Living here

Renters, Airbnb and elevators at 90 Crockamhill Drive Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 90 Crockamhill Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 90 Crockamhill Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

90 Crockamhill Drive Townhouses is about as early as condominium living gets in Scarborough. The corporation, YCC-48, was registered in November 1971, only a few years after Ontario’s first condominium law, and it covers 55 townhouses on a quiet crescent off Huntingwood Drive near Midland. That age is the whole story here, for better and for worse. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

90 Crockamhill Drive Townhouses is a 55-unit condominium townhouse complex at 90 Crockamhill Drive in Scarborough, in the Agincourt North area of Agincourt. It was built in 1971, and the condominium corporation is YCC-48 (York Condominium Corporation No. 48), registered on 16 November 1971. Condos.ca lists Burnleigh Property Management as manager, and lists a parking garage, visitor parking and BBQs permitted. It does not list what the maintenance fee includes.

Corporation number 48

Ontario legalized condominium ownership with the Condominium Act in 1967, and Toronto’s first corporation, York Condominium 1, was a low-rise project from 1968. York Condominium Corporation No. 48 followed in late 1971, which places 90 Crockamhill among the first few dozen condominium corporations in the old Metropolitan Toronto, and one of the earliest in Scarborough.

That history is not just trivia. An older corporation has older governing documents. The declaration and by-laws were written for a different era, and many complexes of this age have amended them over the years to deal with things like satellite dishes, air conditioners, short-term rentals and electric vehicle charging. Ask for the full declaration with all amendments, not just the summary.

Condos.ca does not list a developer, and I could not confirm one from public records. Burnleigh Property Management is listed as manager. Ask how long they have managed the complex, how often the assigned manager visits, and how maintenance requests are handled.

Fifty-five townhouses on a quiet crescent

Crockamhill Drive is a short street of 1970s condo townhouse complexes off Huntingwood Drive, close to Midland Avenue. 90 Crockamhill shares the street with the 1120 Huntingwood Drive complex at 2-20 Crockamhill and sits next to 2800 Midland Avenue Townhouses. The setting is low-rise and residential, away from the traffic on Midland and Finch.

Condos.ca lists a parking garage and visitor parking, and BBQs are permitted. In complexes of this era, the garage is often attached to each home, but confirm the arrangement for the unit you are buying. A shared parking structure would be a major long-term repair item for the corporation.

The one active listing when I checked was a three-bedroom-plus home, which is typical of the layouts here: family-sized townhouses rather than small units. Expect stairs, a main-floor kitchen and living area, and bedrooms above, and walk the home with that in mind if anyone in the household has mobility concerns.

What fifty-plus years means for the buildings

At more than 50 years old, this complex has already replaced its first roofs and likely its first windows. What you need to know is where each major component sits in its second or third life cycle, and whether the reserve fund has the money for the next round.

With 55 units, each project is shared by relatively few owners. A full roofing or window program can cost far more per unit than it would in a 150-unit complex, so a well-funded reserve fund is not a nice-to-have here, it is the main thing protecting you from a special assessment.

Inside the home, ask what has been replaced: furnace, air conditioner, water heater, electrical panel and plumbing. Some homes of this era were built with aluminum branch wiring, which insurers ask about, so find out what this unit has before you waive conditions.

Daily life in Agincourt North

The data panel on this page covers transit, schools and parks in detail. In practical terms, most owners here drive or take the buses on Midland, Huntingwood and Finch, and Agincourt GO on the Stouffville line is the nearest rail station to the south. Metrolinx rebuilt that station with a new building, a second platform and pedestrian tunnels, and finished the work in 2023.

Further south, the Agincourt Mall lands at Sheppard and Kennedy are the subject of one of the largest residential redevelopment proposals in the city, a North American Development Group master plan with about thirteen towers, a public park and new retail. That is a long-term change for the wider area rather than for this street, but it is the kind of growth that tends to bring better shopping and transit service over time.

The buyers I meet for Crockamhill are mostly families: first-time buyers who need three bedrooms, parents moving closer to relatives in Agincourt, and households priced out of the detached homes on the surrounding streets.

What 90 Crockamhill Drive Townhouses costs

There was one unit listed for sale and none for lease when I checked condos.ca. One listing is not a market, so I do not quote its price or fee here. Condos.ca does not publish an average price per square foot or a fee range for this corporation. The data panel on this page shows recent sales in aggregate.

Since the complex trades only a few times a year, the best comparisons are the neighbouring complexes of the same age on Crockamhill Drive and along Midland. Line up the fee, what it includes and the condition of each complex, not just the asking price.

Condos.ca does not list fee inclusions here. In townhouse complexes, heat and hydro are normally on the owner and water varies, so confirm the inclusions with the status certificate before you compare the fee with a nearby building’s.

For sellers, low turnover helps. A well-kept, updated home in a quiet crescent has little direct competition, so price it against the best nearby comparables and present it well. A clear record of what you have updated, with dates and receipts, helps a buyer pay for the work you have done instead of discounting for work they assume is still to come.

Amenities at 90 Crockamhill Drive Townhouses

Parking garageVisitor parkingBBQs permitted

There are no shared facilities like a gym or pool, which keeps the fee focused on the buildings and grounds. Being able to barbecue and having a garage are what make it feel like a house rather than an apartment. Visitor parking is the other everyday detail, and on a crescent like this one it saves a lot of friction with neighbours.

Jatin’s honest take on 90 Crockamhill Drive Townhouses

Who this building suits

Families who need three bedrooms or more at a lower price than a freehold house in Agincourt, and buyers who want a quiet street off the main roads. It also suits people who like a small complex where neighbours know each other.

What I’d want you to check

Ask for the reserve fund study and the latest update, and check the timing and funding of roofs, windows, doors, cladding, paving and drainage. Read two years of board minutes for planned projects and special assessment discussions. Get the full declaration with amendments, confirm the parking arrangement and which systems you own, and ask about the wiring type.

The value question

Value here comes from space and location at an older-complex price. The risk is concentrated in the corporation’s finances and the unit’s condition, and in a 55-unit complex from 1971 both matter more than in a newer building. If you want me to look at the documents with you, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Figures on this page were compiled from publicly available sources including condos.ca, strata.ca, City of Toronto open data and developer materials as at October 2026, and are provided for general information only. Sources frequently disagree on unit counts, storeys, square footage and maintenance-fee inclusions, and pricing changes constantly — where sources conflicted I’ve said so rather than picking one. Nothing here is an appraisal, a valuation, or a substitute for a status certificate reviewed by your lawyer. Verify all figures independently before making a decision.
