Living here
Renters, Airbnb and elevators at 15 Huntingwood Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 15 Huntingwood Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 15 Huntingwood Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

15 Huntingwood Drive sits right at the western edge of Scarborough, a few steps from Victoria Park Avenue and the North York line. It is a 41-home townhouse complex from 1974, which means family-sized space at a price a new town cannot match, and a 50-year-old corporation you need to understand first. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
15 Huntingwood Drive Townhouses is a 41-home condominium townhouse complex at 15 Huntingwood Drive in the L’Amoreaux West area of Scarborough, Toronto, near Victoria Park Avenue and Huntingwood Drive. It was built in 1974, and the condominium corporation is YCC-142, registered on 23 May 1974. Synapse Property Management is listed as the property manager. Listed features are a parking garage and visitor parking. Condos.ca lists no developer and does not list fee inclusions.
15 Huntingwood Drive Townhouses at a glance
On the boundary, in more ways than one
Victoria Park Avenue was the old boundary between Scarborough and North York, and this complex sits just east of it. Huntingwood Drive is also a neighbourhood line: Wikipedia treats it as the edge between L’Amoreaux to the north and Tam O’Shanter-Sullivan to the south, while condos.ca places this address in L’Amoreaux West.
In practice, that means you can shop and commute in both directions. North York’s plazas along Victoria Park and Sheppard are as close as Scarborough’s, and Highway 401 and the Don Valley Parkway are both a short drive for anyone heading downtown by car.
It also explains the history. O’Sullivan’s Corners, the old crossroads at Victoria Park and Sheppard, had a hotel and post office from 1892, and the Bridlewood subdivision to the east was laid out in the 1960s by the Robert McClintock Company, winning provincial development awards. This complex came a decade later, as the area filled in.
Transit along this corridor may change too. In 2019 the province announced that Line 4 Sheppard would be extended east to McCowan Road, replacing an earlier light rail plan, though no construction start or opening date has been set. If it goes ahead, it would run along Sheppard south of this complex.
Forty-one townhomes and a professional manager
Condos.ca lists Synapse Property Management as the manager. For a 41-home complex, professional management usually means regular financial statements, a reserve fund study on schedule and a contact who handles contractors and owner requests.
Ask how long Synapse has been in place, what the contract costs and when it renews. In a mid-sized townhouse corporation, the management fee is a real line in the budget, and a recent change of manager is worth understanding before you buy.
At 41 homes, big projects are shared among enough owners to be manageable, but not so many that one large repair disappears into the budget. The board is likely a handful of neighbours, and two years of minutes will tell you how engaged they are.
Insurance is worth its own question. A corporation’s premium can change significantly at renewal, and its deductible can become your bill if damage starts in your home. Ask what the current policy costs, what the deductible is and how the bylaws assign it.

Garages, layouts and a 1974 build
Condos.ca records the complex as one floor, which is a classification convention for townhouses rather than a description of the homes. Confirm the levels, bedrooms and basement space of any home you are viewing from the floor plan and a visit.
A parking garage and visitor parking are listed. Ask whether that means attached garages or a shared structure, how many spaces come with the home and whether they are owned or exclusive-use. A shared garage brings its own repair costs, which belong in the reserve fund study.
After 50 years, homes vary widely in condition. Some will have new kitchens, windows and finished basements; others will be close to original. Get a home inspection, check the electrical panel and furnace, and ask which renovations the corporation approved.
Ask about the outdoor space as well. Find out whether the yard or patio is exclusive-use common element, who maintains fences and trees, and what the rules allow for decks, sheds or gardens.
Fees, inclusions and the replacement cycle
Condos.ca does not list what the fee includes. Many townhouse complexes of this age leave heat and hydro to each owner and use the fee for common elements, insurance and the reserve fund, but confirm it in the status certificate and ask the seller for a year of utility bills.
The key question for a 1974 complex is where it is in the replacement cycle. Roofs, windows, doors, paving and drainage have all been through at least one round by now. Read the reserve fund study to see what has been done, what is due in the next ten years and whether contributions are keeping pace.
Also read the declaration. Older townhouse corporations often make owners responsible for items such as windows, doors or furnaces, which lowers the fee but moves the cost to you. Make sure you know which model applies here.
How I would price a home here
There were no active listings and no building average price per square foot in the data when I checked. With 41 homes, sales come up occasionally, so I price homes here against recent sales in this complex and in comparable 1970s townhouse corporations in L’Amoreaux and Tam O’Shanter-Sullivan, adjusting for size, bedrooms, basement, parking and condition.
Being on the North York side of Scarborough can help resale, because buyers searching in both districts may see the home. It does not change the fact that this is a 1974 complex, and its price should reflect the corporation’s finances as much as the home’s finishes.
My building sold report shows what has actually traded here.
If you are set on this complex, be ready before a home lists. Get pre-approved, know your maximum and have a lawyer ready to review the status certificate quickly. In a 41-home corporation, a well-kept home at a fair price does not usually wait for a buyer who is still arranging financing.

Amenities at 15 Huntingwood Drive Townhouses
Parking is the only amenity listed: a garage and visitor spaces. In a townhouse complex that is a reasonable trade, since there are no shared facilities to fund and the fee can go toward the homes and grounds. Bridlewood Mall at Warden and Finch, with its expanded library branch, is the nearest larger community hub.
Jatin’s honest take on 15 Huntingwood Drive Townhouses
Who this building suits
Families who want townhouse space with quick access to both Scarborough and North York, and commuters who drive to downtown via the 401 or the Don Valley Parkway. It also suits condo-apartment owners in the area who want a front door and a garage without moving far. It suits less well if you want new construction, amenities or a home far from a busy arterial.
What I’d want you to check
Read the reserve fund study for roofs, windows, doors, paving and any shared garage, and see whether contributions match the plan. Confirm the fee inclusions, parking for the specific home and what the declaration makes the owner’s job. Review two years of board minutes and the fee history, and ask about any planned special assessment.
The value question
Older condominium townhomes at the western edge of Scarborough offer family space at a much lower cost than freehold homes on either side of Victoria Park. The value here depends on the corporation’s finances and the home’s condition, and on pricing it against real comparable sales. If both check out, I think it is a sensible long-term purchase.
