Leases 67%Sales 33%

Renter-heavy building. Of 61 deals here in the last 24 months, 41 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Forest Vista?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Forest Vista

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Forest Vista is the Scarborough Town Centre building I show buyers who want a pool and an all-inclusive fee more than they want a new lobby. It is a 2002 Tridel tower with 316 suites, an indoor pool, saunas, a theatre and a billiard room, and almost every utility is folded into the fee. That makes the fee look high, so this review explains what you are actually paying for. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Forest Vista is a 316-suite condominium tower at 61 Town Centre Court, beside Scarborough Town Centre in the Bendale area of Scarborough, Toronto. It was developed by Tridel, designed by Burka Varacalli Architects and completed in 2002. Condos.ca lists 25 storeys, while Tridel’s DelSuites describes it as 21 storeys. The condominium corporation is TSCC-1479, registered on 6 December 2002, and Del Property Management is listed as the manager. Suites run about 529 to 2,139 sq ft. The fee covers common elements, heat, hydro, air conditioning, building insurance, parking and water.

A Tridel tower with a full early-2000s amenity floor

Forest Vista was built by Tridel and designed by Burka Varacalli Architects. Condos.ca and Condo Investments list it at 25 storeys and about 81 metres. DelSuites, which is part of the Tridel group and runs furnished rentals in the building, describes it as a 21-storey tower. I cannot settle the difference from published sources, so count the floors on the elevator panel when you visit.

The amenities are the draw. There is an indoor pool and whirlpool, a fitness centre with an aerobics room, change rooms with saunas, a games room with ping pong, a billiard room and a theatre room, plus 24-hour security and a concierge. Newer towers around the Town Centre often have a gym and a party room and stop there.

That package costs money to run and eventually to replace. Pools in particular are expensive, and that is part of what the fee and reserve fund are carrying.

The widest suite range in the area

Suites run from about 529 sq ft to about 2,139 sq ft. That top end is unusual. A 2,000 sq ft condo near Scarborough Town Centre is effectively a house on one floor, and buyers downsizing from a detached home have few alternatives at that size anywhere nearby.

Most of the stock sits in the one- and two-bedroom range, and recent listings cluster in the 700 to 900 sq ft bands. Suites come with in-suite laundry, and some have balconies. Ceiling heights and exact plan names are not well published, so ask for the floor plan of the suite you are considering.

The large suites deserve a closer look than they usually get. A 1,500 to 2,100 sq ft suite in a building with a pool, concierge and all utilities in the fee is a real alternative to a bungalow for someone who wants to stop shovelling snow but keep their furniture. These suites come up rarely, so if that is your plan, tell me early and I will watch for them.

At the smaller end, the 529 sq ft suites are the building’s entry point and the ones most likely to be rented. They carry a fee per square foot similar to the rest of the building, which makes them less attractive to investors than you might expect.

Furnished rentals in the building

DelSuites offers furnished one- and two-bedroom suites at Forest Vista, aimed at corporate and short-term stays. That means some suites are operated as furnished rentals, and you will see people coming and going with luggage more than in a purely owner-occupied building.

For an owner-occupier, that is worth knowing rather than worrying about. It does suggest steady rental demand near the Town Centre. If the mix of owners and tenants matters to you, check the panel on this page and ask about the rental rules on the status certificate.

Living at Scarborough Town Centre while the subway is built

The building is steps from Scarborough Town Centre, with the Cineplex, the civic centre district and the mall’s shops and grocery options at the door. Highway 401 is a short drive. This is the most urban location in Scarborough.

Transit is in transition. Line 3 Scarborough RT, which served the Town Centre, has been decommissioned, and buses carry riders to Kennedy Station for now. The Line 2 extension will include a Scarborough Centre station, with opening expected around 2029 to 2030. Expect construction disruption until then, and a meaningful upgrade after. The panel shows today’s transit options.

The other change is the Town Centre itself. The district around the mall has been filling in with new towers for years, and the subway station will speed that up. For an older building like Forest Vista, that means more competition from new suites, but also a stronger, busier neighbourhood around it once the station is open.

Price per square foot, and the real cost of that fee

Condos.ca puts the building average at about $517 per square foot. At the time I checked, three suites were listed for sale, asking from $399,900 to $485,000, with fees on those listings from about $881 to $1,064 a month.

That works out to about $1.23 per square foot in fees, which is high on paper. But the fee here covers heat, hydro, air conditioning, water and parking, all of which you would pay separately in most newer buildings. Subtract a realistic monthly hydro and heating bill and a parking charge from that fee before you compare it with a tower at $0.65 a square foot.

