Living here
Renters, Airbnb and elevators at The Camargue
Do mostly owners or renters live here?
Mix of owners and renters. Of 28 deals here in the last 24 months, 14 were leases and 14 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Camargue?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Camargue
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Camargue is the building I show buyers who want one bill and no surprises. This 1979 tower on Kennedy Road in Agincourt has a fee that covers hydro, heat, air conditioning, water, cable and parking, so the number you see is close to the whole cost of living there. That fee looks high until you do the arithmetic, and the age of the building is the real question. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Camargue is a 20-storey, 237-suite condominium at 2365 Kennedy Road in Scarborough, Toronto M1T 3S6, in the Agincourt South-Malvern West neighbourhood. It was built in 1979 by West Hill Redevelopment Company Ltd. The condominium corporation is YCC-460, registered on 21 February 1979, and condos.ca lists Larlyn Property Management as manager. Suites run roughly 855 to 1,064 sq ft. The fee covers common elements, hydro, heat, air conditioning, water, cable TV, parking and building insurance.
The Camargue at a glance
The fee is high because almost everything is in it
Condos.ca lists the fee as covering common elements, hydro, heat, air conditioning, water, cable TV, parking and building insurance. That is about as complete as a Toronto condo fee gets. Current listings work out to roughly $1.08 per square foot, which looks expensive next to a newer tower quoting 60 or 70 cents.
The comparison only works if you add the missing pieces back. At a newer building you pay your own hydro, often your own heating and cooling through a suite meter, and frequently a separate parking charge. Put a winter and a summer of those bills on top of the cheaper fee and the gap narrows a great deal.
The other side of an all-inclusive fee is that you share the building’s energy bill. When utility rates rise, every owner’s fee rises with them, and there is no way to cut your own costs by being careful with the thermostat. Ask the manager how much of the budget goes to utilities and how fast it has grown.
Layouts: two- and three-bedroom plans with real rooms
Condos.ca puts suite sizes at about 855 to 1,064 square feet. The current listings are all two- and three-bedroom plans, and that is typical of a 1979 tower: generous bedrooms, an L-shaped living and dining room, and a separate kitchen rather than an open counter along one wall.
One recent listing described a two-piece ensuite off the primary bedroom and in-suite laundry. I would not assume every suite has laundry, because towers of this age were often built with shared laundry rooms and some owners have added machines later. Ask the seller, and ask the corporation whether any alteration was approved.
Older plans like these usually have more storage and wider rooms than a new-build of the same square footage, because less space is lost to an open-concept corridor kitchen. Expect older windows, likely lower ceilings than a modern tower, and finishes that depend entirely on what the last owner did.

Kennedy Road in Agincourt, and what is changing
Listings for the building describe shopping across the street, Highway 401 a few minutes away and Agincourt GO close by. The data panel on this page shows the exact transit, school and park details, so I will focus on what is changing.
In 2023 Metrolinx finished a second track and platform at Agincourt GO on the Stouffville Line, with new pedestrian tunnels and elevators, as part of the push toward more frequent service. Nearby, blogTO reports that Agincourt Mall has approved zoning for a phased redevelopment of roughly ten towers and more than 4,300 homes. Further east, the Line 2 subway extension is being built to Sheppard and McCowan.
For an owner here, that means better transit over time, more shops and services, and also construction, traffic and a lot of new competing condo supply. Older towers with large suites tend to hold their own against that supply, because new buildings rarely offer 1,000 square feet at this price.
How it compares with Bauhinia Court next door
The obvious comparison is Bauhinia Court at 2351 Kennedy Road, a three-storey, 78-suite building from 2001. Bauhinia is newer and smaller, and condos.ca puts its average at about $458 per square foot, but its fee leaves out heat and hydro.
The Camargue gives you a bigger building with more amenities, larger plans and a fee that covers utilities, in exchange for being 22 years older. If you want a quiet low-rise and lower fees, look at Bauhinia. If you want space and one predictable bill, the Camargue is the stronger fit.
There is also a middle path worth considering. Buyers who like the Camargue’s space but worry about its age should look at the reserve fund studies of both buildings side by side. A well-funded older tower is often a safer purchase than a newer building that has been under-saving, and the documents will tell you which one you are looking at.
What the Camargue costs
Condos.ca does not publish a building average for the Camargue. When I checked, three suites were listed for sale, asking between $409,900 and $455,000, with monthly fees between $1,007 and $1,160. At the suite sizes this building offers, that puts asking prices well under $500 per square foot, which is low for Agincourt.
The low price per square foot and the high fee are two sides of the same coin. A buyer’s mortgage is smaller here, and the fee does work that a separate hydro bill would do somewhere else. Run both together as a monthly carrying cost before you compare the Camargue with a newer building.
For sold prices, use the panel on this page or ask me for a building sold report. I would also ask for the last three budgets, so you can see how quickly the fee has risen.

Amenities at The Camargue
Condos.ca lists an outdoor pool, sauna, games room, car wash bay and security, and listings add a gym, party room, library and rooftop garden. It is a full 1970s package that a newer building this size would struggle to fund, but each item sits in the reserve fund, so ask when the pool was last rebuilt.
Jatin’s honest take on The Camargue
Who this building suits
Buyers who want a predictable monthly cost with no separate hydro or heating bill, families who need a full two- or three-bedroom plan, and downsizers from nearby houses who want space and security staff. It also suits commuters who use the Stouffville GO line or Highway 401.
What I’d want you to check
This is a 1979 tower, so read the reserve fund study first: windows, balconies, the garage, elevators, the roof and the heating and cooling plant all have finite lives. Because utilities are in the fee, look at how much the energy line has grown in recent budgets. Confirm whether the suite has in-suite laundry and whether it was approved, check the pet rule in the declaration, since condos.ca lists a pet restriction, and confirm your parking space and locker.
The value question
On asking prices, the Camargue gives you close to 1,000 square feet for well under $500 a square foot, with utilities and parking bundled. You give up modern finishes and efficiency, and you share the risk of an ageing building. If the reserve fund is in good shape, I think this is one of the better space-for-money options near Kennedy and Sheppard. If the study shows a big shortfall, I would wait for a different building.
