Do mostly owners or renters live here?

Leases 82%Sales 18%

Renter-heavy building. Of 117 deals here in the last 24 months, 96 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Solaris II?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Solaris II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Solaris II at 135 Village Green Square is the twin I point buyers to when they want a pool and a low fee in the same building. It is Tridel’s second elliptical Solaris tower at Kennedy and the 401, finished in 2011, and its fees run under $0.70 per square foot with parking included. Low fees are only good news if the reserve fund backs them up, so that is where I will spend most of your attention. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Solaris II is a high-rise condominium at 135 Village Green Square in Agincourt, Scarborough, at the north-east corner of Kennedy Road and Highway 401. It was developed by Tridel as part of Metrogate and designed by Graziani + Corazza Architects. Condos.ca lists 41 storeys and 453 suites; UrbanToronto described the Solaris towers as 40 storeys. The condominium corporation, TSCC-2166, was registered on 24 June 2011, and Del Property Management manages the building. Suites run roughly 622 to 1,365 sq ft. Condos.ca lists the fee as covering common elements, building insurance, parking, water and air conditioning.

The second half of a matched pair

Solaris II is the sister tower to Solaris I at 125 Village Green Square. Tridel built the pair as the first phase of Metrogate, and UrbanToronto’s April 2011 coverage described them as two 40-storey elliptical towers by Graziani + Corazza Architects, nearing completion at the north-east corner of Kennedy Road and the 401. Solaris II registered about two months after its twin, in June 2011.

Condos.ca lists 41 storeys and 453 suites, a few more suites than Solaris I. The rounded floor plates give many suites angled, wider views than a rectangular tower would, but suites on the side facing the twin tower look at their neighbours. Ask which way the suite faces and what sits in front of it.

The two towers are separate corporations, TSCC-2151 for Solaris I and TSCC-2166 here. That matters because each has its own budget, reserve fund and board, even though they look identical from the 401.

The curved exterior wall is the practical trade-off of that elliptical shape. Rounded glass looks good from the highway, but it can make furniture placement awkward along the window line, and some rooms end up with an angled wall. Walk the actual suite with your own sofa and bed in mind, not just the marketing floor plan.

A pool and gym, and a fee under $0.70

Condos.ca lists an indoor pool, a gym, guest suites, a party room and a concierge for Solaris II, plus Beanfield fibre internet as an option. The Solaris I page lists a rooftop deck, media and meeting rooms instead. Twin towers often split their amenities between buildings, so confirm with Del Property Management which facilities sit where and whether owners of both towers share them.

Across the current listings, fees average about $0.69 per square foot, and condos.ca lists common elements, building insurance, parking, water and air conditioning as included. For a building with a pool, that is low. In my experience, buildings with a pool and concierge usually run higher, because pools cost money to heat, staff and eventually rebuild.

A low fee can mean an efficient building, or it can mean contributions to the reserve fund have been kept light. Read the most recent reserve fund study and check whether the planned contributions are being followed, especially for the pool, elevators, windows and garage, which all start coming due around the 15- to 20-year mark.

Suite sizes and who they work for

Condos.ca gives a suite range of about 622 to 1,365 sq ft, although current listings include one-bedrooms in the 500s, so treat the range as approximate. Listings run up to two-bedrooms in the 800s and larger two-bedroom-plus-den plans above that. That spread suits singles, couples and small families.

Parking is in the fee, which matters more than it seems. At many newer towers in the GTA, a parking space adds a separate monthly charge. Confirm whether the suite also comes with an owned locker, and ask for the seller’s hydro bills to see what heating actually costs, since heat is not on the inclusion list.

Beanfield fibre is worth noting if you work from home. It gives you an alternative to the large carriers in the building, which is not available everywhere.

Daily life at Metrogate

Metrogate was planned by Tridel as a full neighbourhood, with its streets and parks designed together. A listing site describing the later Avani phase notes a central park with playgrounds and a daycare in the community. Kennedy Commons and Scarborough Town Centre are close for shopping, and the 401 interchange at Kennedy is right at the corner. The transit, school and walkability details are in the data panel on this page.

The area is still filling in. UrbanToronto reported Ventus I and II under construction next door in 2011, more Metrogate towers since, and in 2019 a KingSett Capital proposal at 2075 Kennedy Road for three towers of 38 to 39 storeys with about 930 suites, retail facing Village Green Square and a new park. Expect more neighbours, more shops and some construction over the coming years.

If an open view is part of what you are paying for, check the City of Toronto development applications map for the sites around the suite before you make an offer.

What Solaris II costs

Condos.ca puts the building average at about $652 per square foot, almost the same as Solaris I at around $643. Both sit above the older Scarborough Town Centre towers, such as 360 at the City Centre at about $591, which is what you would expect for a newer Tridel building with parking included.

When I checked, five suites were for sale and four for lease. Asking prices across the five listings ran from $425,000 to $529,999, and monthly fees across them ran from about $388 to $552, which averages about $0.69 per square foot.

Because the twin towers are so similar, compare a Solaris II suite against Solaris I listings on the same floor range and exposure. If you want to see what suites in either tower have actually sold for, I can pull the comparables through my building sold report.

Jatin’s honest take on Solaris II

Who this building suits

Buyers who want a pool and a concierge without a high fee, commuters who drive the 401 daily, and first-time buyers who want a Tridel-built suite at a Scarborough price. Remote workers will like having Beanfield fibre as an option.

What I’d want you to check

Start with the reserve fund, because a fee under $0.70 per square foot in a building with a pool needs to be backed by realistic contributions. Ask about upcoming pool, elevator, window and garage work, since the building is around 15 years old. Confirm which amenities sit in this tower versus Solaris I and whether they are shared, and confirm locker ownership. Check what the suite faces, given the twin tower and the development proposed nearby.

The value question

At about $652 per square foot with parking and air conditioning in the fee, Solaris II is fair value, and its low fee makes the monthly cost attractive. It is essentially a coin toss against Solaris I, so let the specific suite, view and reserve fund decide. For an owner-occupier planning to stay five years or more, I think it is a sound buy if the reserve fund study supports the fee.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
