Living here
Renters, Airbnb and elevators at Wynford Place
Do mostly owners or renters live here?
Mostly owner-occupied. Of 14 deals here in the last 24 months, 5 were leases and 9 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Wynford Place?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Wynford Place
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Wynford Place has no small suites at all, and that tells you who it was built for. This 1982 tower has 172 suites over 24 storeys, every one of them between about 1,125 and 1,823 square feet, set on landscaped grounds above the Don Valley. Line 5 has just opened to the south, which changes how this location works day to day. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Wynford Place is a 24-storey, 172-suite condominium at 75 Wynford Heights Crescent in Banbury-Don Mills, North York, Toronto, near Eglinton Avenue East and the Don Valley Parkway. It was developed by Rocklyn Holding and built in 1982; the condominium corporation, MTCC-577, was registered on 1 April 1982. Crossbridge Condominium Services is listed as the manager. Suites range from roughly 1,125 to 1,823 square feet. Maintenance fees include common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water.
Wynford Place at a glance
A tower of large suites, few per floor
Most towers mix studios, one-bedrooms and a few large plans. Wynford Place starts where most buildings stop: the smallest suites are about 1,125 square feet and the largest about 1,823. One listing describes only three to five suites per floor, which explains the sizes and means short hallways and few neighbours on your level.
That layout came from a time when condominium towers were sold to people moving out of houses, not to investors. The result is proper bedrooms, real dining space and storage you can actually use, which is very hard to find in a building built in the last 20 years.
Listings describe views over the Charles Sauriol Conservation Area and the Don River valley from many suites, and the building sits on about 4.5 acres of landscaped grounds. Ask which direction a suite faces before you view it, because the valley side and the street side are very different experiences.
The amenity list is longer than it looks
Condos.ca lists a concierge, security guard, party room, meeting room and sauna. A recent listing describes much more: a fitness room, an indoor pool, a whirlpool, an indoor squash court, an outdoor tennis court, a golf practice room, a woodworking workshop, a car wash bay and an outdoor patio with barbecues.
Because the two sources differ, I would treat the longer list as something to verify on a tour rather than take as given. If it is all there and maintained, it is a package that newer buildings in the area rarely offer, and the workshop in particular is something I almost never see.
The same listing mentioned that the changing rooms were being renovated. That is a good sign that the corporation is reinvesting, and a reminder that a 1982 building with a pool carries real ongoing costs that every owner shares through the fee.

One fee for nearly everything
The fee covers common elements, heat, hydro, air conditioning, cable TV, building insurance, parking and water. One listing also reports high-speed internet in the fee and a separate annual charge for a locker, so confirm both before you compare.
With hydro included, your monthly fee is close to your whole cost of occupancy apart from property tax. That makes Wynford Place look expensive next to a newer building with a lower quoted fee, until you add that building’s hydro, heating, cooling, parking and internet back on.
The risk with an all-in fee is that it moves with energy prices and bulk contracts. Ask the manager how the fee has changed over the past five years and what the budget assumes for utilities.
Wynford Heights after Line 5
For decades this pocket was car-first: a cluster of towers and offices on the edge of the Don Valley, a short drive from the Shops at Don Mills, with the Don Valley Parkway at the door. Line 5 Eglinton, the Crosstown, opened along Eglinton in early 2026 after about 15 years of construction, and it adds a rail option along the corridor south of the building.
Listings mention the Aga Khan Museum and the Ismaili Centre within walking distance, a small grocer and pharmacy close by, and the Don trail system steps from the grounds. The data panel beside this review shows the nearest transit, schools, parks and food, so I will not repeat distances.
New transit tends to bring new towers. Expect proposals along Wynford Drive and Eglinton over the coming years, which means construction and new supply, but also more services within walking distance.
The Don Valley side of the site faces conservation land and ravine, so the views and green space that sell suites here are not the part most likely to change. What changes is the street side, and that is worth weighing when you choose a suite.
Pricing: big suites at a mid-range price per foot
Wynford Place averages about $601 per square foot. That is below the newer towers on Wynford Drive, Accolade at about $696 and The Rosewood at about $723, and well below a detached house in Don Mills on a per-foot basis. Because every suite is large, the total price is higher than those numbers suggest, but you are buying far more space for each dollar. For a buyer comparing a two-bedroom of 800 square feet in a new tower with a suite of 1,200 or more here, the per-foot figure is the fairer comparison.
Fees per suite are high in absolute terms, because the suites are large and the fee carries hydro, heat, cooling, cable and parking. Compare the fee with your current utility, cable and maintenance costs rather than with a one-bedroom’s fee in a new building.
There were no suites listed for sale when I checked, so I have no current asking range to quote. The building’s recent sales in aggregate are in the panel beside this review, and my building sold report can give you the detail.

Amenities at Wynford Place
If the full list checks out, this is a building where you can swim, play squash or tennis, work out and use a workshop without leaving home. That depth is uncommon in newer towers, and it is also part of why the fee is high, so look at what the reserve fund plans for the pool and courts.
Jatin’s honest take on Wynford Place
Who this building suits
Downsizers from Don Mills, Leaside, Lawrence Park and York Mills who want to keep house-sized rooms, a staffed lobby and one monthly bill. It also suits buyers who value the Don Valley trails and green views over a busy street life, and families who need more room than a newer tower offers at a price below a house.
What I’d want you to check
This is a 1982 tower, so read the reserve fund study for windows, balcony slabs and railings, elevators, the roof, the garage and the pool. Ask about the fee history and what the bulk utility and internet contracts cost. Confirm the locker charge and the parking attached to the suite, and check the pet rules in the declaration, since condos.ca lists a pet restriction.
The value question
At about $601 per square foot for suites this large, with nearly all utilities bundled and Line 5 now running, I think the value is good for an owner who plans to stay. The risk is age, not location: if the reserve fund is healthy and the major work is planned and funded, this is one of the better ways to buy real space in Don Mills.
