Renter-heavy building. Of 119 deals here in the last 24 months, 107 were leases and 12 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Centro Condos?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Centro Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Centro is the pair of towers on the east side of Town Centre Court, and it is the building I suggest when a buyer wants Scarborough Centre convenience in something newer than the first wave of Tridel towers. It was finished in 2011, the fee covers heat, cooling and parking, and the suites start at a size most new launches no longer offer. The design will not win prizes, and I will tell you why that does not matter much. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Centro Condos is a two-tower high-rise condominium at 25 Town Centre Court and 190 Borough Drive in Scarborough’s Bendale-Glen Andrew neighbourhood, beside Scarborough Town Centre. It was developed by Henderson Development and designed by IBI Group. Each tower is 31 storeys; UrbanToronto counted 561 tower suites plus sixteen two-storey loft townhomes, and condos.ca lists 578 units in total. It was completed in 2011, and the condominium corporation, TSCC-2190, was registered on 31 October 2011. Suites run roughly 529 to 1,295 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water, and Living Properties as the manager.

Two towers, one corporation, and a Hong Kong developer

Centro is two 31-storey towers sharing one podium and one corporation, TSCC-2190. One tower carries the 25 Town Centre Court address and the other 190 Borough Drive, so you will see both addresses in listings for what is really one building. Both draw on the same reserve fund and the same budget.

The developer was Henderson Development, the Canadian affiliate of Henderson Land, one of Hong Kong’s largest property groups. That is not a household name in Toronto, and Centro is one of its few completed GTA projects. The architect was IBI Group, a firm that has since become part of Arcadis, which is why the UrbanToronto project database lists Arcadis today.

Nobody bought here for the architecture. One UrbanToronto forum member called the design pretty bland during construction, and I would not argue. What you get instead is a solid, conventional concrete-and-glass pair of towers that finished in 2011, which puts it a few years younger than most of the Town Centre stock around it.

Sixteen loft townhomes at the base

The detail most buyers miss is at ground level. UrbanToronto’s 2011 completion report counted sixteen two-storey loft-style townhomes alongside the 561 tower suites. These give you a townhouse-style layout on two levels while keeping you inside a building with a concierge and an underground garage.

Those units trade rarely, and they sell to a different buyer than a 600 sq ft one-bedroom on the 20th floor. If you want one, set up an alert and be ready to move, because with only sixteen in the building you may wait a long time between listings.

In the towers, suites run from about 529 to 1,295 sq ft. The current listings are mostly one-bedroom-plus-den suites in the 600s of square feet and two-bedrooms, which is the core of the stock. A den in a 2011 building is usually a real usable space rather than the hallway nook you see in some newer launches, but confirm it on the floor plan.

A fee that covers your heat and cooling

Condos.ca lists air conditioning, heat, water, building insurance, common elements and parking as included. That leaves hydro for lights and appliances, plus internet, as your main monthly bills. For a buyer stretching to get into the market, that predictability is worth a lot.

Across the seven current listings, fees run from about $509 to $829 a month, which works out to roughly $0.79 per square foot. For a building that bundles heat, cooling and parking, that is in line with the neighbouring towers, not a bargain and not a warning sign.

Parking is listed in the fee, but not every suite comes with a space. When you buy, confirm in the listing and the status certificate whether the suite has an owned parking spot and a locker, because that changes both your fee and your resale.

Living at Town Centre Court

Centro sits on the east side of Town Centre Court, across from EQ1 and EQ2. Scarborough Town Centre, the Civic Centre and the library are a short walk, and the 401 is right there if you drive. This is the most complete everyday-errands location in Scarborough.

Transit is changing around you. Line 3, the Scarborough RT, was closed in July 2023. According to blogTO, a dedicated busway on the old rail corridor from Kennedy Station to Scarborough Town Centre was due to begin service on 30 September 2026, with a trip of about 15 minutes, and it stays in place until the Line 2 subway extension opens, expected in 2030.

The subway is the long-term reason to own here, and it is also the long-term source of disruption. Expect more construction and more towers on the parking lots around the mall over the next decade, and check the City of Toronto development applications map before paying for a view.

What Centro costs compared with its neighbours

Condos.ca puts the building average at about $641 per square foot. That sits at the upper end of the Town Centre cluster: above EQ1 at about $617, Equinox at 60 Brian Harrison Way at about $621 and 360 at the City Centre at about $591, and a little below Encore at Equinox at about $653. The premium over the 2000s Tridel towers mostly reflects Centro being younger.

When I checked, seven suites were for sale and ten for lease. Asking prices across the seven listings ran from $449,000 to $568,000. Those are asking prices, not sale prices, and in this cluster the gap between the two can be meaningful.

With so many suites listed at once, you have real negotiating room and real comparables. If you want to know what suites like yours have actually sold for, I can pull the numbers through my building sold report.

Jatin’s honest take on Centro Condos

Who this building suits

First-time buyers who want a newer building than the 2000s Town Centre towers, people who work at the Civic Centre or around the mall, and investors who want a deep rental pool. The bundled heat and cooling suit anyone who wants a stable monthly budget. The loft townhomes suit buyers who want two levels without giving up a concierge.

What I’d want you to check

At about 15 years old, Centro is entering the stage where the first big reserve fund items appear: garage membrane work, caulking and window seals, and the start of mechanical replacements. Read the reserve fund study and the last few years of budgets, and ask whether any fee increases or projects are planned. Because two towers share one corporation, ask whether planned work is in one tower or both. Confirm parking and locker ownership in writing.

The value question

At about $641 per square foot, you are paying a little more than the older towers around you for a younger building. With seven suites listed at once, I would not pay full asking without comparables. For an owner planning to hold through the subway opening, I think Centro is a sensible middle choice in the cluster, provided the reserve fund is healthy. If you are an investor, remember that ten suites were listed for lease at the same time, so price your rent to the competition rather than to the best month you have heard about.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
