor plan with dimensions before you view. In new boutique buildings, plans can vary a lot from suite to suite, and corner or top-floor suites with larger outdoor space usually carry a premium that a price-per-square-foot figure does not capture.
Woodbine near Queen
The building sits on Woodbine Avenue in the western part of the Beach, close to where Woodbine meets Queen Street East. You get the Queen Street shops and restaurants and the beach to the south without being in the middle of the busiest part of the strip.
Woodbine itself is a busier road than the residential side streets of the Beach, so the outlook of each suite matters. Ask which way the suite faces and visit at rush hour. Upper floors and rear-facing suites are generally the quieter choice in any building on a through street.
This corner of the Beach is seeing new mid-rise buildings. UrbanToronto reported construction advancing in 2020 on Heartwood the Beach, a six-storey Fieldgate building designed by BDP Quadrangle at Queen and Woodbine. New neighbours like that bring more residents and retail, and more competition when you sell. The data panel on this page covers transit, schools and parks.
Pricing without a published average
Condos.ca does not publish suite sizes or an average price per square foot for this building, and there were no active listings when I prepared this page. With 31 suites and a 2021 registration, the number of resales is still small.
The useful benchmarks are nearby boutique buildings. Lakehouse Beach Residences at 1960 Queen Street East, a six-storey building completed in 2017, averages about $1,067 per square foot on condos.ca. Beach Club Lofts at 303 Kingston Road, a 2016 building, averages about $864. A new boutique building near Queen and Woodbine is likely to sit somewhere in that range depending on suite, floor and outdoor space, but treat that as a starting point rather than a valuation.
When you compare monthly costs, remember that heat, hydro and possibly parking sit outside the fee here. For actual recent trades, the panel on this page shows twelve-month medians, or ask me for the building sold report.

Amenities at Two Hundred Condos
The package covers the basics a small building needs and nothing it would struggle to pay for. If you want a gym and party room, look elsewhere; if you want low overhead and the beach a short walk away, this works.
Jatin’s honest take on Two Hundred Condos
Who this building suits
Buyers who want new construction in the Beach without living in a large building: downsizers from nearby houses, couples and professionals who value a quiet lobby and a small board. It also suits anyone who cares about cooling costs, since air conditioning is in the fee.
What I’d want you to check
The performance audit and any open warranty items, the reserve fund study and any update, and the fee history since 2021. Confirm parking and locker, how heat is supplied and what it costs, and the exact interior square footage from the floor plan, since none is published. If the architect or the original project name matters to you, ask for the declaration.
The value question
With so little published data, value comes down to direct comparison with Lakehouse, Beach Club Lofts and the newer buildings at Queen and Woodbine. A 2021 boutique building should command a premium over older Beach condos. The question is whether this specific suite justifies it with its layout, outdoor space and parking. I would want those three answered before I made an offer.
