Living here
Renters, Airbnb and elevators at Bauhinia Court on Kennedy
Do mostly owners or renters live here?
Mix of owners and renters. Of 9 deals here in the last 24 months, 5 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Bauhinia Court on Kennedy?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Bauhinia Court on Kennedy
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Bauhinia Court on Kennedy is the building I suggest to buyers who want a small, quiet condo rather than a tower. It is a three-storey, 78-suite building from 2001 on Kennedy Road in Agincourt, with parking in the fee and a GO station close by. Small buildings have real advantages and one big risk, and I will explain both. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Bauhinia Court on Kennedy is a three-storey, 78-suite condominium at 2351 Kennedy Road in Scarborough, Toronto M1T 3G9, in the Agincourt South-Malvern West area. It was built in 2001 by The Torchin Group. The condominium corporation, MTCC-1364, was registered on 22 February 2001. Condos.ca lists Medallion Capital Group as the manager. Suites run about 465 to 1,167 sq ft. The fee covers common elements, building insurance, parking and water.
Bauhinia Court on Kennedy at a glance
A three-storey building in a neighbourhood of towers
Most condos around Kennedy and Sheppard are towers. Bauhinia Court is three storeys and 78 suites, which makes it feel closer to a small apartment building than to a high-rise. You get to know your neighbours, the lobby is quiet, and there are no tower-sized crowds at rush hour.
Condos.ca credits The Torchin Group as the builder, and the building was registered in 2001. I could not find much published history about the developer or an architect, so if that matters to you, ask the seller or management for the original disclosure documents.
A small building also changes how the place is run. With 78 owners, a handful of engaged residents can shape the board, the budget and the rules. If you like having a say, that is an advantage. If you would rather never think about it, a larger, professionally run tower may suit you better.
Small building, smaller budget: the real trade-off
The advantage of 78 suites is control. Board decisions are easier to follow, and individual owners have a real voice at meetings. The risk is that every major repair, from a roof to the garage membrane, is shared among very few owners, so each suite’s share of a big bill is larger than it would be in a 300-suite tower.
That makes the reserve fund study the most important document you will read here. At 25 years old, the building is entering the period when roofs, windows, the garage and mechanical systems need attention. Look at whether the reserve is funded to plan, and whether the study expects fee increases.
Condos.ca lists Medallion Capital Group as the property manager. Ask how long they have managed the building and what major projects have been done under them, and read the most recent board minutes.

Layouts and what the fee includes
Suites run from about 465 to 1,167 sq ft. The bottom of that range is a true studio or compact one-bedroom, and the top is a full two-bedroom. Low-rise buildings often have wider, shallower suites than towers, which can mean more natural light per room, but check the specific plan.
Condos.ca lists the fee as covering common elements, building insurance, parking and water. Heat and hydro are not listed, so ask the seller for a year of utility bills and confirm how the suite is metered. Parking is bundled, which is valuable in this car-oriented part of Scarborough, but confirm that the suite you are buying comes with a space and whether a locker is included.
Condos.ca lists a gym, a security guard and a security system, and a listing mentions a party room, bike storage and visitor parking. That is a sensible amenity package for a building this size: enough to be useful without a pool or large staff driving the fee.
Living near Kennedy and Sheppard
The daily reality is convenience. Listings for the building mention Agincourt Mall, a Walmart, a No Frills, the public library and Highway 401 nearby. The panel on this page shows transit, walking and school details.
The commuter story is improving. In 2023 Metrolinx finished a second track and platform at Agincourt GO, along with new pedestrian tunnels with elevators and a better connection to Sheppard Avenue, as part of upgrading the Stouffville Line toward two-way, all-day service. Further east, the Line 2 subway extension will end at Sheppard and McCowan.
The flip side of low-rise living is fewer services. There is no concierge desk and no pool, so if those matter to you, look at the larger towers nearby instead. What you get in exchange is a lower-key building, a short walk from your car to your door, and a lean budget with fewer staff and amenities to fund.
What Bauhinia Court costs
Condos.ca puts the building average at about $458 per square foot. That is low for Agincourt, and it reflects the building’s age, the low-rise format and a fee that leaves heat and hydro outside. Smaller suites usually sell for more per square foot, so a studio here will price above the average and a two-bedroom below it.
When I checked, one suite was listed for sale and none for lease. I do not quote single listings, so use the sold data in the panel on this page, or ask me for a building sold report.
In a small building, the fee is where I spend the most time. Divide it by the suite size, compare it with nearby buildings, and add back your own hydro and heating. Then check the reserve fund study for planned increases, because in a 78-suite building those increases are felt quickly.
Resale in a building this small can be uneven. With only 78 suites, there may be months with no listings at all and then two or three at once, which makes comparables harder to read. That is why I always pull the recent sold history for the building rather than relying on an average.

Amenities at Bauhinia Court on Kennedy
A gym, a party room and bike storage cover the basics without the running costs of a pool or a 24-hour concierge desk. In a building this size, a lean amenity list is part of keeping the fee manageable. Bike storage is worth more here than it looks, given how close the building is to the GO station.
Jatin’s honest take on Bauhinia Court on Kennedy
Who this building suits
First-time buyers, singles and couples who want a quiet, small building near Agincourt GO and Highway 401, and downsizers who do not want a tower. The studio and one-bedroom plans also suit buyers looking for a lower entry price in Agincourt.
What I’d want you to check
The reserve fund study is the key document, because 78 owners share every big repair. Confirm how heat and hydro are billed, whether the suite has parking and a locker, and how long the current manager has been in place. Condos.ca flags pet restrictions, so read the rules if you have a pet, and review the status certificate and board minutes before you firm up. If you plan to rent the suite out, read the declaration and rules for leasing restrictions rather than assuming.
The value question
At about $458 per square foot, Bauhinia Court is an inexpensive way into Agincourt with GO service improving nearby. The value holds only if the reserve fund is healthy. If it is, I think this is a good small-building option for an owner-occupier who values quiet over amenities. Against a newer tower nearby, you give up amenities and gain a lower price and a quieter home.
