Renters, Airbnb and elevators at Dutch Myrtleway Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Dutch Myrtleway Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Dutch Myrtleway Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Dutch Myrtleway is the kind of townhouse complex buyers walk past without noticing: 37 homes from 1979, set around an inner courtyard a few minutes from the Shops at Don Mills. Inside, the homes are bigger than most people expect, close to 1,900 square feet over three levels with a garage. The real story is the exterior work the corporation has just been through, and what it means for the next buyer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Dutch Myrtleway Townhouses is a 37-home low-rise condominium townhouse complex at 2 to 32 Dutch Myrtleway, 1 to 23 Wax Myrtle Way and 7 Dutch Myrtle Way, Toronto M3B, near Don Mills Road and Lawrence Avenue East in Banbury-Don Mills, part of the York Mills, Don Mills, Lawrence Park, Bathurst Manor and midtown-north Toronto area. It was built in 1979. The condominium corporation is YCC-493, registered on 19 September 1979, and condos.ca lists Maple Ridge Community Management as the manager. No developer is recorded, and condos.ca does not publish what the fees include.

A 1979 courtyard complex inside a planned town

Don Mills was one of Canada’s first fully planned communities. E.P. Taylor’s company built it between 1952 and 1965 to a plan by Macklin Hancock, who separated walking paths from roads, grouped homes around green space and controlled materials and design. Dutch Myrtleway came later, registered in 1979, but it follows the same idea: the homes face a landscaped inner courtyard rather than a busy street.

The street names are confusing, so get them straight before you search. The complex covers 2 to 32 Dutch Myrtleway, 1 to 23 Wax Myrtle Way and 7 Dutch Myrtle Way. Listing sites spell the street both as one word and as two. The neighbouring homes at 38 to 110 Dutch Myrtleway and 71 to 99 Dutch Myrtle Way are a separate corporation, listed on condos.ca as 95 Dutch Myrtle Way Townhouses, with its own budget, reserve fund and rules.

That matters more than it sounds. Two homes a few doors apart can sit in different corporations with different fees, different repair histories and different special assessment exposure. Always confirm the corporation number on the status certificate.

Three storeys, about 1,900 square feet and a garage

Condos.ca does not publish suite sizes, but two recent listings on Wax Myrtle Way describe the same basic home: three storeys, three bedrooms, four bathrooms and roughly 1,800 to 1,999 square feet. Both had two parking spaces, one in an attached garage and one on the front pad.

One plan had an open main floor with a formal dining room, a living room with a wood-burning fireplace and a walkout to a back patio, plus a large second-floor family room looking down over the main level. Both described each upstairs bedroom with its own full bathroom, which is unusual for a townhouse of this age and makes the homes work well for teenagers, a parent living in, or roommates.

The lower levels differ. One listing called its basement partial; the other described a finished lower level with a recreation room, mudroom and laundry. One also reported a heat pump with natural gas backup and central air. Expect every home here to have been updated differently over 45 years, so judge each one on its own.

If the home has a wood-burning fireplace, have the chimney inspected and check who maintains it under the declaration.

The exterior work, and why it changes the math

Recent listings describe a large round of work on the common elements: rebuilt walls, new concrete staircases, galvanized metal railings, new landscaping, interlock front pads and waterproofing on terraces and stairs. One listing said a special assessment completed in 2024 paid for reconstructed walkways and stairways, brick retaining walls and new railings.

For a buyer, finished work like this can be good news. Retaining walls, stairs and waterproofing are expensive and often deferred, and if they were funded and completed before you buy, you are not the one paying for them. The question is whether the reserve fund was drawn down to do it, and what is left for roofs, windows and the private grounds.

Do not rely on listing descriptions for any of this. Ask for the status certificate, the latest reserve fund study and two years of board minutes, and confirm whether any part of the assessment, or any new levy, is still outstanding.

Living near Don Mills and Lawrence

The Shops at Don Mills, the open-air centre that replaced the old Don Mills Centre in 2009, is the obvious draw: groceries, restaurants and everyday errands without getting on the highway. Listings also point to the Donalda golf club nearby and quick access to the Don Valley Parkway.

The bigger change is to the south. Line 5 Eglinton opened in 2026, and the Eglinton corridor between Leslie and Don Mills is filling in with towers such as the Auberge on the Park community at Leslie and Eglinton. That brings more people and more retail to the area over time, while this courtyard stays a low-rise pocket. Transit, school and walking details are in the panel on this page.

Pricing a family-sized townhouse in Don Mills

There were no homes for sale or for rent here on condos.ca at the time of writing, and condos.ca did not publish a building price per square foot. With 37 homes, sales come up a few times a year at most, so the recorded sales and leases on this page are the best starting point.

When you compare, compare like with like. These are three-storey homes of close to 1,900 square feet with a garage and two parking spaces, which puts them closer to a small semi-detached house than to a condo apartment. The right comparables are other 1970s and 1980s townhouse condominiums in Don Mills and Parkwoods, adjusted for basement finish, kitchen and bathroom updates, and what the fee covers. One listing reported that the fee covered common-area maintenance, building insurance and water; confirm that in the budget.

Watch the fee trend as well. A corporation that has just finished a major project may need to raise fees to rebuild its reserve, so ask whether an increase is budgeted for the coming year.

If you own here and want to know where your home sits, ask me for the building sold report and I will pull the comparables that actually apply.

Amenities at Dutch Myrtleway Townhouses

There is no gym, pool or party room here, and you are not paying for one. The fee goes to the courtyard, the grounds, the exterior and the reserve fund, which is exactly where a 1979 townhouse complex needs its money.

Jatin’s honest take on Dutch Myrtleway Townhouses

Who this building suits

Families who need three bedrooms, three or four bathrooms and a garage in Don Mills without paying for a detached house, and downsizers who still want a full-size home but are done with roofs and snow. The bedroom-with-its-own-bathroom layout also suits multigenerational households. The courtyard setting also suits young children, with no through traffic in front of the door.

What I’d want you to check

Get the status certificate and confirm the corporation is YCC-493, not the neighbouring complex. Ask what the recent exterior work cost, how it was paid for, and what the reserve fund study now says about roofs, windows and the courtyard. In the home itself, check the heating system’s age, the basement for past water, and the windows, since many may be original or one round into replacement.

The value question

If the 2024 work is fully paid and the reserve fund is healthy afterward, a buyer here gets a large, ground-related home on the back of repairs the previous owners already funded. That is the best version of buying an older townhouse. If the reserve fund was emptied to do it, expect fees to rise, and price that into your offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
