Leases 89%Sales 11%

Renter-heavy building. Of 197 deals here in the last 24 months, 176 were leases and 21 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Encore at Equinox?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Encore at Equinox

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Encore at Equinox is the tower I look at when a buyer’s budget says Scarborough Centre and their priority is the lowest entry price in a newer building. It is a 39-storey Monarch tower from 2013, the last of the Equinox buildings, and it has some of the smallest suites in the area. Small suites are a strategy, not a flaw, but only for the right buyer. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Encore at Equinox is a 39-storey, 403-suite condominium at 50 Town Centre Court in Scarborough’s Bendale-Glen Andrew neighbourhood, beside Scarborough Town Centre. It was developed by Monarch Corp. in a joint venture with The Goldman Group, designed by Graziani & Corazza Architects and built by Toddglen Construction, with completion in 2013. The condominium corporation is TSCC-2347, registered on 4 December 2013, and condos.ca lists Percel Property Management as manager. Suites run roughly 323 to 934 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water.

The final act of the Equinox community

The name tells you the order. Encore followed Equinox I and Equinox II on Brian Harrison Way, and it is the tallest and newest of the group. The Daily Commercial News reported that Monarch built it in a joint venture with The Goldman Group, with Graziani & Corazza Architects as designer, Toddglen Construction as general contractor and three levels of underground parking.

Being a decade newer than Equinox I matters. A 2013 tower has younger mechanical systems, a newer elevator plant and a later building code behind it, and it is not yet in the window where many original components come due at once. Buyers who compare it with the 2005 Equinox towers should weigh that against the smaller suites.

Graziani & Corazza also designed Tridel’s Metrogate towers at Kennedy and the 401, so the firm’s work is familiar across Scarborough. At 39 storeys, upper floors here get long views, though the direction a suite faces decides what you actually look at, so ask before you book a second visit.

Suites from 323 square feet: who they work for

Condos.ca lists suites from about 323 to 934 sq ft. The bottom of that range is a true micro-suite, smaller than most studios in Scarborough. The current listings all sit between 500 and 699 sq ft, which tells you where much of the building’s resale stock is.

Compact suites suit a single buyer, a student or an investor who wants the lowest possible entry price near a major transit and shopping hub. They suit couples less well, and they are a poor fit for anyone working from home full-time. A den in a 550 sq ft suite is usually a desk nook, not a second bedroom, so measure it before you plan around it.

The resale point is important. Very small suites can be harder to sell in a soft market, because the buyer pool is narrower and new towers nearby compete for the same buyer. If you buy one, plan to hold it long enough for that not to matter.

A fee that covers the big utilities

Condos.ca lists air conditioning, common elements, heat, building insurance, parking and water as included. For a compact suite, that is a meaningful advantage: your hydro bill covers lights and appliances, and your heating and cooling costs are predictable all year.

Parking being included is also notable in a building of small suites, but not every suite will have a space. Confirm in the listing and the status certificate whether the suite comes with parking and a locker. Condos.ca also flags a pet restriction; I have not seen the details, so read the rules if you have a pet.

Condos.ca lists FibreStream internet in the building. That is worth confirming with the seller, because a bulk or building-wired internet arrangement can affect your monthly costs either way.

Living at Scarborough Centre while transit changes

Town Centre Court sits on the east side of Scarborough Town Centre, so the mall, the Civic Centre, the library and a large cluster of restaurants and services are a short walk away. For a buyer without a car, this is one of the most self-contained condo locations in Scarborough.

The transit picture is in transition. Line 3, the Scarborough RT, closed in 2023. According to blogTO, a dedicated busway on the old rail corridor was set to open on 30 September 2026, linking Kennedy Station to the Town Centre, and the Line 2 subway extension is expected around 2030. The data panel on this page shows the current routes and walking times.

The subway is the long-term story for every tower here. A finished station should help values in the whole cluster, but expect construction and more towers on the surface parking around the mall over the coming years. Check the City of Toronto development applications map before buying a suite for its view.

What Encore at Equinox costs

Condos.ca puts the building average at about $653 per square foot. That is above Equinox I at 60 Brian Harrison Way, about $621, and Equinox II at 50 Brian Harrison Way, about $597. The premium mostly reflects Encore’s newer age and its smaller suites, which almost always carry a higher per-foot price.

There are three active listings right now, all asking between $399,000 and $399,900. That tight cluster near $400,000 is a useful signal: it is roughly where compact suites in this building are currently pricing, and it is an accessible entry point for a 2010s tower beside the Town Centre.

Fees across those listings run about $516 to $570 a month, or roughly $0.94 per square foot. That looks high per foot, but it includes heat, cooling and parking, and small suites always show a higher fee per foot because the fixed costs are spread over fewer square feet. If you want the sold numbers, ask me for my building sold report.

There is no pool, which keeps operating costs down, but the package covers what most residents use: a gym, a theatre room for movie nights, a party room and guest suites for visiting family. The car wash bay is a small but genuinely useful extra in a building with three levels of parking.

Jatin’s honest take on Encore at Equinox

Who this building suits

Single buyers, students, first-time buyers and investors who want the lowest entry price in a newer tower at Scarborough Centre, with heat and parking in the fee. It suits people who want to walk to the mall, the Civic Centre and the library rather than drive.

What I’d want you to check

Measure the suite and the den against how you actually live. Read the reserve fund study and the last two years of board minutes, ask about planned work and fee increases, and confirm the parking space, locker and internet arrangement for the specific suite. Read the pet rules if they apply, and check what is proposed nearby as Scarborough Centre densifies.

The value question

At about $653 per square foot and asking prices clustered around $400,000, Encore gives you a 2013 tower with an all-in fee at an accessible entry point near the Town Centre. You pay a per-foot premium over the older Equinox towers for that newer age. For a buyer who plans to hold through the subway’s arrival, I think it is a sensible, low-cost way into the area. For a couple or anyone who needs a real home office, I would look at the larger Equinox suites first and compare the all-in monthly cost.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
