Living here
Renters, Airbnb and elevators at 970 Brimley Road Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 970 Brimley Road Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 970 Brimley Road Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

970 Brimley Road is about as small as a Toronto condominium gets: 15 townhouse units near Brimley and Lawrence, registered in 2017. Homes here rarely come up for sale, and when one does, the questions I ask are different from a tower. In a corporation this small, every owner’s share of every repair is bigger, and the board is your neighbours. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
970 Brimley Road Condos is a 15-unit condominium townhouse complex at 970 Brimley Road, near Brimley Road and Lawrence Avenue East, in the Bendale-Glen Andrew area of Scarborough, Toronto. Condos.ca lists it as built in 2017. The condominium corporation is TSCC-2571, registered on 6 February 2017, and condos.ca lists Aykler Real Estate as the property manager. Condos.ca does not name a developer or list fee inclusions or amenities, so confirm those details in the status certificate.
970 Brimley Road Condos at a glance
A very small corporation, and why that matters
Most of the condominiums I write about have hundreds of suites. This one has 15. That changes the economics. A $150,000 repair spread across 300 suites is about $500 each; across 15 homes it is $10,000 each. Small corporations can be very well run, but they have less room for error.
The upside is control. With 15 owners, you can realistically know everyone on the board, attend every meeting and have a real say in how money is spent. Decisions can move faster than in a large building, and there is less bureaucracy between a problem and a fix.
The downside is depth. A small board may have no one with building or financial experience, and a single owner falling behind on fees has a noticeable effect on the budget. That is why the status certificate and the reserve fund study matter even more here than in a tower.
Insurance is another place size shows up. The corporation’s building policy has a deductible, and in many declarations that deductible can be charged back to the owner whose unit caused the claim. In a small complex, ask what the deductible is and how charge-backs work, and make sure your own condo insurance covers it.
What the public record says, and what it does not
Condos.ca lists the complex as a townhouse condominium built in 2017, with 15 units, under TSCC-2571, registered on 6 February 2017. It names Aykler Real Estate as the manager. It does not name a developer, and I could not find a published project record or marketing material for the complex.
Condos.ca also records a single floor for the complex. For a townhouse condominium, that figure probably describes the complex rather than the homes, so do not assume these are bungalows. Walk the home and confirm how many levels it has, whether it has a basement, and where parking is.
No amenities are listed, which is normal for a small townhouse complex. You are buying a home in a shared-ownership structure, not a building with shared facilities.
A 2017 registration also means the original Tarion warranty periods for the common elements have largely run their course. Ask whether a performance audit was done in the early years and whether any items it flagged are still open.

What you own, and what the corporation owns
In a townhouse condominium, the line between your unit and the common elements is set by the declaration, and it varies a lot. In some complexes the owner is responsible for windows, doors and even roofs; in others the corporation handles all exterior work. Read the declaration and the schedule of unit boundaries before you buy.
Ask specifically who maintains and replaces roofs, windows, decks, fences and the shared driveway or lane, and who clears snow. In a 15-unit complex those costs are either in your fee or in your own budget, and you want to know which.
A 2017 complex is approaching the age where the first major items start to show up in a reserve fund study. Roofs and paving typically follow, so check that the reserve fund plan reflects them.
Finally, ask about the rules. Small townhouse corporations often have rules on exterior changes, fences, satellite dishes, barbecues and parking on the lane. They are rarely a problem, but you want to know them before you plan a deck or a new front door.
Brimley and Lawrence day to day
The complex sits in Bendale, a settled residential part of central Scarborough with plazas along Lawrence and Brimley and Scarborough Town Centre a short drive north. The data panel on this page covers transit, schools, parks and restaurants.
The change to watch is east along Lawrence. Metrolinx began building a new Line 2 subway station at Lawrence Avenue and McCowan Road in 2026, as part of the Scarborough Subway Extension, which will also stop at Scarborough Centre and end at Sheppard and McCowan. That should improve rapid transit access for this part of Bendale once it opens.
Day to day, this is a car-friendly location, and for most owners the daily routine runs along Lawrence and Brimley. If you commute downtown, test the trip at rush hour before you buy, and look at how it might change when the new station opens.
What 970 Brimley Road costs
There were no homes for sale or lease when I checked, and condos.ca does not publish a building average price per square foot. With only 15 units, there may be long stretches with no listings and very few sales to compare against.
That makes pricing harder, not easier. When a home here comes up, it should be compared against other townhouse condominiums of similar age nearby, and against freehold townhouses in Bendale, adjusted for the monthly fee.
A small complex also means one unusual sale can move the apparent value of the whole complex. If the only recent sale was a home that was fully renovated, or one sold under pressure, it tells you little about yours. Look at the condition and timing behind each comparable, not just the number.
Because sales are rare, I would not rely on an automated estimate. Ask me for a building sold report and a comparison with nearby townhouse complexes before you set a price or make an offer.

Jatin’s honest take on 970 Brimley Road Condos
Who this building suits
Buyers who want a newer townhouse in central Scarborough without a large-building feel, and owners who like the idea of a small, hands-on board. It also suits buyers who want to be close to the future Lawrence-McCowan subway station without living in a tower.
What I’d want you to check
Read the declaration for unit boundaries and maintenance responsibilities. Get the status certificate, the last two budgets, the reserve fund study and the board minutes, and ask whether any special assessment has been discussed. Ask how many owners rent out their homes, confirm parking, and find out how long Aykler Real Estate has managed the complex.
The value question
Value here depends almost entirely on the fee and the reserve fund. A 2017 townhouse near Brimley and Lawrence is a solid product. If the reserve fund is properly funded, a small complex like this can be a quiet, low-cost way to own. If it is underfunded, the small size magnifies every shortfall, so I would not buy without reading the documents first.
