Living here
Renters, Airbnb and elevators at 130 Neptune Drive Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 15 deals here in the last 24 months, 6 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 130 Neptune Drive Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 130 Neptune Drive Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

130 Neptune Drive is one of the oldest registered condominiums in this part of North York, and it shows you exactly what early-1970s condo living was built for: families who needed real bedrooms. Suites run from about 878 to 1,741 square feet, the fee covers most of the utilities, and the price per foot is among the lowest you will see in the city. The trade-off is age, and that is where most of this review goes. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
130 Neptune Drive Condos is a 15-storey, 139-suite condominium at 130 Neptune Drive in North York’s Englemount-Lawrence neighbourhood, between Bathurst Street and Allen Road north of Lawrence Avenue West. Condos.ca lists Marr Contractors as developer and builder and the completion year as 1972. The condominium corporation is YCC-67, registered on 25 January 1972, and Goldview Property Management is listed as manager. Condos.ca lists the fee as covering common elements, heat, air conditioning, cable TV, building insurance, parking and water.
130 Neptune Drive Condos at a glance
One of the first condominiums in North York
The corporation number tells the story. YCC-67 was registered in January 1972, only a few years after Ontario allowed condominium ownership at all. That makes this one of the earliest condos in the former City of North York, built at a time when most towers in the area went up as rentals.
Condos.ca lists Marr Contractors as both developer and builder. I could not find any published history of the building or its architect, so I won’t guess. What the numbers do show is the original market: 139 suites over 15 storeys, with nothing under about 878 square feet.
A building this old has been through at least one full cycle of major repairs already, and is likely into its second. That is not a reason to avoid it. It is a reason to read the paperwork more carefully here than you would in a newer tower.
Suites from about 878 to 1,741 square feet
Condos.ca puts the suite range at about 878 to 1,741 square feet. The listings on the market when I checked were all two-bedroom, three-bedroom and three-plus-den plans. For a buyer coming from a downtown one-bedroom, the difference in floor area is dramatic.
In my experience, plans from this era tend to have separate dining rooms, enclosed kitchens and long hallways to the bedrooms. Some owners have opened those layouts up and some suites are close to original. Ask what work has been done, and whether the corporation approved any changes to walls, plumbing or electrical.
If you are buying an original suite to renovate, get a contractor’s estimate before your offer is firm. Older buildings often have strict renovation rules, required insurance and set working hours, and those add time and cost to any project.
Ask which way the suite faces as well. On a 15-storey building in a mostly low-rise area, upper floors can have long open views, while lower suites look onto neighbouring buildings and the grounds.

A broad fee, and how to read it
Condos.ca lists common elements, heat, air conditioning, cable TV, building insurance, parking and water in the fee. Hydro is not on that list, so expect to pay your own electricity. Even so, heat, cooling and parking are three of the larger bills you would carry separately in most newer buildings.
Fees across the four current listings ran from about $1,111 to $1,300 a month. That looks heavy at first glance. On a suite of 1,000 square feet or more, with heating, cooling and a parking space inside it, the true gap against a newer building is much smaller than the headline number suggests.
The flip side is that owners share the energy risk. When gas prices or insurance premiums rise, the fee absorbs it. Ask how the budget has changed over the past three to five years and what the board has planned for the heating and cooling plant.
Daily life between Bathurst and Allen Road
Neptune Drive sits in a residential pocket north of Lawrence Avenue West, with Bathurst Street to the east and Allen Road to the west. Bathurst is the everyday shopping street, and Yorkdale Shopping Centre is a short drive away. The panel beside this review covers transit, schools and parks.
The area south of here is changing on a large scale. Toronto Community Housing describes the Lawrence Heights revitalization, south of Yorkdale, as a roughly 100-acre, four-phase rebuild with 1,208 replacement rental homes and 4,092 market homes, with the first phase expected in 2026 and the whole project in 2039. For an owner on Neptune Drive, that means years of construction nearby, followed by new streets, parks and services.
Neptune Drive itself is a street of apartment buildings of different types and ages, including the Neptune community of Toronto Community Housing buildings nearby. This is a practical, lived-in part of the city rather than a polished one, and the low price per foot reflects that as much as the building’s age.
Pricing: one of the lowest per-foot numbers in Toronto
Condos.ca puts the building average at about $341 per square foot. That is very low for any Toronto condominium, and well under what newer towers in North York ask. Large suites in early-1970s buildings trade at these levels because buyers price in the age, the fee and the capital work ahead.
Active asking prices across the four current listings ranged from $379,900 to $574,900, with fees from about $1,111 to $1,300 a month. Set that against suites that start near 900 square feet and you can see why families and downsizers look here.
For actual sale results, use the 12-month data in the panel beside this review, and ask me for a building sold report if you want to compare it with 150 Neptune Drive next door. In older buildings, the difference between a renovated and an original suite can be bigger than the difference between floors.

Amenities at 130 Neptune Drive Condos
An outdoor pool and a sauna are the stand-outs here, and they suit the families who buy these suites: summer afternoons without leaving the building. Pools are also expensive to run and to rebuild, so they are worth a line in your review of the reserve fund.
Jatin’s honest take on 130 Neptune Drive Condos
Who this building suits
Families who need three bedrooms on a budget, multi-generational households, and downsizers from nearby houses who want space without stairs. It also suits a first-time buyer who would rather own a large older suite than a small new one and plans to stay for years.
What I’d want you to check
At over 50 years old, the reserve fund study is the most important document you will read. Look at what it says about windows and balcony doors, balcony slabs and railings, the garage, the roof, the elevators, the pool and the heating and cooling plant, and whether those items are funded or likely to need a special assessment. Read recent board minutes. Condos.ca flags a pet restriction; I have not seen the rules, so if you have a pet, read the declaration and rules before you buy. Confirm that a parking space comes with the suite you are buying.
The value question
At about $341 per square foot, with heat, cooling and parking in the fee, the space-for-money case is very strong. The real question is the building’s future capital needs, not the price. If the reserve fund is healthy and the big projects are planned, I think this is a sensible long-term buy for an owner-occupier. For an investor, a fee above $1,100 against rents for older suites leaves a thin margin, so run the full monthly numbers first.
