Before you buy here

Five things the listing will not tell you about Tango Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Tango is the building I show buyers who want Concord Park Place: a master-planned neighbourhood with a big central park, newer towers and the Sheppard subway line nearby, without paying for a Yonge Street address. It is a 2015 Concord Adex tower with townhomes set around a courtyard, and it has more listings on the market than most of its neighbours, which gives a buyer real choice. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Tango Condos is a condominium tower with townhomes at 121 McMahon Drive, Toronto M2K 0C1, in Concord Park Place near Sheppard Avenue East and Leslie Street, listed by condos.ca in Bayview Village and part of the Willowdale, Yonge & Sheppard, Bayview Village and North York Centre area. It was developed by Concord Adex and designed by Page + Steele/IBI Group Architects, and completed in 2015. Condos.ca lists 34 floors and 350 suites; UrbanToronto described the tower as 28 storeys. The condominium corporation is TSCC-2427, registered on 5 February 2015, and condos.ca lists Crossbridge Condominium Services as the manager. The maintenance fee covers common elements, heat, air conditioning, building insurance, parking and water.

Part of a planned neighbourhood, not a standalone tower

Tango was one of the early towers in Concord Park Place, Concord Adex’s master-planned community at Sheppard Avenue East and Leslie Street. UrbanToronto’s 2013 coverage described the plan as a neighbourhood for about 7,500 residents with an 8-acre central park, an elementary school, a daycare, public art and retail. Discovery was the first phase, and Tango rose beside it.

That context is the main reason to buy here. You are not buying a single tower on a busy arterial road; you are buying into a neighbourhood with a park at its centre, designed from the start for people who live there full time.

Concord Adex later added Tango2, a 20-storey sister building, and said the original Tango had sold well. If you are comparing the two, remember they are separate buildings with separate corporations, finances and fees.

Tower, townhomes and a height that sources disagree on

UrbanToronto’s 2010 launch coverage described Tango as a sleek modern tower with three-storey townhomes arranged around a landscaped central courtyard with a water feature. The townhomes give the complex a different feel at ground level from a typical podium of shops and parking ramps.

Sources disagree on the tower’s height. UrbanToronto described it as 28 storeys in both 2010 and 2013, while condos.ca lists 34 floors. Floor numbering, mechanical floors and the townhomes may explain some of the gap, but I have not been able to resolve it, so check the building’s own documents if the exact height matters to you.

Condos.ca lists 350 suites. Active listings are mostly one-bedroom-plus-den and two-bedroom suites, with sizes clustered between about 600 and 1,000 square feet, which is the typical mix for a 2010s suburban tower. If you prefer a townhouse format, ask specifically about the courtyard townhomes.

Townhomes inside a condominium corporation come with their own questions. Ask whether they share the tower’s fee structure, who maintains their roofs, terraces and front doors under the declaration, and how they connect to the underground garage. The answers vary from one corporation to the next.

Amenities built around the park

UrbanToronto’s 2013 description listed indoor and outdoor whirlpools, an outdoor dining area, a gym and several guest suites, with views over the park. Condos.ca currently lists a concierge, guest suites, gym, party room and visitor parking.

Guest suites are underrated. If family visits regularly, being able to book a suite in the building is worth a lot. Ask management how many there are, how far ahead they book and what they cost.

Notice what is missing: neither source lists a swimming pool. If a pool matters to you, look at other Concord Park Place buildings, and if it does not, you are not paying to maintain one. That is one reason a fee near $0.88 per square foot can still include parking and heating.

The daily reality at Sheppard and Leslie

UrbanToronto placed Tango near Bessarion station on Line 4 Sheppard; the transit details and walking times are in the panel on this page.

The neighbourhood is still filling in. Concord Park Place was planned over many phases, and construction on nearby blocks has been part of life here for years. Ask what is planned or under way around the suite you are considering, especially if its view faces an empty parcel.

For shopping, the reference points are Bayview Village and Fairview Mall. UrbanToronto’s coverage of Tango2 mentioned a shuttle to the subway at rush hour and to both malls off-peak as one of that building’s selling points, which tells you how the developer saw the location: close to everything, but not quite walking distance to the big malls. Ask whether any shuttle service still runs and which buildings it serves before you count on it.

What Tango costs per square foot

Condos.ca puts the building average at about $724 per square foot. Six suites are for sale at the time of writing, asking between $528,800 and $878,000. That is more choice than most buildings in this area offer at any one time.

For a like-for-like comparison, Dream Tower at Emerald City, another 2015 tower on the Sheppard subway line further east at Don Mills, sits at about $723 per square foot on condos.ca. The two buildings price almost identically, so the decision comes down to the setting: Tango’s planned park neighbourhood against Dream Tower’s position by Fairview Mall and its pool.

Across those listings, fees run about $620 to $835 a month, or roughly $0.88 per square foot. The fee covers heat, air conditioning, parking, water and building insurance, so your main separate bill is hydro. Ask whether hydro is sub-metered and by whom, and what the account and service charges add each month. Once you account for parking being included, the fee is middle of the road for a 2015 tower with concierge and guest suites.

With six listings, you can compare floors, exposures and layouts directly. Use recent sales to check what asking prices actually achieve; my building sold report gives you that history.

Jatin’s honest take on Tango Condos

Who this building suits

Young couples and small families who want a newer building next to a large park, without paying for a Yonge Street address. It also suits owners who host visiting family and will use the guest suites. Buyers who want a townhouse with condo services should look at the courtyard townhomes.

What I’d want you to check

At about 11 years old, Tango is past its early warranty period, so read the reserve fund study and board minutes for any recurring issues with windows, the garage or the shared heating and cooling system. Confirm the parking space and locker on the status certificate. Resolve the height question if it matters to your view, and ask what is planned on nearby Concord Park Place blocks that could affect your outlook.

The value question

At about $724 per square foot with heat, cooling and parking in the fee, I think Tango is fair value for an owner-occupier who will use the park and the neighbourhood. You give up a pool and a Line 1 address, and you gain a planned community with a large park, a building old enough to have a fee history you can read, and enough listings to negotiate from.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
