Leases 54%Sales 46%

Mix of owners and renters. Of 35 deals here in the last 24 months, 19 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Forest Mansion I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Forest Mansion I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Forest Mansion at 125 Omni Drive is where I look when a buyer wants a big suite near Scarborough Town Centre and hates surprise utility bills. The fee here covers heat, hydro, water and air conditioning, which is rare, and the price per square foot is among the lowest in the Town Centre cluster. The catch is that the fee looks high until you do the arithmetic. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Forest Mansion I is a high-rise condominium listed at 117 and 125 Omni Drive in Scarborough, near Brimley Road and Ellesmere Road beside Scarborough Town Centre. Condos.ca lists 23 storeys and 276 suites, a 2001 build year, corporation MTCC-1363 registered on 2 February 2001, and Del Property Management as manager. Condos.ca and liv.rent both credit Tridel as developer; a 1999 City of Toronto report names the applicant for 125 Omni Drive as Omni South Inc. Suites run roughly 652 to 1,940 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance and water.

One of the Omni South towers, and why the names get confusing

This building has more names and numbers attached to it than most, so let me untangle them. A November 1999 City of Toronto staff report describes 125 Omni Drive as the second phase of the Omni South development, marketed as Forest Mansion, in the north-east quadrant of Brimley and Ellesmere Roads. That report puts this phase at 22 storeys and 277 units, and says the first phase was a 26-storey building with 204 units plus 42 casita units.

Condos.ca groups 117 and 125 Omni Drive together as Forest Mansion I, with 23 storeys and 276 suites, and there is also a Forest Mansion II at 123 Omni Drive. The one-suite and one-storey differences are typical of how floors and suites get counted once a building registers. The phase numbering is the part to be careful with.

On the developer, condos.ca and liv.rent both credit Tridel, while the city report names the applicant as Omni South Inc. Both can be true, because large builders usually apply through a project company, but I could not confirm the link from the city documents alone. When you see a listing, check the address and the corporation number, MTCC-1363, rather than relying on the building name.

The fee that covers almost everything

The headline feature is the fee. Condos.ca lists air conditioning, heat, hydro, water, building insurance and common elements as included. Hydro in the fee is unusual for a Toronto condo, and it means your monthly cost is close to your total housing cost, apart from internet, insurance on your contents and property tax.

That is why the fee looks high. Across the current listings it works out to about $1.18 per square foot, well above the $0.70 range you see at newer towers nearby. But at those newer towers you pay hydro, and often heat and cooling, on your own meter. Add a realistic monthly hydro bill back onto the cheaper building and the gap narrows a lot.

Parking is not on the condos.ca inclusion list, even though the building has an underground garage. The 1999 city report described 403 parking spaces for this phase, including 43 visitor spaces. Confirm whether the suite you are buying comes with an owned space and a locker, and whether there is a separate charge for either.

Layouts: space is the reason to buy here

Suites run from about 652 to 1,940 sq ft, which is generous by current standards. Smaller one-bedrooms start in the 600s, and the larger plans with a den reach into the 900s and beyond. Compared with new Town Centre towers, where one-bedrooms often sit near 500 sq ft, you get noticeably more room.

The trade-off is age. A suite built in 2001 will usually have original or partly updated kitchens, bathrooms and flooring unless an owner has renovated. Price the renovation into your offer, and ask whether the building has rules about flooring underlay or contractor hours before you plan one.

Daily life at Brimley and Ellesmere

Forest Mansion sits on Omni Drive, on the south side of the Scarborough Town Centre district. Shopping, the Civic Centre and the library are close, and the 401 is a short drive north. The details on transit, schools and walkability are in the data panel on this page.

Transit here is in the middle of a rebuild. Line 3, the Scarborough RT, is closed. According to blogTO, the replacement busway from Kennedy Station runs to Lawrence East and Ellesmere stations and then uses priority lanes on Ellesmere Road to reach Scarborough Town Centre, with service starting on 30 September 2026. The Line 2 subway extension is expected around 2030.

