Do mostly owners or renters live here?

Leases 81%Sales 19%

Renter-heavy building. Of 31 deals here in the last 24 months, 25 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Dream Residences at Yorkdale?

3units registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Dream Residences at Yorkdale

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Dream Residences at Yorkdale is one of the cheaper ways into a newer condo near Yorkdale on a per-square-foot basis, and the reason is sitting in the monthly fee. At 84 suites, this is a small building with a small budget, and that cuts both ways. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Dream Residences at Yorkdale is a 9-storey, 84-suite mid-rise condominium at 16 McAdam Avenue in the Yorkdale-Glen Park neighbourhood of North York, Toronto. It was developed by Dream Maker Realty and completed in 2017, and the condominium corporation, TSCC-2595, was registered on 29 May 2017. Maple Ridge Community Management is listed as the property manager. Maintenance fees include heat and water.

A small mid-rise in a big-box neighbourhood

Nine storeys and 84 suites makes this a boutique building by Toronto standards. You get fewer neighbours, quieter elevators and a lobby where people recognise each other. You also get fewer owners to share every repair, which is the part buyers tend to forget.

The building sits on McAdam Avenue, a side street in the Yorkdale-Glen Park area, which is mostly post-war houses, low-rise commercial and the retail cluster around Yorkdale Shopping Centre. A side-street address usually means less traffic noise than a unit facing Dufferin or Lawrence.

Dream Maker Realty is not one of the large Toronto condo developers, and I could not find a published architect or design history for this project. That is not a red flag on its own, but it means the building’s track record lives in its own paperwork rather than in a developer’s portfolio.

Being on the smaller side also shapes the buyer pool. Small buildings tend to have fewer listings at any one time, which can make comparables thin, but they also tend to attract owners who stay longer. Ask how many units are owner-occupied, because that often tells you how the board thinks about spending.

Why the fee is high, and what it buys

Across the current listings, fees work out to about $1.08 per square foot, which is high for a 2017 building with a short amenity list. In larger towers, a concierge and a pool are what push fees up. Here the explanation is more likely scale: insurance, management, cleaning and the reserve fund are split among only 84 suites.

Condos.ca lists heat and water as included. That helps in winter, because you are not paying a separate heating bill, and it is worth adding back when you compare this building against one where heat is on your own meter. Confirm whether hydro is separately metered, and check whether parking and a locker are owned with the unit or rented.

Building insurance is not listed among the inclusions on condos.ca. Every corporation must carry insurance, so this is most likely a gap in the listing data rather than a missing policy, but read the status certificate to see what the fee actually covers.

Layouts and who buys here

The current listings range from a one-bedroom-plus-den in the 600 to 699 square foot band up to two-bedroom-plus-den plans in the 900s. That spread tells you the building was planned for owner-occupiers as much as investors, with more two-bedroom stock than a typical investor tower.

There is a penthouse level, which in a building this size usually means a handful of units with larger terraces or higher ceilings. If you are looking at one, ask for the floor plan and confirm the exclusive-use terrace area in the declaration.

For downsizers from the surrounding houses, a small building near Yorkdale with heat included is a sensible fit. For a young buyer, the appeal is the price per square foot, as long as the fee fits the monthly budget.

Yorkdale-Glen Park, day to day

Daily life here revolves around Yorkdale and the shopping along Dufferin Street. Groceries, big-box stores and the mall are close, and Highway 401 and the Allen Road are quick by car. It is a practical neighbourhood rather than a pretty one.

The wider area is changing. In 2022 a large redevelopment of the Yorkdale Shopping Centre lands, with a series of residential towers around the mall, went to the City’s design review panel, and reporting at the time described it as a multi-decade, 19-tower plan. If even part of it is built, this side of Dufferin will look very different in 15 years.

The transit panel on this page shows the nearest subway and bus stops. For a commuter, that matters more than anything I can tell you about the neighbourhood.

For a small building, nearby growth is mostly good news. More housing and retail around Yorkdale should support demand for existing condos, and a 2017 building will still look reasonably current next to new towers. The risk is a long stretch of construction on the roads you use every day.

Pricing and fees at Dream Residences

The building average on condos.ca is about $621 per square foot, which is low for a 2017 condo in North York. Newer buildings around Yorkdale and Lawrence West commonly sit well above that, so on price alone this building looks like value.

Three units are listed for sale right now, asking between $399,900 and $679,000. Monthly fees across those listings run from about $713 to $1,027, or roughly $1.08 per square foot. That fee level is a big part of why the purchase price is lower: buyers and their lenders price the monthly carrying cost into what they will pay.

Run the numbers both ways before you decide. A lower price with a higher fee can still beat a higher price with a lower fee on total monthly cost, especially with heat included, but it will usually appreciate more slowly. See my building sold report for what has actually traded here.

With only three listings, the asking range is a snapshot, not a trend. In a building this size, a single sale can move the average noticeably, so look at the last year of resales as a group.

The amenity list is short: a party room and visitor parking. If you want a gym or pool you will be paying for a membership elsewhere, so factor that in when you compare fees with larger buildings nearby.

Jatin’s honest take on Dream Residences at Yorkdale

Who this building suits

Owner-occupiers who want a newer, quieter building near Yorkdale and value a lower price per square foot over a long amenity list. It suits downsizers from the area and buyers who prefer a small building where they know their neighbours.

What I’d want you to check

Ask for the reserve fund study and the last two budgets, and look at why the fee sits above a dollar a square foot. In a building of 84 suites, one large repair can mean a special assessment, so read the board minutes for any planned work on the roof, garage or mechanical systems. Confirm what the fee includes beyond heat and water, and whether parking and a locker come with the unit.

The value question

At around $621 per square foot, the purchase price is attractive for a 2017 building. The catch is that the fee will be with you every month and will likely rise, and it will also limit how much the next buyer pays. If the reserve fund is healthy and the fee fits your budget, this can be a sensible buy for an owner who plans to stay. As an investment, the fee makes the rent math harder.
