Living here
Renters, Airbnb and elevators at JOY Condos
Do mostly owners or renters live here?
Renter-heavy building. Of 81 deals here in the last 24 months, 61 were leases and 20 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at JOY Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about JOY Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

JOY Condos is where I send buyers near Kennedy and Sheppard who want a pool without paying a new-build price. It is Gemterra’s 2018 sequel to Love Condos, joined to it by a glass amenity building with an indoor pool, hot tub and saunas, and its fee includes heat and air conditioning. The shared amenities are its strength, and also the thing to read up on. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
JOY Condos is a condominium tower at 195 Bonis Avenue in Scarborough’s Tam O’Shanter-Sullivan neighbourhood, near Kennedy Road and Sheppard Avenue East; condos.ca groups it with 215 Bonis Avenue. Condos.ca lists 21 floors and 282 suites, and the community also includes 20 three-storey townhomes. It was developed by Gemterra Developments, designed by Turner Fleischer, and built in 2018. The condominium corporation is TSCC-2651, registered on 23 April 2018, and condos.ca lists Crossbridge Condominium Services as manager. Suites run from about 606 to 1,665 square feet. The fee includes heat, air conditioning, common elements and building insurance.
JOY Condos at a glance
The sequel to Love
Gemterra built JOY as the second phase of its Love Condos community on Bonis Avenue. Love welcomed its first residents in 2015, and JOY followed, with completion in 2018. The two towers share a design language, and the planning thread for JOY described it as looking much like its neighbour.
Turner Fleischer was the architect. Sources differ slightly on height: the UrbanToronto project listing shows 20 storeys and about 62 metres, while Gemterra’s announcements and condos.ca describe 21 storeys. The difference is probably how the mechanical or ground levels are counted, but I note it so you are not surprised by either number.
The community also includes 20 three-storey townhomes along the pedestrian streets around the towers. Those give the site a lower-scale edge and some buyers a ground-level option inside the same community.
If you are deciding between a townhome and a tower suite here, think about how you will use the amenities and the concierge. Townhome owners may have different fee structures and access arrangements, so check how they fit into the corporation and what they pay toward the shared building.
The amenity building is the reason to buy here
JOY and Love are joined by a glass-enclosed amenity building. Gemterra’s 2016 announcement described a fitness room, an aerobics and yoga room, an indoor swimming pool, a hot tub and saunas, with a landscaped green roof terrace of about 4,000 square feet on top.
Inside the JOY tower there is a 24-hour concierge, a lounge, a billiards room and a party room, and outside there is a barbecue courtyard and outdoor dining. An indoor pool is still uncommon among condo buildings in this part of Scarborough, and that is the feature I hear buyers ask about most.
The shared building is also the part to understand properly. When two condominium corporations share facilities, there is normally an agreement that sets out how the costs of running and eventually replacing them are split. Ask for that agreement with the status certificate, and see what the reserve fund study says about the pool and its equipment.

Suites with room to grow
Condos.ca records suites from about 606 to 1,665 square feet, which is a wider range at the top than most towers nearby. There are no tiny studios at the bottom, and the larger plans give downsizers and families a real option.
The current listings sit mainly in the 600 to 899 square foot bands: one-plus-dens, a two-bedroom and a two-plus-den. Gemterra’s suite specifications included quartz counters, Energy Star stainless steel appliances and full-size washers and dryers, which is a practical upgrade over the stacked compact units in many newer buildings.
At about seven years old, many suites will still have their original finishes. Focus on layout, exposure and storage first; finishes are easy to update, a poor plan is not.
The larger plans at the top of the range are where JOY stands apart. A suite well over 1,000 square feet in a Scarborough tower is rare, and those plans tend to attract owner-occupiers who stay for years. If you are moving from a house, they are worth waiting for.
Daily life on Bonis Avenue
Bonis Avenue sits just off Kennedy and Sheppard, which puts the building in the Kennedy and Sheppard area and a short drive from Highway 401. The UrbanToronto thread pointed to Agincourt GO and the Agincourt library as nearby, and the data panel shows the actual transit distances and Walk Score.
Set back on Bonis with townhomes and pedestrian streets around it, the immediate setting should feel calmer than towers right on Sheppard. If you are comparing with buildings on the main roads, walk the block at rush hour to feel the difference.
For drivers, ask how visitor parking works in practice. In a community of two towers and townhomes, visitor spaces can fill up on weekends, and it is easier to learn that from the concierge before you buy than from your guests after.
What JOY costs and what the fee covers
Condos.ca puts JOY’s average at about $716 per square foot. The five active listings asked from $469,000 to $599,900 when I checked, which is in line with the larger newer buildings around Kennedy and Sheppard.
Fees on those listings ran from $517 to $681 a month, about $0.80 per square foot. The fee includes heat, air conditioning, common elements and building insurance. That inclusion list is better than most newer towers, where heating and cooling are metered to the suite.
Condos.ca does not list water or parking in the inclusions, so confirm both. If parking is a separate charge or water is billed to the suite, add those to your monthly comparison.
With a pool, saunas and a shared amenity building, I would expect fees to rise more steadily over time than in a building with a gym and a party room. That is not a reason to avoid JOY, but read the reserve fund study and budget closely.
It also helps to compare JOY against the all-in cost of a newer tower without a pool. Add heating and cooling bills to a newer building’s lower fee and the gap often narrows, and you may find that the pool and saunas cost you less than a gym membership would.

Amenities at JOY Condos
The pool, hot tub and saunas in the shared amenity building make this one of the stronger amenity packages near Kennedy and Sheppard. Because the facilities are shared with Love Condos, how the costs are split matters as much as what is there.
Jatin’s honest take on JOY Condos
Who this building suits
Swimmers and anyone who wants a sauna and hot tub without a membership, plus buyers who like predictable bills with heat and cooling in the fee. The larger plans suit downsizers and small families who want more than a typical new-build two-bedroom.
What I’d want you to check
Ask for the shared facilities agreement with Love Condos and see how pool and amenity costs are divided. Read the reserve fund study for the pool equipment, roof terrace and heating and cooling systems. Confirm whether water and parking are included, since condos.ca does not list them, and which locker and parking space come with the suite.
The value question
At about $716 per square foot with heat and cooling included and a pool across the courtyard, JOY is good value for an owner-occupier. You give up the newest finishes and gain a stronger amenity package and a few years of building history to examine. If the shared-cost arrangement and the reserve fund look healthy, I think it is one of the better buys in this pocket.
