Renters, Airbnb and elevators at 88 Buddleswood Court Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 88 Buddleswood Court Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 88 Buddleswood Court Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

88 Buddleswood Court Townhouses puts a family-sized townhouse within reach of a full shopping centre, a supermarket and a library, in a corporation of just 25 homes. It is a 1976 complex, so the real question is not location but how well it has been maintained. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

88 Buddleswood Court Townhouses is a condominium townhouse complex of 25 homes at 18 to 30 Sandhurst Circle and 88 to 104 Buddleswood Court in Agincourt North, Scarborough, Toronto, near McCowan Road and Finch Avenue East. It was built in 1976, and the condominium corporation, YCC-248, was registered on 4 April 1976. Condos.ca lists Affable Property Management as the manager. No builder or fee inclusions are recorded.

One corporation, two street names

The long name comes from the addresses. The complex covers 18 to 30 Sandhurst Circle and 88 to 104 Buddleswood Court, but it is one corporation, YCC-248, with one board, one budget and one reserve fund for all 25 homes.

Sandhurst Circle is a long loop with several different condominium townhouse complexes on it, built at different times by different builders. Sandhurst Circle Townhomes and 1180 Sandhurst Townhouses, for example, are listed as separate complexes with their own corporations, fees and rules. Always check that a listing shows YCC-248 before you compare it with this one.

Condos.ca lists Affable Property Management as the manager. Having a professional manager in a corporation this small is a good sign, because it usually means the records, meetings and reserve fund studies are kept on schedule. Confirm the current manager on the status certificate.

Woodside Square on the doorstep

The best thing about this location is Woodside Square, the mall at the northwest corner of Finch Avenue East and McCowan Road, which fronts onto Sandhurst Circle. It opened in 1977, a year after this complex was registered, and today has a Food Basics, a food court, restaurants and a public library branch, which moved into larger space in the mall in 2007.

That combination is worth a lot to a family. Weekly groceries are a walk rather than a drive, and older children can get to the library on their own. For buyers without a second car, it changes how practical north Scarborough is.

The trade-off is activity. A mall brings weekend traffic, a busy parking lot and delivery trucks. Walk past the homes on a Saturday afternoon as well as a weekday evening before you decide which side of the complex you prefer.

The wider area is Agincourt, a former village that grew up around Sheppard Avenue and became part of Scarborough, then of Toronto in 1998. The City now splits it into two official neighbourhoods, Agincourt North and Agincourt South-Malvern West, and this complex is in the northern one, close to the Finch and McCowan corner.

A mall planning review next door

In the fall of 2019, the City began the Woodside Square Planning Review, which looks at adding new housing and parkland around the mall while keeping the shopping centre itself. A proposal known as Woodside Centre has been described as a mixed-use plan with several condominium towers, more retail and new parkland.

I could not find a construction date, so treat this as a long-term possibility rather than something imminent. Planning reviews of this kind often take years to turn into approved applications, and longer to reach construction. If it goes ahead, expect years of construction and more density beside the complex, alongside new parkland and shops. For an owner here, that is a disruption in the short term and probably a support for values over the long term.

Before you buy, look up the current status of any applications for the Woodside Square site on the City’s development map, and ask the manager whether the board has been following the process.

The homes, and what age means

Condos.ca records the complex as one storey, which is how its database classifies many townhouse corporations rather than a description of the homes. I could not find a current listing or floor plan, and none were for sale or lease when I checked, so confirm the plan, bedroom count and size of any home in person.

What I can say is what 1976 means. Roofs, windows, doors and private paving have all reached or passed their first replacement cycle. Whether the corporation or the owner pays for each depends on the declaration, and the answer can change your cost of ownership considerably.

Inside, expect homes to range from original to fully renovated. Ask the seller what has been replaced and when, including the furnace, air conditioner and water heater, and whether the water heater is rented.

Think about stairs, too. Most townhouses of this era spread living space over several levels, which suits a young family but can become hard work later in life. If you are a downsizer, walk every flight with that in mind, and ask whether any home in the complex has a main-floor bedroom or bathroom.

Pricing a home here

There were no homes listed when I checked, and in a 25-home complex sales are infrequent, so I cannot give you a current asking range or a reliable building average. One or two sales a year in either direction can make any average misleading, so I would not lean on one even if it existed.

The comparables I would use are other 1970s condominium townhouses in Agincourt and Milliken, then freehold semis and townhouses near Woodside Square as the ceiling. Adjust for condition first, then for position in the complex: an end home or one backing onto green space is worth more than one facing the mall lot.

For the actual sales record at this address, see the data panel on this page or ask me for a building sold report.

Jatin’s honest take on 88 Buddleswood Court Townhouses

Who this building suits

Families who want a townhouse they can walk to groceries and a library from, and buyers moving up from a condo apartment who want more space without paying freehold prices. It also suits anyone working in north Scarborough or Markham who wants short drives along Finch, McCowan and Highway 401.

What I’d want you to check

Read the status certificate, the reserve fund study and recent minutes. Ontario rules give the corporation 10 days to deliver the certificate, for up to $100. For a 1976 complex, focus on roofs, windows and doors, private paving and any shared parking, and confirm which repairs belong to owners. Ask how the fee has moved over the last five years and whether a special assessment has been discussed. Check the Woodside Square planning status and the pet and leasing rules.

The value question

Walking distance to a full mall and library is not common for a Toronto townhouse at this price level. If the reserve fund is in good shape, I think the value is strong, and any future redevelopment of Woodside Square is more likely to help than hurt over a long hold. Because sales are rare, know your comparables in advance and be ready to move.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