The subway is the long-term story for the whole Town Centre cluster. It should support values, but expect construction and more towers around the mall over the next decade. Check the City of Toronto development applications map if an open view matters to you.

What Forest Mansion I costs

Condos.ca puts the building average at about $451 per square foot. That is well below 360 at the City Centre, which sits around $591, and it reflects both the age of the building and the size of its suites, since larger suites usually sell for less per square foot.

When I checked, seven suites were for sale and one for lease. Asking prices across the seven listings ran from $349,900 to $550,000, and monthly fees across them ran from about $717 to $1,149. Those fees average about $1.18 per square foot, but remember that they include hydro, heat, water and air conditioning.

The way I compare value here is total monthly cost, not the fee alone. Add mortgage, fee and property tax for this building, then do the same for a newer suite with its hydro and parking added in. If you want to see what suites here have actually sold for, I can pull the comparables through my building sold report.

Amenities at Forest Mansion I

Indoor poolSaunaGymGuest suitesSecurity guardSecurity systemEnter phone systemUnderground parking garage

An indoor pool and sauna in a building of this size are the amenities people actually use, and they are a real saving if you would otherwise pay for a gym or swim membership. They also cost money to run and eventually replace, which is part of why the fee is what it is.

Jatin’s honest take on Forest Mansion I

Who this building suits

Buyers who want space for the money and a predictable monthly budget, including downsizers coming out of a house who do not want to manage separate utility bills. It also suits anyone who works around the Town Centre or the Civic Centre, and swimmers who want a pool in the building.

What I’d want you to check

This is a 2001 building, so it is in the window where original mechanical systems, windows, the garage membrane and pool equipment start coming due. Read the reserve fund study and the last few budgets closely, and ask how hydro costs have moved, since the corporation carries them for everyone. Confirm parking and locker ownership, check which phase and address the suite is actually in, and read the pet rules, because condos.ca lists a pet restriction I could not see in detail.

The value question

At around $451 per square foot, Forest Mansion is one of the cheapest ways to buy a large suite near Scarborough Town Centre. The fee will put some buyers off, but once you count hydro, heat and cooling, the total monthly cost often compares well with newer towers. For an owner-occupier planning to stay five years or more, I think it is solid value, provided the reserve fund is healthy.

Forest Mansion I — frequently asked questions

Who built Forest Mansion I?

Condos.ca and liv.rent credit Tridel. A 1999 City of Toronto report names the applicant for 125 Omni Drive as Omni South Inc., which may be the project company.

How many storeys and suites does it have?

Condos.ca lists 23 storeys and 276 suites. The 1999 city report described the phase at 125 Omni Drive as 22 storeys with 277 units.

What do the maintenance fees include?

Condos.ca lists air conditioning, common elements, heat, hydro, building insurance and water. Having hydro included is unusual for a Toronto condo.

Why are the fees higher than newer buildings nearby?

Because they cover hydro, heat, water and air conditioning, which most newer buildings bill separately. Compare total monthly cost, not the fee on its own.

Is parking included?

Parking is not on the condos.ca inclusion list, although the building has an underground garage. Confirm parking and locker ownership in the listing and status certificate.

What amenities are there?

An indoor pool, sauna, gym, guest suites, a security guard and an enter phone system, according to condos.ca and liv.rent.

How big are the suites?

Roughly 652 to 1,940 sq ft, which is larger than most new towers in the Town Centre area.

Who manages the building?

Condos.ca lists Del Property Management.

Is Forest Mansion I the same as Forest Mansion II?

No. Forest Mansion II is a separate building at 123 Omni Drive. Check the address and corporation number, MTCC-1363, on any listing.

How does it compare with 360 at the City Centre?

What rental yield does Forest Mansion I offer an investor?

At a median price of $459,800 and a median rent of $2,150 a month, the gross yield is about 5.6%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Forest Mansion I?

A mix of both. Of the deals here in the last 24 months, 54% were leases and 46% were sales.

Can you Airbnb a unit at Forest Mansion I?

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
