Living here
Renters, Airbnb and elevators at 175 Alexmuir Townhouses
Do mostly owners or renters live here?
Mostly owner-occupied. Of 7 deals here in the last 24 months, 2 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at 175 Alexmuir Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 175 Alexmuir Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

175 Alexmuir Townhouses is a large late-1970s complex in Agincourt North that tends to have a family home or two on the market at any time. It has 128 townhouses under one corporation, registered in 1977, with listings at both 175 and 201 Alexmuir Boulevard. That size gives you comparables and a broad base of owners to share repairs, which is exactly what you want in a complex nearly 50 years old. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
175 Alexmuir Townhouses is a 128-unit condominium townhouse complex at 175-201 Alexmuir Boulevard in Scarborough, in the Agincourt North area of Agincourt. It was built in 1977, and the condominium corporation is YCC-315 (York Condominium Corporation No. 315), registered on 2 March 1977. Condos.ca lists Synapse Property Management as manager and visitor parking as an amenity. It does not list what the maintenance fee includes.
175 Alexmuir Townhouses at a glance
A large complex under one corporation
YCC-315 was registered in March 1977 and covers 128 townhouses, with units addressed at both 175 and 201 Alexmuir Boulevard. That makes it one of the larger condo townhouse corporations in Agincourt North.
Size helps owners in two ways. First, every roof, window, paving or fence program is divided among 128 owners, which keeps each share lower than in a small complex. Second, the complex trades often enough that you can usually find recent sales of similar homes within the same corporation, rather than having to rely on other complexes.
Condos.ca does not list a developer, and I could not confirm one from public records. Synapse Property Management is listed as manager. In a complex this size, ask about staffing: whether there is an on-site superintendent, how often the manager visits, and how snow clearing and landscaping contracts are handled.
At nearly 50 years old, the complex has already replaced its first roofs and likely its windows. Read the reserve fund study for when roofs, windows, doors, cladding, fencing, roads and drainage are scheduled next and whether the fund is on track.
Inside the home, the furnace, air conditioner and water heater are usually the owner’s responsibility in a townhouse corporation, but the declaration decides. Ask what has been replaced and when, whether the water heater is owned or rented, and what type of wiring the home has.
Family-sized homes
This is a complex built for families who need bedrooms. Listings here typically offer three bedrooms, and some homes have four. Four-bedroom townhouses are hard to find in Toronto at this price level, and they suit larger households and families with relatives living in.
Expect townhouse layouts with stairs, a main-floor kitchen and living area, and bedrooms on the upper level, often with a lower level below. Walk the home with your household in mind; stairs are a daily reality.
Condos.ca lists visitor parking but does not list a garage for this complex, so confirm exactly what parking comes with the unit you are buying, whether it is a driveway, a carport or an assigned surface space, and how many cars it holds.

Agincourt North, north of Finch
Alexmuir Boulevard runs through the residential streets of Agincourt North, north of Finch Avenue East near Midland Avenue. It is an established family neighbourhood of 1970s houses and townhouses, with the commercial strips and plazas on the main roads.
The data panel on this page shows transit, schools and parks in detail. For rail, Agincourt GO on the Stouffville line to the south was rebuilt with a new station building and a second platform, and Metrolinx finished the work in 2023. Further south, the Agincourt Mall site at Sheppard and Kennedy has a large proposed master plan with about thirteen towers and a public park.
Neither of those projects changes the character of the streets around Alexmuir, but both point to a part of Scarborough that is getting more investment, not less.
Who buys on Alexmuir
The buyers I see for a complex like this are families who need three or four bedrooms, households moving up from a condo apartment, and multigenerational families who want everyone under one roof within reach of the shops and services along Midland and Finch. Many are already living in Agincourt and want to stay.
Investors also buy older family townhouses in this area because they rent steadily. If you are buying to live in, ask the manager roughly what share of units are rented, since that mix affects who sits on the board and how the grounds are kept.
For sellers, the complex’s size cuts both ways. Buyers have several comparable homes to choose from at any one time, so presentation and condition matter. An updated home with a record of recent replacements stands out quickly in a complex where many units are close to original.
What 175 Alexmuir Townhouses costs
When I checked condos.ca, there were two units for sale and none for lease, with asking prices ranging from $649,000 to $699,000. Fees on both listings were in the low $500s a month. Condos.ca does not publish an average price per square foot for this complex. The data panel on this page shows what has actually sold over the past twelve months, in aggregate.
To put that in context, an asking range in the mid-to-high $600,000s for a family townhouse in Agincourt North sits well below what detached houses on nearby streets usually command. That gap is the core reason buyers choose a condo townhouse here.
Condos.ca does not list fee inclusions. In townhouse complexes, heat and hydro are usually on the owner, so confirm the inclusions in the status certificate before you compare the fee with another complex. With 128 units, recent sales of similar homes inside this complex are the best benchmark for any offer.
Remember that two current listings are a snapshot, not a market. Asking prices tell you what sellers hope for; the aggregate sales in the data panel tell you what buyers have actually paid, and that is the number I would anchor an offer to, adjusted for the condition of the specific home.

Amenities at 175 Alexmuir Townhouses
Visitor parking is the only shared amenity condos.ca lists. There is no gym, pool or party room to fund, so the fee goes mainly to the exterior, the grounds, snow clearing, insurance and the reserve fund. With 128 homes, ask how visitor spaces are allocated and enforced.
Jatin’s honest take on 175 Alexmuir Townhouses
Who this building suits
Families who need three or four bedrooms at a price well below a detached house in Agincourt North, multigenerational households, and buyers who want a large, established corporation where repair costs are widely shared.
What I’d want you to check
Read the reserve fund study and two years of board minutes for upcoming roof, window, paving and drainage work and any special assessment discussion. Confirm what parking comes with the unit, which mechanical systems are yours, the wiring type, and the fee inclusions. Compare the unit’s condition carefully with recent sales inside the complex.
The value question
With frequent trading and a broad owner base, this is one of the easier older complexes in Agincourt to price fairly, and the size of the homes is hard to match at this level. The value comes down to the specific unit’s condition and the corporation’s reserve fund. If you want help pricing one, book a call.
