Can you Airbnb a unit at 3765 Sheppard Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 3765 Sheppard Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

3765 Sheppard Townhouses is a 1977 complex on Sheppard Avenue East that offers something most townhouse communities of its age do not: a recreation room. It has 61 condominium homes near Birchmount Road, west along Sheppard from the Agincourt Mall lands that are slated for major redevelopment. It is an older complex in an area that is about to change. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

3765 Sheppard Townhouses is a 61-unit condominium townhouse complex at 3765 Sheppard Avenue East in Scarborough, near Sheppard Avenue East and Birchmount Road, in the Tam O’Shanter-Sullivan area. It was built in 1977. The condominium corporation is YCC-306, registered on 21 January 1977, and Nadlan-Harris Property Management is listed as the property manager. Condos.ca records two storeys and lists a parking garage, a rec room, a security system and visitor parking. No developer is named in the records I could find, and no fee inclusions are published.

A townhouse complex with a rec room

Most 1970s townhouse corporations in Scarborough have nothing to share beyond the grounds and the parking. Condos.ca lists a rec room and a security system here, along with a parking garage and visitor parking.

A rec room is a genuine plus for a family complex: space for a birthday party, a meeting or a board election without booking a hall. It also costs money to heat, clean, insure and eventually renovate, so look for it in the budget and the reserve fund study.

Ask what the security system covers. In a townhouse complex it might mean a monitored garage door, cameras on common areas or an entry system, and each comes with its own contract and replacement cycle. The budget will show what the corporation pays for it.

Shared amenities also need rules. Ask how the rec room is booked, whether there is a fee, and who is responsible for damage. These details are usually in the rules, and they tell you a lot about how the complex is run.

Sixty-one homes from 1977

The corporation is YCC-306, registered in January 1977, within the first decade of condominium ownership in Ontario, which began with provincial legislation in 1967.

At 61 units, the complex is a reasonable size for a townhouse corporation. Major repairs are shared widely enough to be manageable, and there are usually enough sales over time to compare prices against, though sales here are not frequent.

Condos.ca records two storeys and does not publish suite sizes. Ask for a floor plan and measure the home, and confirm whether your unit has its own entrance at grade or is arranged differently within the block.

When the data was collected, two units were listed for lease and none for sale. That suggests a rental market exists here, which matters both to investors and to owner-occupiers who want to know how many neighbours are tenants. Ask management for the current number of rented units and read the declaration for any leasing rules.

The parking garage and the age of the complex

Condos.ca lists a parking garage. If that is a shared underground structure, it is likely the single most expensive item the corporation maintains, because waterproofing membranes and concrete slabs are costly to repair. Look for it by name in the reserve fund study, with the last repair date and the next planned one.

The rest of the list is familiar for a complex approaching fifty: roofs, windows and doors, exterior walls, paving and drainage. The reserve fund study should date each one. Several original items due at once usually means higher fees or a special assessment.

Inside the home, ask about the electrical panel and wiring, the furnace and air conditioner, the water heater and whether it is rented, and any original plumbing. Check the declaration to see which of these the owner maintains.

If a previous owner renovated, ask for permits and for written board approval of any work that touched the exterior or common elements, such as windows, doors or a patio. You inherit whatever was agreed, formally or not.

Sheppard East and the Agincourt Mall plan

The complex sits on Sheppard Avenue East near Birchmount, in an established area of houses, townhouses and apartments. The data panel on this page covers transit, schools and parks in detail.

The big change nearby is at Sheppard and Kennedy, where North American Development Group plans to redevelop the Agincourt Mall site. The master plan calls for 12 towers with new streets and parks across about 26 acres, close to Agincourt GO Station.

The first phase filed with the City, Block 7, includes 42- and 26-storey towers on a shared podium with about 659 homes and a new urban-format Walmart at its base. Projects of this size take years, but over time they bring new shops, services and parks to the area, along with construction and traffic while they are built.

For owners at 3765 Sheppard, the likely effect is gradual: more people and more retail choice along Sheppard over the next decade. Whether that lifts townhouse values here is not guaranteed, so I would buy for the home and the corporation and treat the redevelopment as a possible bonus.

What a home here costs

When the data was collected, nothing was listed for sale, and condos.ca publishes no suite sizes, price per square foot or fees for this complex. I will not invent a figure.

The right way to price a home here is against recorded sales inside YCC-306, adjusted for size, renovation and parking, and then against other 1970s townhouse complexes in the Sheppard and Birchmount area. The rec room and garage should show up in the fee, so compare fees with what each complex actually provides.

Ask the seller for the current fee and what it covers, and for any special assessment history. If you want the recorded sales here rather than asking prices, I can pull them through my building sold report.

Amenities at 3765 Sheppard Townhouses

The rec room sets this complex apart from most townhouse communities of its age, and it is useful for families and owner events. Together with the garage and security system, it is also part of what your fee pays to run and eventually replace.

Jatin’s honest take on 3765 Sheppard Townhouses

Who this building suits

Families and first-time buyers who want a townhouse in north Scarborough with a bit more shared space than usual, and buyers who want to own near the Agincourt Mall redevelopment before it changes the area. Investors will note that units do come up for lease here. It is less suited to anyone who wants new construction, modern amenities or a turnkey building with nothing left to replace.

What I’d want you to check

The reserve fund study, with particular attention to the parking garage, roofs and windows. Read the budget for the rec room and security system costs, the last two years of board minutes and any special assessment history. Confirm the layout and levels of the unit, which items the owner maintains, and the number of rented units and any leasing rules.

The value question

The value case is a mid-sized, older corporation with more shared amenities than most, in an area that will see major investment at Sheppard and Kennedy. If the garage and big exterior items are funded, I think it is a solid long-term hold for an owner-occupier. If the study shows a large garage repair coming without the money to pay for it, I would price that in or walk.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
