Renters, Airbnb and elevators at 5877 Bathurst Street Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 5877 Bathurst Street Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 5877 Bathurst Street Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

5877 Bathurst is one of the oldest condominiums I write about in North York, and it shows in the best and worst ways. It is a two-storey, 52-suite low-rise from 1973 with an outdoor pool, and the fee covers hydro and parking as well as heat and water. For a buyer who wants a simple, predictable monthly cost near Bathurst and Finch, that is hard to beat. For anyone who has not read a reserve fund study before, this is the building to learn on. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

5877 Bathurst Street Condos is a two-storey, 52-suite low-rise condominium at 5877 and 5879 Bathurst Street in the Newtonbrook West neighbourhood of North York, part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area of Toronto. It was built in 1973 by Torcan Construction. The condominium corporation is YCC-105, registered on 13 April 1973, and Northcan Property Management is listed as property manager. Condos.ca lists common elements, heat, hydro, building insurance, parking and water as included in the maintenance fee.

One of North York’s first condo corporations

Condominium ownership only became legal in Ontario in 1967. By the time YCC-105 registered in April 1973, the idea was still new enough that, according to The Globe and Mail’s history of the Toronto condo market, builders were leaning on government support and pitching suites to young couples and empty nesters. The “YCC” prefix and the low number, 105, mark it as one of the early York Condominium Corporations.

That history matters because the early-1970s market had a rough reputation. The same Globe history notes complaints about construction quality and oversupply by the middle of the decade. I am not saying that applies to this building, and I found nothing published about Torcan Construction’s track record either way. I am saying that after more than 50 years, the building’s condition is a matter of documents and inspection, not reputation.

The address covers two street numbers, 5877 and 5879 Bathurst, under one corporation. Treat it as one community with shared finances, whichever entrance your suite is on.

It also helps to know what an early-1970s condo was designed for. Governments backed these buildings as an answer to the late-1960s affordability squeeze, and they were sold to young couples and empty nesters as a route into ownership, not as investment product. That is a different starting point from the small-suite towers that went up on Yonge decades later, and it is part of why buildings like this still hold a loyal group of owners.

Two storeys, no tower

At two storeys, this is closer to a garden apartment complex than a condo building as most people picture one. There is no long elevator ride and no tower lobby, and you live much closer to the ground and the grounds. For many older buyers and families with young children, that format is the whole appeal.

Condos.ca does not publish a suite size range for this building, so I cannot give you one with confidence. Ask for the floor plan and measure the suite yourself, or ask for the area in the listing to be confirmed, before you compare price per square foot against other buildings.

With 52 suites, it is small enough that owners tend to know each other and the board. It is also small enough that every major repair weighs heavily on each suite’s share.

A fee that covers almost everything

The fee here includes common elements, heat, hydro, building insurance, parking and water. Hydro in the fee is the standout. Most newer buildings in North York meter electricity to each suite, so in those buildings you pay for your own lighting, appliances and often your own heating and cooling. Here, your monthly utility exposure is close to zero beyond phone and internet.

That makes the fee look high next to a newer building’s number, and it is not a fair comparison. When you compare, add a realistic hydro bill, a parking charge and heating costs to the other building’s fee. The gap usually narrows a lot.

The flip side is that bulk-metered utilities expose the corporation to energy price increases and to owners who run their heating or air conditioning without restraint. Ask the property manager how utility costs have moved over the last few budgets and whether the board has looked at sub-metering.

An outdoor pool on Bathurst

For a 52-suite building, the amenity list is generous: an outdoor pool, BBQs permitted, visitor parking, bike storage and a security system. The outdoor pool is the feature people remember. In summer it turns a modest low-rise into somewhere you actually want to spend a Saturday.

Pools cost money every year in staffing, chemicals, inspections and eventually resurfacing and equipment replacement, and in a small corporation that cost is spread across few owners. Look for the pool in the reserve fund study and check that its replacement is funded rather than assumed.

Day to day, Bathurst near Finch gives you plazas, groceries and services along both corridors, and the residential streets around the building are mostly houses. The data panel on this page shows transit, schools and nearby parks.

Pricing: thin data, so lean on the fundamentals

Only one suite was listed for sale when I checked, so there is no asking range to quote, and I do not publish individual listing prices or fees. Older two-storey condos on Bathurst trade far less often than towers on Yonge, which means the recent sales in the panel above are the most useful anchor you have.

When you value a suite here, start with the all-in monthly cost, not the fee alone. A buyer comparing this building with a newer one should add hydro, parking and heat to the newer building’s fee before deciding which is cheaper to own. Then weigh the age of the building against the price difference.

If you want a proper comparison, my building sold report pulls recent sales here and at competing low-rise buildings nearby.

The outdoor pool and BBQ permission make this a summer building: outdoor space that most newer North York condos do not offer. There is no gym or concierge on record, which helps keep fees down.

Jatin’s honest take on 5877 Bathurst Street Condos

Who this building suits

Buyers who want ground-oriented, low-rise living and a monthly cost that barely moves with the seasons, because hydro and heat are both in the fee. It suits downsizers who do not want elevators and towers, and first-time buyers who would rather own a larger older suite than a small new one. It does not suit someone who wants new finishes, a gym or a concierge.

What I’d want you to check

This building is more than 50 years old, so the documents are the purchase. Read the reserve fund study for roofs, windows, plumbing, electrical systems, the pool and paved areas. Read the status certificate and a year of board minutes, and ask whether any special assessment has been raised or discussed. Get a home inspection, confirm the suite size, confirm how your parking space is assigned, and check the rules on pets and rentals in the declaration rather than assuming.

The value question

The value is in the fee structure and the format. With hydro, heat and parking covered, the true monthly cost here can be competitive with much newer buildings, and you get an outdoor pool and a low-rise setting. The risk is age. If the reserve fund is strong, I think it is a good fit for an owner who wants simplicity. If you want a second set of eyes on the paperwork, book a call with me.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
