Leases 81%Sales 19%

Renter-heavy building. Of 104 deals here in the last 24 months, 84 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Equinox II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Equinox II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Equinox II looks identical to its twin next door, but the monthly bill is built differently, and that is the first thing I explain to buyers here. The fee at 50 Brian Harrison Way includes hydro on top of heat, cooling, water and parking, so it looks expensive until you do the math. It is a 2005 tower of 349 compact suites, steps from Scarborough Town Centre. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Equinox II is a 37-storey, 349-suite condominium at 50 Brian Harrison Way in Scarborough, in the Bendale-Glen Andrew neighbourhood beside Scarborough Town Centre. It was completed in 2005 and designed by architect Edward I. Richmond, with Monarch Construction listed as developer by the Architectural Conservancy of Ontario. The condominium corporation, TSCC-1729, was registered on 5 December 2005. Suites run roughly 547 to 967 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.

Hydro included: why the fee looks high

Across current listings, the fee at Equinox II works out to about $1.17 per square foot. That is well above Equinox I next door at about $0.93 and 360 at the City Centre at about $0.77. On a listing sheet, that makes this building look like the expensive one.

The difference is hydro. Condos.ca lists hydro in the Equinox II fee, along with heat, air conditioning, water, building insurance, common elements and parking. At the other two towers, you pay your own hydro bill on top of the fee. For a small suite, that monthly bill is real money, and in summer, with the air conditioning running, it is more.

So compare total cost, not the fee. Take a suite at Equinox I, add a realistic hydro bill to its fee, and put it next to the same size of suite here. The gap narrows a lot. The trade-off is control: when hydro is shared, your bill does not drop if you are careful, and heavy users in the building raise costs for everyone. Ask how the corporation’s energy costs have moved over the last few budgets.

The Equinox pair, and what is shared

Equinox II is the second of two matched towers. Both are 37 storeys, both were finished in 2005, and both were designed by Edward I. Richmond, with Sigmund Soudack & Associates as structural engineer and Alexander Budrevics Associates as landscape architect, according to the ACO building record.

They are separate corporations. Equinox II is TSCC-1729 and Equinox I is TSCC-1721, each with its own board, budget and reserve fund. If the two towers share any facilities or a garage, there will be a shared-facilities agreement, and the status certificate should tell you how costs are split. Read it.

Management is reported two ways. Condos.ca lists Crossbridge Condominium Services, and one listing site lists Brookfield Condominium Services. Confirm who runs the building today.

Suites: compact, and mostly one-plus-den

Suites here run from about 547 to 967 sq ft, almost the same range as Equinox I. Three of the four current listings are one-bedroom-plus-den suites in the 600 to 699 sq ft band, which tells you what the building mostly holds. There are compact two-bedrooms and some penthouse-level suites on the top floors.

Condos.ca also lists FibreStream internet as a building feature. That is a useful detail if you work from home, but it is not listed as part of the fee, so confirm whether a bulk internet deal is in place or whether you set up your own service.

For a single buyer, a 650 sq ft one-plus-den with all utilities except internet in one payment is a simple way to own. For a couple who both work from home, the den is tight. Look at the den’s size and whether it has a door before you decide it can be an office.

The Town Centre address

The daily reality is convenience. Scarborough Town Centre, the Civic Centre, the library and Albert Campbell Square are all on foot, and the 401 is a short drive. You will not need a car for errands, though most buyers here still keep one.

Line 3, the Scarborough RT, closed in July 2023. According to blogTO, a dedicated busway on the old rail corridor was scheduled to open at the end of September 2026, and the Line 2 subway extension, expected around 2030, will reach Scarborough Centre. That should help the whole cluster, but it also means construction, and new towers on the surface lots around the mall will add competing supply.

One more practical point: the Town Centre cluster is mostly mid-2000s towers with similar suites, so you have a lot of choice. That keeps prices honest here. If a particular suite feels overpriced, there is usually a near-identical one in the next tower over, and a buyer who knows the comparables can negotiate.

What Equinox II costs

Condos.ca puts the building average at about $597 per square foot, a little below Equinox I at about $621 and close to 360 at the City Centre at about $591. Given that the fee includes hydro, some of that discount is the market pricing in the higher monthly fee.

When I checked, four suites were for sale and four for lease. Asking prices across the four listings ran from $450,000 to $539,000. Fees across those listings ran from about $690 to $886 a month.

For an investor, the all-inclusive fee is a selling point with tenants, since a rent that covers every utility except internet is easy to compare. The flip side is that you carry the full fee, including hydro, if the suite sits empty between tenants, so build that into your numbers before you buy.

If you are comparing a suite here with one at Equinox I, I can pull the actual sales for both towers through my building sold report so you are comparing like with like.

Amenities at Equinox II

Concierge24-hour securityIndoor poolSaunaGymParty roomMeeting roomFibreStream internet availableParking garage

Listing sites report a pool, sauna, gym, party room and meeting room, with concierge and 24-hour security. It is a practical package rather than a resort one, and the pool and gym are what most owners actually use. In a building of small suites, the party and meeting rooms also earn their keep, because most owners have no room to host at home.

Jatin’s honest take on Equinox II

Who this building suits

Buyers who want one predictable monthly payment, especially singles in a one-plus-den who would rather not manage a hydro account. It also suits first-time buyers and investors who want a compact suite near the Town Centre and the future subway station, and tenants tend to like all-inclusive utilities.

What I’d want you to check

Because hydro is shared, look closely at the corporation’s utility line in the budget and how it has grown, and ask whether the board has looked at sub-metering. At 20 years old, check the reserve fund study for windows, elevators, mechanical systems and the garage. Read any shared-facilities agreement with Equinox I. Listing sites report pet restrictions, so read the rules before you buy with a pet.

The value question

On a total-cost basis, Equinox II is often closer to its twin than the fee suggests, and the building average per square foot is a little lower. I would not choose it over Equinox I on the fee alone, either way. Run the numbers on the specific suites, and pick the one with the better layout and floor.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
