Living here
Renters, Airbnb and elevators at 150 Palmdale Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 150 Palmdale Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 150 Palmdale Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

150 Palmdale Drive is one of the oldest condominium townhouse complexes in Scarborough, and its corporation number, YCC-101, says so. Sixty homes, registered in January 1973, on a quiet street a short walk from Sheppard and Warden. Buying here is less about finishes and more about how a 50-year-old corporation has been run. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
150 Palmdale Drive Townhouses is a 60-home condominium townhouse complex at 150 Palmdale Drive in the Tam O’Shanter-Sullivan neighbourhood of Scarborough, Toronto, near Sheppard Avenue East and Warden Avenue. It was built in 1973, and the condominium corporation is YCC-101, registered on 24 January 1973. Condos.ca lists no developer and does not list what the maintenance fee includes. Listed features are a parking garage, visitor parking and permission to barbecue.
150 Palmdale Drive Townhouses at a glance
An early condominium, and what the number tells you
YCC stands for York Condominium Corporation, the register used before Metro Toronto numbering took over. A number as low as 101, registered in January 1973, puts this complex among the first wave of condominiums in the Toronto area, only a few years after Ontario first allowed condominium ownership in 1967.
That history matters for how you read the paperwork. Declarations and bylaws from the early 1970s were often drafted before many of today’s standard rules existed, and some have been amended several times since. Ask for the declaration and every amendment, not just the current rules, so you know exactly what you own and what the corporation owns.
One oddity in the listing data: condos.ca shows the property manager as York Condominium Corporation, which is simply the corporation’s own name. That may mean the complex is self-managed by its board, or that the record has not been updated. Confirm who actually manages the complex, and for how long, before you go firm.
Sixty townhomes, not an apartment building
Condos.ca records the complex as one floor, which is how it classifies many townhouse complexes rather than a description of the homes. Homes in Scarborough townhouse complexes of this era are usually two storeys with a basement, so confirm the levels, bedrooms and finished space of the specific home you are viewing.
A parking garage is listed among the features. In a 1970s townhouse complex that can mean an attached garage per home or a shared garage structure, and the difference affects both daily life and the corporation’s repair bill. Ask which applies here, how many spaces come with the home, and whether they are owned, exclusive-use or assigned.
Sixty homes is a workable size. It is large enough that big projects, such as roofs or paving, are shared among a reasonable number of owners, and small enough that the board is made up of neighbours you will meet. Visitor parking is listed, which matters on a street where many households have more than one car.
Expect a wide spread of condition across the 60 homes. After five decades, some will have new kitchens, bathrooms and finished basements, and others will be close to original. Look at the electrical panel, plumbing, furnace and windows in the home itself, and get a home inspection even though it is a condominium.

Fifty years of roofs, windows and paving
Condos.ca does not list what the fee includes. In most townhouse complexes of this type, owners pay their own heat and hydro and the fee covers common elements, insurance and the reserve fund, but I would not assume that here. Get the exact inclusions from the status certificate and ask the seller for a year of utility bills.
What matters most in a 1973 complex is the replacement cycle. By now, most original roofs, windows, doors and private roadways have been replaced at least once, and some components may be on their second or third round. The reserve fund study shows which have been done, which are due, and whether the fund is on track to pay for them.
Also ask what the declaration makes the owner’s responsibility. In many older townhouse corporations, items such as windows, doors or furnaces sit with the owner rather than the corporation. That changes what a low fee really means, and it changes what you should budget for after closing.
Daily life near Sheppard and Warden
Palmdale Drive runs through Tam O’Shanter-Sullivan, a settled pocket of Scarborough bounded by Highway 401, Huntingwood Drive, Kennedy Road and Victoria Park. The neighbourhood is named after the Tam O’Shanter golf course and O’Sullivan’s Corners, the old crossroads at Victoria Park and Sheppard.
Everyday shopping is a short drive or a longer walk away. Agincourt Mall at Sheppard and Kennedy sits in the same neighbourhood, and Bridlewood Mall at Warden and Finch is just to the north, with a Metro, an Asian supermarket and a library branch that moved into a larger space in the mall in 2024. Vradenburg Park and Wishing Well Park are part of the local park network.
The change to watch is at Agincourt Mall. North American Development Group has a master plan for 12 towers on the 26-acre site, with a first phase of two towers of 42 and 26 storeys. It will take years, but it will bring more people, new shops and construction traffic to Sheppard. The data panel on this page covers transit, schools and walkability from this address.
Pricing a complex that rarely lists
There were no active listings and no building average price per square foot in the data when I checked, which is normal for a 60-home complex. Homes here come up a few times a year at most, so the building alone rarely gives you enough sales to price from.
When one does list, I price it against recent sales here and in comparable 1970s townhouse complexes nearby, adjusting for size, bedrooms, basement finish, garage and condition. Condo apartments on Palmdale, such as 242 Palmdale Drive Condos and 270 Palmdale Drive Condos, are a different product and are not good comparables for a townhouse.
Fees in older townhouse complexes are usually far lower per square foot than in towers, because there is no concierge, pool or elevator to run. A low fee is only good value if the reserve fund is healthy. My building sold report shows what has actually traded here.

Amenities at 150 Palmdale Drive Townhouses
There is no clubhouse, gym or pool on the list, so the amenities here are practical ones: parking, visitor spaces and a barbecue on your own patio. For a townhouse buyer that is usually the point, because it keeps the fee aimed at the homes themselves.
Jatin’s honest take on 150 Palmdale Drive Townhouses
Who this building suits
Families who need more space than a condo apartment offers and want to stay in north-central Scarborough, and buyers moving up from an apartment who want a front door, a patio and a garage without the full cost of a freehold house. It suits less well if you want a new build, an amenity package or a complex with frequent resale comparables.
What I’d want you to check
Start with management: confirm who runs the complex, because the listing data names the corporation itself. Then read the reserve fund study closely for roofs, windows, doors, paving and any shared garage structure, and check what the declaration makes the owner’s responsibility. Review two years of board minutes and the fee history, and ask whether any special assessment is planned.
The value question
Townhomes in established Scarborough complexes are one of the few ways to get family-sized space in Toronto at a condo price. The value here depends on the corporation’s finances and on the condition of the specific home, since a renovated home and an original one can be far apart. If the reserve fund and the home both check out, it is a sensible long-term purchase.

Condos.ca lists York Condominium Corporation, which is the corporation’s own name. That may mean it is self-managed; confirm the current manager before you buy.
