Renters, Airbnb and elevators at 95 Dutch Myrtle Way Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 95 Dutch Myrtle Way Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 95 Dutch Myrtle Way Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

95 Dutch Myrtle Way Townhouses is a quiet, 46-home condominium complex in Don Mills that rarely shows up on the market. When I checked, nothing was for sale and one suite was for lease, which is about as busy as it gets here. Buyers who want a townhouse near the Shops at Don Mills tend to wait for a complex like this rather than find it by chance. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

95 Dutch Myrtle Way Townhouses is a 46-suite condominium townhouse complex at 38 to 110 Dutch Myrtleway and 71 to 99 Dutch Myrtle Way in the Banbury-Don Mills area of North York, Toronto, with Don Mills Road as the nearest main street. It was built in 1980. The condominium corporation is YCC-523, registered on 29 July 1980, and Maple Ridge Community Management is listed as the property manager. Condos.ca lists barbecues as permitted and visitor parking, and no fee inclusions.

Where it sits in Don Mills

Don Mills was planned between 1952 and 1965 as a self-contained new town, designed by Macklin Hancock for E.P. Taylor. The plan grouped homes into neighbourhoods around a central shopping centre, used curving roads and cul-de-sacs to slow traffic, and connected parks and ravines with walking paths.

This complex came later, in 1980, as one of the townhouse communities filled in around the original plan. Its nearest main street is Don Mills Road, which puts it close to the commercial heart of the neighbourhood at Lawrence and Don Mills.

That heart has changed. The original Don Mills Centre was demolished in 2006 and replaced by the Shops at Don Mills, an outdoor retail and restaurant centre that opened in 2009. For owners here that means groceries, restaurants and a weekend stroll within the neighbourhood itself, which is not something every older North York townhouse complex can claim.

Further south, Line 5 Eglinton opened in 2026, with stations along Eglinton just south of Don Mills. The transit panel beside this review gives the exact stops and times from this address.

A small corporation of 46

With 46 suites, this is a small corporation. That keeps the community personal and the decisions manageable, but it also means a big repair is shared among fewer owners than in a larger complex. The reserve fund needs to be healthy enough to carry the large items without surprises.

At about 45 years old, the complex will have replaced roofs, windows and exterior doors at least once, or should be planning to. Ask what has been done and when, and look at the reserve fund study for anything large scheduled in the next five years, such as paving, fencing or underground services.

Maple Ridge Community Management is listed as the manager. It is also listed for 33 Broadpath Road Townhouses, another older Don Mills townhouse corporation, so it knows complexes of this age. Ask how often the board meets and whether recent annual meetings reached quorum.

Two street spellings and thin records

A small but real point before anything else: the street is written two ways. Condos.ca records the addresses as both Dutch Myrtleway and Dutch Myrtle Way, and listings use either. If you set up a search or an alert, use both spellings or you may miss a suite.

The same goes for documents. Your lawyer will work from the legal description, not the street name, so make sure the suite you are buying is in YCC-523 and that the status certificate is for that corporation. In a neighbourhood with several townhouse corporations close together, it is worth the minute it takes.

Public records for this complex are limited. Condos.ca lists barbecues as permitted and visitor parking, but no developer, architect, suite-size range or fee inclusions. I have not been able to confirm layouts, basements or parking arrangements from an independent source, so I will not describe them.

Ask the listing agent for floor plans and the registered square footage, and confirm in the declaration which parking spaces belong to the suite and what is exclusive-use common element, such as a yard or patio. Those details decide what you actually own and what you will pay to maintain.

Barbecues permitted is a listing tag, not a rule. Read the declaration and the rules for where and what type of barbecue is allowed before you plan your summer around one.

A townhouse, not an apartment

Much of the condo inventory around Lawrence and Don Mills is in apartment buildings. A condominium townhouse is a different purchase. You get your own front door, usually more than one level, and no elevator or corridor to share.

You also take on more of the running of the home. In many townhouse corporations the owner looks after the interior systems, such as the furnace and water heater, while the corporation handles the exterior and grounds. Where that line falls here is set out in the declaration, so read it before you assume the fee covers a repair.

Stairs come with the format. If you are buying to stay into retirement, walk the stairs in the specific suite more than once and think about how they will feel in ten years.

Pricing a complex that rarely lists

Nothing was listed for sale when I checked, so I cannot give you a current asking range. With 46 suites, the complex can go long stretches without a sale. The sales panel beside this review shows what has traded on the MLS; treat any average built from a few sales with caution.

Condos.ca lists no fee inclusions for this complex. Get the current fee and what it covers in writing. If heat and hydro are on your own meters, add them back before you compare this fee with a condo apartment where utilities may be included.

When I value a suite here, I look at recent sales in this complex and in other Don Mills townhouse corporations of similar age, then adjust for condition. After 45 years, renovations vary a lot from home to home. If you are looking at a specific suite, book a call and I will pull the comparables.

Amenities at 95 Dutch Myrtle Way Townhouses

Jatin’s honest take on 95 Dutch Myrtle Way Townhouses

Who this building suits

Families and downsizers who want a townhouse within reach of the Shops at Don Mills and are happy in an older home. It also suits patient buyers, because suites come up rarely, and owners who prefer a small, settled community to a large complex.

What I’d want you to check

Read the reserve fund study and recent board minutes, because in a 46-suite corporation each owner carries a meaningful share of every major repair. Confirm which exterior components have been replaced since 1980. Get the fee and its inclusions in writing, confirm the suite’s parking and any exclusive-use areas, and search both spellings of the street when you look for comparables.

The value question

Value here comes from location and scarcity. A townhouse near the Shops at Don Mills is hard to find below detached prices, and a well-kept suite in a well-funded corporation is a sound long-term hold. The discount on a tired suite is only worth taking if you have priced the renovation and the corporation’s finances check out.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
