Living here
Renters, Airbnb and elevators at 72 Dusay Place Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 72 Dusay Place Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 72 Dusay Place Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

72 Dusay Place is one of the smallest townhouse corporations in this corner of Scarborough, and that cuts both ways. It is a 55-home condominium from 1978 near Finch and Victoria Park, right on the line between Scarborough and North York, with basements, garages and a fee that covers water. Few owners share each decision, and few owners share each bill. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
72 Dusay Place Townhouses is a condominium townhouse complex of 55 homes at 72 Dusay Place and 106 Chester Le Boulevard in the L’Amoreaux neighbourhood of Scarborough, Toronto, near Finch Avenue East and Victoria Park Avenue. It was built in 1978. The condominium corporation is YCC-406, registered on 2 August 1978, and Nadlan-Harris Property Management is listed as the manager. Condos.ca does not name a developer or publish a fee inclusion list; current listing details report that the fee covers common elements, building insurance, parking, water and cable TV.
72 Dusay Place Townhouses at a glance
Fifty-five homes on the Scarborough side of Victoria Park
Dusay Place and Chester Le Boulevard sit just east of Victoria Park Avenue, north of Finch Avenue East. Victoria Park is the old boundary between Scarborough and North York, so this pocket feels like a hinge between the two: Scarborough’s townhouse and tower neighbourhoods on one side, North York’s on the other.
The complex is a condominium of 55 townhouses, registered as YCC-406 on 2 August 1978. That is two days before YCC-407 at 30 Dundalk Drive and about a week after YCC-405 at 120 Dundalk Drive, which tells you how fast Scarborough was registering condominiums that summer. I could not find a developer named for this complex, and condos.ca does not list one.
The area grew into the mix you see today, with detached houses, townhouses and apartment towers side by side. Chester Le Boulevard has at least one other townhouse complex with its own corporation, so make sure the home you are looking at actually belongs to YCC-406 before you rely on anything you have read about this one.
The homes: two storeys, a basement and a detached garage
Current listing details describe two-storey brick townhouses with a finished basement, ensuite laundry, gas heating and central air. Living area is listed in the 1,200 to 1,399 square foot band, which is a little larger than some other 1978 townhouse complexes in this part of Scarborough. The garage is described as detached, meaning your parking sits in a separate structure rather than under your living room.
A detached garage has a practical upside. You do not lose ground-floor space to a garage, so the main floor tends to be a full level of living space, and there is no garage ceiling under a bedroom to keep warm. The downside is the walk between car and front door in January, and the fact that a garage block is a shared structure whose roof, doors and slab are usually a corporation cost.
Ask exactly what the declaration says about the garage. Some townhouse corporations treat the garage as part of the unit, some as an exclusive-use common element, and some own and maintain the whole garage structure. Which one applies here affects both what you are responsible for and what the reserve fund has to cover.

A small corporation and what it means for your fee
Current listing details report that the fee covers common elements, building insurance, parking, water and cable TV. Heat and hydro are not on that list, so budget for both on top of the fee. Confirm the inclusions in the status certificate, since condos.ca does not publish them for this complex.
With 55 homes, every major project is divided among relatively few owners. A new roof cycle, a window program or repaving the private road costs roughly the same whether 55 or 155 households share it, so the per-home cost is higher here. That is not a reason to avoid a small complex. It is a reason to read the reserve fund study closely and see whether the fund is keeping pace with the work ahead.
Nadlan-Harris Property Management is listed as the manager; they are also listed at the larger 42 Stonehill Court townhouse complex near Warden and Finch. Ask for the current budget, the date of the last reserve fund study and the last two or three years of board minutes, and look for how past projects were paid for.
Daily life between Bridlewood and Victoria Park
This is a car-friendly, bus-served part of the city. Finch Avenue East and Victoria Park Avenue carry the main bus routes, and Highway 404 and the 401 are within an easy drive. For a household with one car and a commuter on the bus, the location works well; for a household with no car, check the transit panel on this page carefully against your own routes.
For shopping, Bridlewood Mall at Warden and Finch, which opened in 1975, is the closest enclosed mall, and it now also houses a Toronto Public Library branch that moved into the mall in 2024. Fairview Mall on Sheppard Avenue East is the larger regional option for anything Bridlewood does not carry.
Living on a quiet place or crescent off Chester Le Boulevard, rather than on Finch itself, is the main day-to-day advantage. You get the townhouse rhythm of kids outside and neighbours who recognise each other, with the arterial roads and their buses just beyond the crescent.
What 72 Dusay Place costs
When I checked, there was one townhouse listed for sale and none for lease. I do not quote a single listing’s price or fee on these pages, because that would identify one owner’s sale, and one asking price does not make a market.
Condos.ca does not publish square footage or a price per square foot for this complex, so I cannot give you a clean per-square-foot comparison. What I would look at instead is the total monthly cost of ownership, fee plus heat, hydro and property tax, against the larger townhouse complexes around Bridletowne Circle and the tower apartments along Finch.
Small complexes trade rarely, which makes asking prices especially unreliable as a guide. The better evidence is what comparable homes here and nearby actually sold for, and I can pull those recorded sales for you through my building sold report.

Amenities at 72 Dusay Place Townhouses
Condos.ca lists no shared amenities here, and you should not expect a gym, pool or party room. For a small townhouse corporation that is the right trade: the fee goes toward roofs, garages, paving and grounds rather than a facility most owners would rarely use.
Jatin’s honest take on 72 Dusay Place Townhouses
Who this building suits
Families and couples who want a full two-storey townhouse with a basement, and who value a quiet crescent over a lobby and an elevator. It also suits buyers who split their life between Scarborough and North York, since Victoria Park puts both within easy reach. If you have no car and rely entirely on transit, check your routes before you fall for the house.
What I’d want you to check
Confirm the home is in YCC-406, because several townhouse corporations share this part of Chester Le Boulevard. Read the declaration on the detached garages: who owns them, who maintains them and how the reserve fund treats them. In a 55-home, 1978 corporation, read the reserve fund study, the budget and recent board minutes together, and look for how roofs, windows and paving have been paid for. Listing details show pets as allowed with restrictions, so read the rules yourself.
The value question
Floor plans in the 1,200-square-foot range and a fee that covers water and parking make this a reasonable value case on paper. The risk in any small corporation is that one big project lands on a small number of owners. If the reserve fund is healthy and the board has kept up with the work, I think it is a good fit for an owner planning to stay five years or more.
