Living here

Renters, Airbnb and elevators at 94 Timberbank Boulevard Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 94 Timberbank Boulevard Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 94 Timberbank Boulevard Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

94 Timberbank Boulevard Townhouses is a 47-home condominium townhouse complex from 1971, registered as YCC-45 and set back from Finch and Warden in L’Amoreaux. It has garages and visitor parking and almost nothing else in shared amenities, which is exactly why some buyers like it. Fifty-five years in, what you are really buying is the corporation’s record. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

94 Timberbank Boulevard Townhouses is a condominium townhouse complex of 47 homes at 2–94 Timberbank Boulevard in East L’Amoreaux, Scarborough, near Finch Avenue East and Warden Avenue. It was built in 1971, and the condominium corporation, YCC-45, was registered on 1 September 1971. Condos.ca lists Orion Management as the manager and lists barbecues permitted, a parking garage and visitor parking. I could not confirm the builder, and condos.ca does not list what the fee includes.

One of the first condo townhouse corporations in Scarborough

YCC-45 was registered on 1 September 1971, only four years after Ontario first allowed condominium ownership. That makes this complex one of the earliest condominium townhouse corporations in Scarborough, from a time when the idea of owning a townhouse while sharing the roof and grounds with neighbours was still new.

For a buyer today, the useful part of that history is the paper trail. A corporation this old has decades of budgets, board minutes and reserve fund studies. Ask for them. They show you how the corporation handled its first and second roof cycles, whether fees rose steadily or in sudden jumps, and whether major work was done on time.

What the paper trail cannot do is make old infrastructure new. Underground water and sewer lines, the internal road and the original site drainage may be original. Find out which items have been replaced and which are still waiting.

Forty-seven homes, one of several on the street

With 47 homes, this is a small corporation. Each owner carries a larger share of every major repair than they would in a 150-home complex, so the health of the reserve fund matters even more than usual. A fund that is behind schedule is harder to catch up when there are fewer owners to share the cost.

The site is simple, and that helps. Condos.ca lists a parking garage, visitor parking and barbecues permitted, and nothing else. There is no pool, recreation centre or party room to staff, heat or eventually replace, so the reserve fund can concentrate on roofs, windows, paving and the homes themselves.

In a 1971 townhouse complex, a parking garage usually means a garage built into each home. Confirm that for the home you are considering, and check whether the driveway is exclusive-use common element. Look at the visitor spaces on a weeknight evening too; 1970s site plans did not expect two or three cars per household.

Timberbank Boulevard has more than one townhouse corporation, including the larger complex at 270 Timberbank Boulevard further along the street. They share a street name and a general look, but each has its own fees, manager, rules and reserve fund.

When you are comparing listings on Timberbank, compare corporations, not just homes. A slightly cheaper home in one complex can come with a higher fee or a thinner reserve fund than its neighbour. The corporation number on the status certificate is the quickest way to make sure you are looking at the right one.

What to look at inside a 1971 townhouse

I could not find published floor plans or a size range for this complex, so I will not guess at square footage. Measure the rooms yourself and compare homes on usable space, including the basement, rather than on bedroom count alone.

After 55 years, no two homes here will be in the same condition. Some will have new kitchens, bathrooms and flooring; others will be close to original. Ask the seller what was updated and when, and whether the work needed board approval, especially anything that touched windows, doors, plumbing or the exterior.

A home inspection matters more than usual at this age. A good inspector will look at the electrical panel and wiring type, the furnace, air conditioner and water heater, the plumbing, and the basement for any sign of past water. None of that is unusual for the era, but each item has a price, and it belongs in your offer.

Daily life near Finch and Warden

The closest large shopping centre is Bridlewood Mall at 2900 Warden Avenue, which opened in 1975 and has a Metro, a Shoppers Drug Mart and a Toronto Public Library branch that moved into a much larger space in the mall in 2024. One detail most people never notice: Christie’s Methodist Cemetery, established in the 1840s, still sits within the mall’s parking lot, kept in place when the mall was built.

Bridlewood Mall has also been the subject of redevelopment plans. The City approved a scheme in 2010 that would have added condominiums on the site, but nothing has been built since. If that changes, it would bring more housing and possibly better retail to this corner, along with construction.

The wider neighbourhood is named after Josue L’Amoreaux, a Loyalist settler, and is a settled mix of detached houses, townhouses and apartment towers. The panel on this page covers transit, schools and parks from this address.

What 94 Timberbank Boulevard Townhouses costs

There were no active listings here when I checked, and condos.ca does not publish a square-foot average or a fee range for this complex. A 47-home corporation produces only a handful of sales in a typical year.

The right comparables are recent sales here and in the other 1970s townhouse complexes around Finch and Warden, adjusted for size, basement finish, condition and each corporation’s reserve fund position. The panel on this page shows recorded sale figures, and I can prepare a building sold report if you want the comparables laid out.

On the monthly side, ask Orion Management for the current budget and at least three years of fee history, and set it against what the reserve fund study says is due over the next decade.

Then add the costs outside the fee: hydro, gas, insurance for your own unit, and any mechanical equipment the declaration makes yours. A year of the seller’s utility bills is a reasonable thing to ask for.

Jatin’s honest take on 94 Timberbank Boulevard Townhouses

Who this building suits

Families who want a townhouse with a garage in L’Amoreaux, close to Bridlewood Mall and its library, and buyers who prefer a small, simple corporation without amenities they will not use. It also suits owners who are comfortable with an older home and plan to update it over time.

What I’d want you to check

Ask for the long paper trail and read it: reserve fund studies, budgets and minutes. Focus on underground services, roads and roofs, which a 47-home corporation shares among few owners. Confirm in the declaration who maintains windows, doors and mechanical systems, check for any special assessment, and confirm the corporation on the paperwork is YCC-45 and not a neighbouring Timberbank complex.

The value question

The value here is a family-sized townhouse with a garage in an established part of Scarborough, in a corporation with an unusually long record you can study. If that record shows steady funding and work done on time, this is a sensible long-term home. If it shows deferred work, the price needs to account for it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Figures on this page were compiled from publicly available sources including condos.ca, strata.ca, City of Toronto open data and developer materials as at October 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one.
