Living here
Renters, Airbnb and elevators at Imagine Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 18 deals here in the last 24 months, 13 were leases and 5 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Imagine Condos?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Imagine Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Imagine Condos is the building I point to when a buyer says there is nothing small, new and affordable in Scarborough. It is a four-storey, 96-suite building from 2016 at Kennedy and St. Clair, with dark brick, a rooftop terrace and more parking spaces than suites. It was built as a bet on a corner that developers had ignored, and that bet is still playing out. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Imagine Condos is a four-storey, 96-suite condominium at 3560 St. Clair Avenue East, at Kennedy Road, in Scarborough’s Kennedy Park neighbourhood, Toronto M1K 3C3. It was developed by Insoho Developments and designed by John Chandler of KFA Architects and Planners, and condos.ca lists it as built in 2016. The condominium corporation is TSCC-2561, registered on 15 December 2016, and Goldview Property Management is listed as manager. Suites run roughly 477 to 962 sq ft. The fee covers common elements, heat, air conditioning, water and building insurance.
Imagine Condos at a glance
A downtown-style mid-rise on a suburban corner
When the Globe and Mail’s architecture critic wrote about Imagine during sales, the point was that it was unusual for this corner. Developer Ron Herczeg of Insoho wanted a building with a downtown feel in a part of Scarborough that high-rise builders had avoided, surrounded by bungalows, a strip mall and auto shops.
The design is restrained modernism. The architect, John Chandler of KFA Architects and Planners, used a dark, locally made brick on the first three storeys, a flat roof with a terrace on top, and plain facades without decoration. The entrance is a small pavilion right at the corner of Kennedy and St. Clair, rather than in the middle of the long side. One database spells the firm as FKA; the Globe uses KFA, and I have followed the Globe.
Four storeys and 96 suites makes this a true boutique building. You are not sharing elevators with 400 households, and owners can actually follow what the board is doing. Sources differ slightly on the count, with one listing 92 suites and condos.ca and the Globe giving 96.
The corner entrance is more than a design flourish. Putting the lobby at the intersection gives the building a street presence that most suburban condos lack, and it was a deliberate signal that the developer expected this corner to become busier. Whether the neighbourhood catches up is the long-term question for anyone buying here.
Layouts and ceiling heights
Condos.ca puts suites at about 477 to 962 square feet, which lines up with the Globe’s description of plans from roughly 500 to 950 square feet. Insoho marketed one-, two- and three-bedroom plans, many with dens and powder rooms, and every suite has either a balcony or a ground-floor terrace.
Ceilings are 9 feet according to the project database, and the developer’s description mentions 9- and 10-foot ceilings, so some suites are likely taller than others. Ask which height the suite you are viewing has. Laminate floors were standard, and principal bedrooms were designed with their own ensuites.
The ground-floor terrace suites are worth a look if you have a dog or simply want outdoor space at grade. Ask how the terraces are maintained, whether they are exclusive-use common elements, and what you are allowed to install on them.

Parking, fees and what is not included
The Globe reported 110 underground parking spaces for 96 suites, which is unusual in a modern condo and helpful in a neighbourhood where most people drive. Parking is not listed in the fee, so confirm whether the suite you are buying includes a space and how it is held.
Condos.ca lists the fee as covering common elements, heat, air conditioning, water and building insurance. Hydro is on you. Current listings work out to roughly 83 cents per square foot, which is reasonable for a small building with a fitness room, party lounge and rooftop terrace.
Small buildings have one structural risk: big repairs are shared among few owners. At about ten years old, Imagine is approaching its first round of reserve fund updates and any remaining warranty items, so read the reserve fund study and the last two years of board minutes before you firm up.
Also ask what the corporation has spent on the rooftop terrace and the roof membrane under it. Roof decks are popular and they are also one of the more common sources of leaks in low and mid-rise buildings, so a record of inspections and repairs is reassuring.
Kennedy Park and the transit change
The Globe described the area in 2015 as low-density suburbia, across from Pine Hills Cemetery and among bungalows on narrow lots, and suggested the building could be a first step toward a denser neighbourhood. That is still the honest description: you buy here for the building and the price, not for a walkable main street.
The bigger change is transit. Line 5 Eglinton opened in February 2026 with Kennedy Station as its eastern end, joining Line 2 there, and the Line 2 extension north from Kennedy is under construction. The panel on this page shows the walking and transit details from the building.
What Imagine Condos costs
Condos.ca puts the building average at about $566 per square foot. That is low for a building less than ten years old anywhere in Toronto, and it reflects the location more than the building. Compare it with the older large-suite towers in north Scarborough at around $350 per square foot and you can see what you pay for a newer structure with modern systems.
When I checked, two suites were listed for sale, asking between $439,990 and $499,000, with fees between $530 and $638 a month. For sold prices, use the panel on this page or ask me for a building sold report.
Because hydro and possibly parking are outside the fee, compare carrying costs rather than fees. Add your own hydro and any parking charge before you set this building against an older tower with everything bundled.

Amenities at Imagine Condos
The rooftop terrace is the amenity people actually use here, with barbecues and views over the tree canopy. The rest is a sensible small-building package: a party lounge, a fitness room and bike storage, with no pool or large staff pushing the fee up.
Jatin’s honest take on Imagine Condos
Who this building suits
First-time buyers who want a newer suite at a price close to older towers, people who dislike tall buildings, and owners with a car who want parking that is not a struggle. The terrace suites suit dog owners and anyone who wants a little outdoor space at grade. It also suits buyers who expect the transit changes at Kennedy Station to help this area over time.
What I’d want you to check
Read the reserve fund study and board minutes, because in a 96-suite building every major repair is shared among few owners. Confirm the suite’s ceiling height, whether parking and a locker are included, and how hydro is billed. For terrace suites, ask about drainage and what you are responsible for. Then walk the neighbourhood at different times of day so you know what daily life feels like.
The value question
At about $566 per square foot, Imagine is one of the cheaper ways into a building of this age in Toronto. You give up a walkable main street and the amenity list of a big tower, and you get a quiet, well-designed small building with modern systems. For an owner-occupier who drives or uses Kennedy Station, I think the value is good.
