Living here
Renters, Airbnb and elevators at 45 Sunrise Avenue Condos
Do mostly owners or renters live here?
Mix of owners and renters. Of 20 deals here in the last 24 months, 9 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 45 Sunrise Avenue Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 45 Sunrise Avenue Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

45 Sunrise Avenue is a building I show to buyers who want the most space for the least money and do not mind a 1980 lobby. It is a 16-storey tower with 216 suites, an outdoor pool, a tennis court and a fee that includes hydro as well as heat. The question is not the price per foot, which is low; it is what the next ten years of building repairs look like. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
45 Sunrise Avenue Condos is a 16-storey, 216-suite condominium at 45 Sunrise Avenue in North York’s Victoria Village neighbourhood, south of Eglinton Avenue East. It was completed in 1980. Condos.ca lists the builder as Four Wind Fbm in one place and Foursome Management & Investments Co Ltd in another. The condominium corporation is MTCC-540, registered on 24 December 1980, and condos.ca lists Andrejs Management as manager. Condos.ca lists the fee as covering common elements, heat, hydro, building insurance and water.
45 Sunrise Avenue Condos at a glance
One of four condominiums on one short street
Sunrise Avenue is unusual. On one short street there are four condominium corporations, all from the late 1970s and 1980: the low-rise Victoria Town at 10 and 20 Sunrise, the low-rise complex at 30 and 40 Sunrise, Concordia at 25 Sunrise and this tower at 45. Condos.ca lists both low-rise complexes as Cadillac Fairview projects from 1977.
That matters for a buyer because it gives you real comparables. If you like the street, you can choose between a four-storey building and a tower, and between corporations with different fee structures and amenity lists. Concordia is the closest match: a 15-storey, 202-suite tower from 1979.
Number 45 is the tallest and the newest of the group. On condos.ca, it shares the outdoor pool and tennis court combination with the low-rise complex at 30 and 40 Sunrise, while Concordia lists an outdoor pool and a gym but no tennis court. If you want the pool and the court with an elevator ride rather than a walk-up feel, this is the tower that offers both.
Suites around 970 square feet
Condos.ca’s size data for this building clusters tightly at about 969 to 970 square feet. I would treat that as a sign of limited data rather than proof that every suite is the same size, so ask for the floor plan and measurements for any suite you look at.
What it does tell you is that this is not a building of tiny studios. Suites near 1,000 square feet are the product condos.ca has on record here, and the current listing is a two-bedroom, which is why young families and downsizers both end up looking at it. A suite this size in a newer building would cost far more per month.
As with any 1980 building, the original kitchens, bathrooms and flooring will be long gone in some suites and still there in others. Renovation history drives value here as much as floor height or view.

Why hydro in the fee changes the comparison
Condos.ca lists hydro among the fee inclusions, along with heat, building insurance, common elements and water. Hydro in the fee is common on this street, where Concordia and the 30 and 40 Sunrise complex list it too, but it is rare in newer Toronto buildings. It means the monthly fee looks higher than at a building where every suite pays its own electricity bill, but your total housing cost may be lower.
Before you compare this fee with any other building, add back what the other building leaves out. If the comparison building charges separately for hydro and heat, your real gap may be much smaller than the fee numbers suggest.
Two things are not on the condos.ca inclusion list: parking and air conditioning. That is a real difference from Concordia across the street, which lists parking as included. Ask whether the suite has a parking space and what it costs, and ask how suites are cooled. Some buildings of this era have through-wall units or owner-installed systems, and that affects both comfort and hydro use in a building where the corporation pays the hydro bill.
Eglinton East is changing around it
The neighbourhood is in the middle of a big shift. The Eglinton Crosstown, Line 5, opened in early 2026 after about 15 years of construction, according to CTV News, and the panel shows the nearest stops. Eglinton Square shopping centre is a short distance north.
Further east at Eglinton and Victoria Park, Choice Properties and The Daniels Corporation are planning to redevelop the Golden Mile Shopping Centre. UrbanToronto lists the project at about 3,770 homes across 11 buildings, with a new street network, parks and a food store. That is a long-term change, and for an owner here it should mean more services nearby over time, along with years of construction.
Day to day, this is a quiet residential pocket of low-rise condos, houses and green space, with the shopping on Eglinton and Victoria Park close at hand. Most owners I meet here chose it because it feels settled, and that is unlikely to change on Sunrise Avenue itself.
Pricing: one of the lowest per-foot numbers in the area
Condos.ca puts the building average at about $481 per square foot. That is close to its Sunrise Avenue neighbours: Concordia averages about $438, the 30 and 40 Sunrise complex about $461 and Victoria Town about $474. On this street, the tower sits at the top of a low range.
Only one suite was listed for sale when I checked, and one listing is not a range, so I am not going to quote it. One suite was also listed for rent.
For real numbers, use the 12-month trading data in the panel beside this review, and ask me for a building sold report that includes the other Sunrise Avenue buildings. With four corporations on one street, the comparison is the most useful thing I can give you. When you compare, line up the fee inclusions too: parking is included at Concordia and at 30 and 40 Sunrise on condos.ca, but not listed here, and that alone can move the monthly cost by a meaningful amount.

Amenities at 45 Sunrise Avenue Condos
An outdoor pool and a tennis court are the real draw here, and they turn summer weekends into something you do at home. They also cost money to run and eventually rebuild, so check how the reserve fund treats them.
Jatin’s honest take on 45 Sunrise Avenue Condos
Who this building suits
Buyers who want a suite near 1,000 square feet at a low price per foot, including young families and downsizers who want a pool and tennis without a club membership. It also suits buyers who like predictable bills, since hydro and heat are in the fee.
What I’d want you to check
This is a 1980 building with a corporation that pays the hydro, so read the reserve fund study and the budget closely: windows, balcony slabs and railings, elevators, the garage, the pool and the heating plant are all at an age where they come due. Ask how the corporation handles energy costs, since rising hydro rates land in everyone’s fee. Resolve who the builder actually was if it matters to you, since condos.ca lists two names. The amenity list mentions a pet restriction; I have not seen the rules, so read the declaration and rules if you have a pet.
The value question
At about $481 per square foot with hydro and heat bundled, the value is real, and Line 5 has improved the location’s case. The risk is entirely in the building’s age. If the reserve fund study and recent board minutes show a well-planned repair schedule, I think this is one of the stronger value buys on the east side of North York.
