Renters, Airbnb and elevators at 20 Brimwood Boulevard Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 20 Brimwood Boulevard Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 20 Brimwood Boulevard Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

20 Brimwood Boulevard is a 1974 townhouse complex with two things I don’t see together often in Scarborough: an outdoor pool and parking underground, below the homes. Some homes back onto a tree-filled ravine. Those features make it more interesting than the average 1970s complex, and they are also the two biggest costs its reserve fund has to carry. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

20 Brimwood Boulevard Townhouses is a 78-unit condominium townhouse complex at 20 Brimwood Boulevard in the Agincourt North neighbourhood of Scarborough, Toronto M1V, near Brimley Road and McNicoll Avenue. It dates to 1974, and its condominium corporation is YCC-183, registered on 5 December 1974. Condos.ca lists Fairway Properties as the manager and does not name a builder. Amenities include an outdoor pool, a parking garage and visitor parking. Fee inclusions are not published; confirm them on the status certificate.

Underground parking in a 1970s townhouse complex

Most Scarborough townhouse complexes of this age park you in a driveway or on a surface lot. A recent listing here described two underground parking spots located in front of the home’s basement entrance. In other words, the garage runs below the homes and you walk from your car straight into your lower level.

Day to day, that is a real advantage. No scraping ice off the car in January, groceries carried straight into the house, and less asphalt between the rows of homes. It is closer to how a newer condo works than to a typical 1974 complex.

The cost is that the corporation owns a large concrete structure. Underground garages need periodic waterproofing, slab and drainage repairs, and on a 50-year-old structure those can be large projects. Read what the reserve fund study says about the garage, and ask when it was last repaired and what is planned.

Ask the practical questions too: how the garage is lit and secured, whether there is storage beside each spot, and how snow and water are kept off the ramp. Those details shape daily life more than any listing photo will.

Two storeys, a basement, and the ravine

The same listing described a two-storey home with three bedrooms and two bathrooms, about 1,200 to 1,399 sq ft above grade, plus a finished basement. It had forced-air gas heating and central air, which is a more comfortable and usually cheaper setup than the electric baseboard heat found in some complexes from this period.

That listing also had a private backyard overlooking a tree-filled ravine. Not every home here will have that view, and it should carry a premium when it does. Ask which homes back onto the trees, and expect those to sell faster.

Condos.ca records the complex as one floor, which reflects how the record is kept, not the homes. Use the listing measurements and walk the home yourself. Finishes vary a lot between homes; the listing I saw had been updated with hardwood and a renovated upstairs bathroom, and others may be original.

Two storeys over a basement means three levels of stairs, plus the walk down to the garage. For a young family that is normal townhouse life. For a buyer thinking about the next 20 years, look at whether the main floor could work for a bedroom later, and ask whether any owners have added stair lifts or other changes.

An outdoor pool for 78 homes

Condos.ca lists an outdoor pool. In a complex of 78 homes, that is a family perk that most townhouse buyers can’t get without joining a club. In summer it is likely to be the social centre of the complex.

It is also a cost carried by relatively few owners: maintenance, insurance, seasonal opening and closing, and eventually a rebuild of the shell, deck and equipment. Ask for the pool’s age and recent repairs, and look at the reserve fund study’s ten-year plan for it. A pool that has been well kept is a selling point; one near the end of its life is a coming expense.

Unlike its neighbour at 55–99 Brimwood, condos.ca does not list barbecues as permitted here. If outdoor cooking matters to you, read the rules before you buy.

Living near Brimley and McNicoll

Brimwood Boulevard runs off Brimley Road in Agincourt North, a settled, car-oriented part of Scarborough with schools, parks and plazas spread through the neighbourhood. The street has several townhouse corporations; 55–99 Brimwood across the road is a separate 95-home complex, YCC-171.

Brimley Woods Park, an 8.1-hectare wooded park on East Highland Creek with trees estimated at 100 to 200 years old, is nearby, and its trail is part of the North Scarborough Green Loop. For anyone who runs, walks a dog or wants children outdoors, that is a strong reason to live here.

Highway 401 is a short drive, and the data panel on this page shows the transit, school and park details for this address.

Condos.ca lists Fairway Properties as the manager. Ask how long it has managed the complex and how the board works with it, and read a year of board minutes. In a complex with a pool and a garage to look after, the quality of management shows up quickly in how well those two are run.

Pricing with one home on the market

One home was listed for sale when I checked, with none for rent. I don’t quote a single listing’s price or fee, and one listing does not define a market.

Condos.ca does not publish an average price per square foot for the complex. To price a home here, I start with recent sales inside YCC-183, then compare with 55–99 Brimwood and other 1970s complexes in Agincourt North. Underground parking, a pool and a ravine lot should all count in this complex’s favour, but only if the corporation’s finances support them. Within the complex, I would expect ravine-backing homes, end units and fully updated homes to sell at the top of the range.

When you compare fees between complexes, compare what they include and what the corporation has to maintain. A complex with a pool and a garage has more to fund than one with neither. My building sold report shows what has traded here.

Outdoor poolUnderground parking garageVisitor parking

The pool and the underground garage are what you are paying for here. Together they make the complex feel more like a newer condo community than a typical 1970s townhouse row, and together they are the two items to check most carefully in the reserve fund study.

Jatin’s honest take on 20 Brimwood Boulevard Townhouses

Who this building suits

Families who want three bedrooms, a finished basement and covered parking, and who will use a pool in summer. Buyers who want trees out the back window should ask specifically about the ravine-backing homes.

What I’d want you to check

The underground garage and the pool come first. Ask for the reserve fund study, the latest engineering or garage repair reports and the ten-year capital plan, and look for any special assessment history. Then check the usual 1974 items: roofs, windows, brick and the private walkways. Confirm what the fee includes, and get the pet, rental and barbecue rules from the status certificate.

The value question

A home here offers something most Scarborough townhouses at this price do not: you drive underground and walk into your basement, with a pool a few steps away. If the garage and pool have been looked after, that is good value in Agincourt North. If they have been deferred, the bill will land on 78 owners, so the documents decide this one.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
