Renter-heavy building. Of 12 deals here in the last 24 months, 8 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Heartwood the Beach?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Heartwood the Beach

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Heartwood the Beach is the building I show people who want a new condo in the Beach but do not want a tower, a lobby full of strangers or an amenity floor they will never use. It is six storeys and 47 suites on Queen Street East near Woodbine, finished in 2022, with suites up to almost 1,600 square feet. The trade-off is that you are paying for the suite and the street, not for facilities. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Heartwood the Beach is a six-storey, 47-suite mid-rise condominium at 1884 and 1888 Queen Street East in the Beaches, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was developed by Fieldgate Urban with Hullmark, designed by Quadrangle Architects and completed in 2022. The condominium corporation is TSCC-2892, registered on 7 February 2022, and condos.ca lists FirstService Residential as property manager. Suites run from about 630 to 1,597 square feet. Maintenance fees include common elements, building insurance and water.

A small building on purpose

Heartwood was planned as an intimate building, and the numbers bear that out. UrbanToronto’s launch coverage described eight to ten suites per floor across six storeys, which means short corridors and an elevator you share with a few dozen households, not a few hundred.

The count has moved since launch. UrbanToronto reported 43 suites when sales opened in 2017, while condos.ca now shows 47. That kind of change is common when a developer splits or reworks plans during construction, but it is worth knowing if you are comparing an old floor plan brochure with what was actually built.

Fieldgate Urban has since gone back to Queen East with The Poet at 1285 Queen Street East, so Heartwood was not a one-off for the developer on this street. If you are weighing the two, Heartwood is the smaller and more residential of the pair, in the Beach proper rather than closer to Leslieville.

The design came from Quadrangle Architects. At six storeys it stays reasonably in scale with the two- and three-storey main-street buildings around it instead of towering over them.

Layouts: bigger than the Beach norm, with real outdoor space

At launch the range ran from one-bedrooms around 643 square feet to a three-bedroom, three-bathroom penthouse of 1,597 square feet, with one-plus-dens, two-bedrooms and two-plus-dens in between. Condos.ca now lists suites from about 630 square feet, so expect small differences between marketing sizes and registered sizes.

The outdoor space is the selling point. The launch plans showed terraces and balconies on most suite types, some over 150 square feet and one second-floor terrace above 200, and every terrace and balcony was specified with an exterior gas connection, a water bib, a light and an outlet. If you barbecue or garden, that is a meaningful daily convenience.

Orientation matters more here than in a tower. South suites face Queen Street, which brings light and a view of the street but also streetcar and patio noise. North suites look back over the low-rise houses behind. I would visit any suite you are serious about on a weekend afternoon and again in the evening.

What you do and do not get

Condos.ca lists no amenities for this building, and the developer’s own description leans on privacy and intimacy rather than facilities. Do not expect a gym, a party room or a concierge desk. For a lot of buyers in this neighbourhood that is the point: they would rather walk to the boardwalk than pay for a treadmill room.

Fees cover common elements, building insurance and water. Heat, hydro and parking are not on the inclusion list, so budget for those separately and ask whether the suite comes with a parking space or locker and whether either is owned or assigned. I could not confirm parking details from public sources.

The Queen and Woodbine reality

This is the west end of the Beach, where the Queen Street strip turns from the Woodbine corridor into the shops, cafes and restaurants most people picture when they say the Beach. Woodbine Beach and the boardwalk are part of daily life here, not a weekend trip.

The housing around you is mostly older semis, detached houses and small low-rise condos, many from the late 1990s and 2000s. That matters for resale: a buyer looking at Heartwood is usually also looking at those older Beach condos, which can offer bigger rooms for the money but come with older systems. Heartwood wins on newness, terraces and finishes; the older buildings win on price per square foot and track record.

The flip side is summer. Queen Street East gets busy on warm weekends, street parking gets tight and the strip draws visitors. If you want quiet, ask for a north-facing suite. Transit, schools and parks for this address are in the data panel on this page.

Pricing and fees

Condos.ca puts the building average at about $861 per square foot. That is in line with other newer mid-rises in the Beach, below the small luxury buildings further east such as Lakehouse Beach Residences at 1960 Queen Street East, which averages about $1,067, and close to The Beach Condominiums V at 1863 Queen Street East at about $908.

With only one suite on the market when I checked, I will not quote an asking price or fee; a single listing is not a market. In a 47-suite building, months can pass with nothing for sale, so be ready to move when the right layout appears. For actual sold numbers in this building, ask for my building sold report.

Because heat and parking are not in the fee, compare total monthly costs, not the fee line alone, against older Beach buildings that bundle heat.

Thin supply cuts both ways. When you buy, there may be only one or two choices, and you may pay a premium for the layout you want. When you sell, you are often the only new-build terrace suite available in this part of the Beach, which tends to help. Price per square foot tends to run lower on the large penthouse plans than on the one-bedrooms, so compare like with like.

Amenities at Heartwood the Beach

Terraces and balconies with gas and water connections

Heartwood has essentially no shared amenity package, and that keeps the fee from carrying the cost of rooms most owners rarely use. Your amenity is your own terrace and the Beach outside the door.

Jatin’s honest take on Heartwood the Beach

Who this building suits

Downsizers leaving a Beach house who want one-floor living with a terrace, and couples who want a quiet, small building with neighbours they will actually recognise. The larger two-plus-den and three-bedroom suites are among the few new options in the Beach that can work for a family that wants to stay on Queen Street.

What I’d want you to check

This is a 2022 building, so ask whether the Tarion warranty items, including any common-element deficiencies, have been closed out, and read the first reserve fund study and board minutes. Confirm parking and locker arrangements in writing. In a 47-suite corporation, a few owners’ votes and a few large repairs carry real weight, so read the status certificate carefully.

The value question

At about $861 per square foot you are paying a fair Beach price for a new, well-designed suite in a very small building, without a gym or concierge to fund. I think it is good value for an owner-occupier who will use the terrace and stay several years. Investors chasing yield will find better numbers in bigger buildings.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