Even after that adjustment, Forest Vista is not a low-fee building. The pool and amenity floor are part of the cost. Buyers who will use them get value; buyers who will not should look at a simpler building nearby. My building sold report shows what has actually traded here.

This is a building where you can swim, use a sauna, work out and watch a film without leaving home, which is rare near Scarborough Town Centre. The catch is that every one of those rooms is on the reserve fund’s long-term list. For a buyer who already pays for a gym membership and swims elsewhere, folding both into the fee can offset a good part of the difference against a cheaper building.

Jatin’s honest take on Forest Vista

Who this building suits

Swimmers, downsizers who need a large suite on one floor, and buyers who want one predictable monthly bill that covers nearly every utility. It also suits commuters who are prepared for a few more years of buses before the Scarborough Centre subway station opens.

What I’d want you to check

This is a 2002 building, so read the reserve fund study for the pool and its mechanical systems, the garage membrane, the windows and balcony doors, the elevators and the central heating and cooling plant. Ask how rising utility costs have affected the budget, since the corporation pays for heat and hydro. Confirm the storey count and the pet rules, as condos.ca lists restrictions, and confirm which amenities are open. Finally, ask how the corporation handles the DelSuites furnished rentals in practice, such as move-ins, elevator bookings and amenity use.

The value question

At around $517 per square foot near the most connected spot in Scarborough, the purchase price is reasonable. The fee is the real decision. If you would otherwise pay for a gym, a pool and your own utilities, Forest Vista can be the cheaper way to live. If the reserve fund is healthy, and the subway opens as planned, this location should only get stronger.

Forest Vista — frequently asked questions

Who built Forest Vista?

Tridel developed Forest Vista, and Condo Investments credits Burka Varacalli Architects with the design. It was completed in 2002.

How many storeys is Forest Vista?

Sources disagree. Condos.ca and Condo Investments list 25 storeys, while DelSuites describes it as 21 storeys.

How many suites are there?

There are 316 suites, from about 529 to 2,139 sq ft.

Does Forest Vista have a pool?

Yes. There is an indoor pool and whirlpool, along with change rooms with saunas.

What do the maintenance fees include?

Common elements, heat, hydro, air conditioning, building insurance, parking and water.

Why are the fees higher than in newer buildings?

The fee includes almost every utility plus parking, and it funds a large amenity package including a pool. Compare it after adding utilities and parking to a newer building’s fee.

Are there furnished rentals in the building?

Yes. DelSuites offers furnished one- and two-bedroom suites at Forest Vista.

What is the condo corporation number?

It is TSCC-1479, registered on 6 December 2002.

Who manages Forest Vista?

Condos.ca lists Del Property Management.

How does the subway extension affect Forest Vista?

The Line 2 extension under construction will include a Scarborough Centre station, with opening expected around 2029 to 2030.

How much do condos at Forest Vista sell for?

Over the last 12 months the median resale at Forest Vista was $432,000, across 16 sales. The typical unit sold in 35 days at about 97% of the asking price. That works out to roughly $507 per square foot.

How much is rent at Forest Vista?

The median lease at Forest Vista over the last 12 months was $2,700/mo, from 18 leases. Units typically leased in 23 days.

What does each unit type cost at Forest Vista?

Over the last 24 months: One-bedrooms sold for a median $365,000 and rented for $2,150/mo; Two-bedrooms sold for a median $482,000 and rented for $2,750/mo. Each median uses three or more deals.

Are prices at Forest Vista up or down since 2022?

Down about 35%. The median sold price per square foot was $776 in 2022 and $507 over the last 12 months. Pricing off 2022 comparables is the most common mistake sellers make here.

What rental yield does Forest Vista offer an investor?

At a median price of $432,000 and a median rent of $2,700 a month, the gross yield is about 7.5%, before maintenance fees, property tax, insurance and mortgage interest. Net cash flow depends on the fee and your down payment, so run the numbers for the exact unit.

Do mostly owners or renters live at Forest Vista?

Mostly renters. Of the deals here in the last 24 months, 67% were leases and 33% were sales.

Can you Airbnb a unit at Forest Vista?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

Has Forest Vista had elevator outages?

None on record. Ontario requires residential buildings to report elevator outages of 48 hours or more to TSSA, and this address has no reported outage since July 2022.

What schools is Forest Vista zoned for?

For TDSB public schools, the address is zoned for St Andrews Public School (Elementary, JK–8), David and Mary Thomson Collegiate Institute (High school, Gr 9–12). Catholic and French-language schools are listed on this page by distance. Boundaries change, so confirm with the board before you buy.

It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
