Living here

Renters, Airbnb and elevators at 7 Thunder Grove Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 7 Thunder Grove Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 7 Thunder Grove Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

7 Thunder Grove Townhouses is one of the smallest condo townhouse complexes in the Sandhurst Circle pocket of Agincourt North: 29 homes, registered in 1977, with no amenity package to pay for. That small size is the whole story here, for better and for worse. If you want a house-style home in Scarborough without buying a freehold, this is the kind of complex worth a close look, provided the paperwork is in order. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

7 Thunder Grove Townhouses is a 29-unit condominium townhouse complex at 1-19 Thunder Grove and 1051 Sandhurst Circle in the Agincourt North neighbourhood of Scarborough, Toronto. It was built in 1977, and the condominium corporation is YCC-361, registered on 16 November 1977. Condos.ca lists Eastway Property Management as the manager and does not name the original builder. I could not find a published list of what the monthly fee covers, so confirm the inclusions on the status certificate.

YCC-361

Twenty-nine homes, one of the earliest corporations in the area

YCC-361 dates to November 1977, which makes this one of the older registered condominium corporations in Agincourt North. The YCC prefix is the older York Condominium Corporation series, which came before the Metropolitan Toronto (MTCC) and Toronto Standard (TSCC) numbering used for later buildings.

At 29 homes, it is small. The surrounding Sandhurst Circle area is full of townhouse corporations from the same period, several of them two to four times this size, plus the Wedgewood Grove tower at 30 Thunder Grove. Small corporations have real advantages: fewer owners to agree on decisions, a board where your voice carries, and common areas that are easy to understand.

The trade-off is cost sharing. When a roof, a set of windows or a stretch of paving comes due, 29 owners split the bill instead of 100. That makes the reserve fund the single most important document you will read if you buy here.

What a 1970s Scarborough condo townhouse is really like

Complexes from this era were built as family housing: multi-level homes with their own front doors, small private yards or patios, and shared grounds and roads owned by the corporation. They feel much closer to a row house than to an apartment, and buyers usually choose them for that reason.

Condos.ca does not list a suite-size range for this complex, and I could not find floor plans online. Do not assume every home is the same. Over nearly 50 years, many owners in complexes like this have finished basements, opened up kitchens or changed the layout, so ask the seller exactly what has been altered and whether the corporation approved it.

One practical point: with a home this age, the original mechanicals are long gone or close to the end. Ask what the furnace, air conditioner and water heater are, whether the water heater is owned or rented, and how old the windows and doors are. In many townhouse corporations, the owner and the corporation split responsibility for windows, doors and roofs in different ways, and the declaration decides who pays.

Management, fees and the paperwork that matters

Condos.ca lists Eastway Property Management as the manager. I could not confirm the current fee or what it includes from a published source, and there were no active listings when I checked, so I am not going to guess. In townhouse corporations, fees usually cover common elements, building insurance and grounds work such as snow clearing and landscaping, while owners pay their own heat, hydro and water, but that varies, and only the status certificate will tell you for certain.

With no amenities to run, the fee here should mostly fund insurance, grounds, management and the reserve. That is why the reserve fund study matters so much. Ask when it was last updated, what major work it plans over the next ten years, and whether the corporation is contributing enough to pay for it without a special assessment.

Read recent board minutes too. In a small corporation, the minutes show quickly whether owners are discussing roofs, drainage, paving or insurance increases, and whether those discussions ended in a plan.

Daily life off Sandhurst Circle

This is a residential pocket north of Finch Avenue East near McCowan Road, built around crescents and courts rather than through-streets. It is quiet, it is car-friendly, and Highway 401 is a short drive south. The data panel on this page covers the nearest transit stops, schools and Walk Score, so use that for the exact distances.

For groceries and errands, most residents drive or take a short bus ride to the plazas along Finch, McCowan and Steeles. If you are coming from a downtown condo, expect a car to be part of daily life here, and check how many parking spaces come with the home you are looking at.

The longer-term change in Agincourt is the Line 2 subway extension that Metrolinx is building toward Sheppard Avenue and McCowan Road. Thunder Grove is well north of that future terminal, so it will still be a bus ride, but better rapid transit in the area tends to help demand for established family housing nearby.

How to think about price here

There were no homes for sale or for lease at 7 Thunder Grove when I checked, and condos.ca does not publish a building average per square foot for this complex. With only 29 homes, sales are infrequent, so a single recent sale can move any quoted average a long way.

When you compare monthly costs, compare like with like. A townhouse fee that looks higher than a nearby apartment fee may cover a lot less, because townhouse owners usually pay their own heat and hydro, or a lot more, if it funds a healthy reserve for roofs and windows. Ask for the current budget and line it up against the alternative you are considering.

The better way to price a home here is to compare it against recent sales in this complex and in the similar 1970s townhouse corporations around Sandhurst Circle, adjusting for size, renovations and parking. The automatic data panel on this page shows the aggregate sales and lease figures we have. For a full list of sold comparables, I can run my building sold report for you.

Jatin’s honest take on 7 Thunder Grove Townhouses

Who this building suits

Families and first-time buyers who want a house-style home with their own front door in Agincourt North, and buyers who prefer a small corporation where they can know the board. It also suits people who are happy to renovate an older home in exchange for a lower entry price than a freehold.

What I’d want you to check

This is a 1977 complex, so ask for the reserve fund study and look for roofs, windows, doors, paving, drainage and any underground services on the schedule. Confirm what the fee includes and what owners pay separately, which parts of the home the corporation maintains, how parking is assigned, and whether past renovations in the unit were approved. Read at least a year of board minutes.

The value question

In a corporation this small, value depends almost entirely on how well it has been run. A well-funded reserve and a recent roof and window cycle make a 1970s townhouse a solid buy; a thin reserve makes it a risk, no matter how good the kitchen looks. Get the status certificate reviewed before you firm up any offer.

I could not find a published list of inclusions. Townhouse fees often cover common elements, insurance and grounds work, but check the status certificate for this corporation.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
