Living here
Renters, Airbnb and elevators at 242 Palmdale Drive Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 242 Palmdale Drive Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 242 Palmdale Drive Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

242 Palmdale Drive Condos is a small, self-managed complex from 1974, and that one word, self-managed, is what I want every buyer to understand before anything else. With 52 units of roughly 1,500 square feet, it offers house-like space in Tam O’Shanter-Sullivan at a condo price. Whether that is a good deal depends almost entirely on how well the owners run it. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
242 Palmdale Drive Condos is a 52-unit low-rise condominium at 160 to 242 Palmdale Drive in Scarborough, Toronto, in the Tam O’Shanter-Sullivan neighbourhood. It was built in 1974 by Keswick Construction. The condominium corporation is YCC-154, registered on 11 July 1974, and condos.ca lists it as self-managed. Units are listed at about 1,500 sq ft. The fee covers common elements, water and building insurance.
242 Palmdale Drive Condos at a glance
What self-managed really means
Most Toronto condominiums hire a licensed property management company to run day-to-day operations: collecting fees, hiring contractors, keeping records and preparing budgets. Condos.ca lists this corporation as self-managed, which usually means the elected board of owners does that work itself, sometimes with a bookkeeper or contractors for specific jobs.
Done well, self-management keeps fees low and gives owners close control of their own complex. Done badly, records go missing, maintenance gets deferred and the reserve fund falls behind. Neither outcome is visible from the street, which is why the paperwork matters more here than in a professionally managed tower.
Before you make an offer firm, ask for the status certificate, the most recent reserve fund study, the audited financial statements and at least two years of board minutes. If any of these are slow to arrive or incomplete, treat that as information about how the corporation is run.
It also helps to go to an owners’ meeting, or at least read the minutes of the last annual general meeting. In a self-managed complex, a handful of volunteers make every decision, and you want to know who they are, how long they have served, whether new owners are willing to step up, and whether the corporation has had trouble filling the board.
A 1974 complex with family-sized units
Condos.ca credits Keswick Construction as the builder and lists 52 units of about 1,500 square feet, classed as low-rise. Palmdale Drive has several separate condominium complexes from the same era, and this corporation covers the run of addresses from 160 to 242. Confirm the exact format of the unit you are viewing, including the number of levels and whether it has its own entrance, garage or yard.
At 1,500 square feet, these units are larger than almost any new condo suite in Scarborough. That suits families who need three bedrooms and a real kitchen, and buyers moving from a house who want to stay in the area without the full upkeep of a detached home.
Expect a wide range of condition. After 50 years, some units will have been renovated top to bottom and others will be close to original. Ask what has been updated inside the unit, including windows, electrical panel, plumbing and furnace or heating system, and what is the owner’s responsibility versus the corporation’s under the declaration.

What the fee covers and what it does not
Condos.ca lists the fee as covering common elements, water and building insurance. Heat and hydro are not listed, so you should expect to pay your own utilities. Ask the seller for a year of bills, because a 1974 unit’s heating costs depend heavily on its windows, insulation and heating equipment.
Condos.ca lists visitor parking but does not describe resident parking, so confirm where the unit’s parking is and whether it is owned, assigned or shared. It also lists a pet restriction without details; read the declaration and rules before you commit if you have animals.
The other line in the fee to understand is the reserve fund contribution. In a 52-unit complex, roofs, paving, exterior walls and windows are shared among few owners, so each household’s share of a major project is larger than in a tower. Look at whether the study expects increases and whether the board has followed it.
Insurance is the last item I would check. Ask for the corporation’s insurance certificate and the deductible, and then make sure your own unit owner’s policy covers that deductible amount. In older low-rise complexes, water damage and roof leaks are the claims that come up most often, and a high deductible can become an owner’s bill.
Living in Tam O’Shanter-Sullivan
Tam O’Shanter-Sullivan is a settled part of Scarborough with houses, townhouse complexes and older towers, and home to the City’s Tam O’Shanter Golf Course. The data panel on this page shows transit, schools, parks and nearby shopping for this address.
The longer-term change in the wider area is transit. Metrolinx is building the Line 2 subway extension north from Kennedy Station to Sheppard and McCowan. It will not be on this street, but it should improve rapid transit options for this part of Scarborough once it opens.
What units at 242 Palmdale cost
Condos.ca does not publish a building average for this complex, and when I checked nothing was listed for sale or for lease. That is common in small complexes where owners stay for decades, and it makes pricing harder, because there are few recent comparables.
For sold prices, use the panel on this page or ask me for a building sold report. If the building’s own sales are thin, I compare against similar 1970s townhouse-style complexes nearby, adjusting for size, condition and what the fee includes.
When comparing carrying costs, remember that heat and hydro are outside this fee. Add a realistic utility budget to the monthly fee, then compare that total with a tower where utilities are bundled. A low fee in a self-managed complex is only good news if the reserve fund is properly funded.

Amenities at 242 Palmdale Drive Condos
There is essentially no amenity package here: condos.ca lists visitor parking and nearby public transit, and nothing like a gym or pool. That is part of why the fee can stay modest, and it means you are paying for space and land rather than shared facilities.
Jatin’s honest take on 242 Palmdale Drive Condos
Who this building suits
Families who need about 1,500 square feet and buyers moving out of a house who want to stay in Tam O’Shanter-Sullivan. It also suits hands-on owners who are comfortable in a small community and might even serve on the board themselves.
What I’d want you to check
Read every document: the status certificate, reserve fund study, financial statements and board minutes, and make sure they are complete. Ask who handles day-to-day management and how contractors are chosen. Confirm the unit format, parking, pet rule and what the owner maintains, and get a year of utility bills. If you are financing, ask your lender early whether it has any concerns about a self-managed corporation.
The value question
The value here is space. Few places in Toronto offer 1,500 square feet with a condo fee that covers only common elements, water and insurance. If the corporation is well run and the reserve fund is healthy, that is a strong proposition for a long-term owner. If the paperwork is thin or the reserve is underfunded, I would walk away, because a small, self-managed complex has very little room to absorb a big repair.
