Living here

Renters, Airbnb and elevators at Sandhurst Circle Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Sandhurst Circle Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Sandhurst Circle Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Sandhurst Circle Townhomes is a small complex I bring up when a family wants about 1,700 sq ft, a garage and a grocery store they can walk to. It is 27 homes from 2002 by Monarch, spread across Sandhurst Circle, Exchequer Place and Finch Avenue East, right beside Woodside Square. Homes here rarely come up, so when one does, it pays to know the complex in advance. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Sandhurst Circle Townhomes is a 27-unit condominium townhouse complex at 801–821 Sandhurst Circle, 16–26 Exchequer Place and 5051–5069 Finch Avenue East in the Agincourt North neighbourhood of Scarborough, Toronto, near Finch Avenue East and McCowan Road. Condos.ca credits Monarch Group and dates it to 2002. The condominium corporation is TSCC-1447, registered on 23 July 2002, and Orion Management is listed as the manager. Homes are about 1,700 sq ft. The maintenance fee covers common elements, building insurance and parking.

Twenty-seven homes across three street addresses

The complex is split across three addresses: Sandhurst Circle, Exchequer Place and a stretch of Finch Avenue East. That is why the name is so long. In practice it is one small condominium corporation, TSCC-1447, with one board, one budget and one reserve fund.

Condos.ca credits Monarch Group, one of the long-established GTA builders. A small townhouse complex from a large builder is often a good combination: standard construction and plans, at a scale where owners still have a say.

Which street a home faces matters. Homes on Finch Avenue East sit on a busy arterial, while homes on Exchequer Place and Sandhurst Circle are on quieter local streets. Ask which address the home carries before you go.

One plan, about 1,700 sq ft, with a garage

Condos.ca lists homes at about 1,698 to 1,700 sq ft, which tells you the complex was built around essentially one plan. That is helpful for buyers and for pricing: homes are directly comparable, and the differences come down to end-unit status, renovations and exposure.

A recent listing described a three-storey brick home with a built-in garage, an above-grade lower level with a fourth bedroom and bathroom, an open living room with a balcony walk-out and an eat-in kitchen. Condos.ca records the complex as one floor, so treat the listing as the better guide and confirm the layout in person.

The built-in garage and the above-grade lower level are the details that matter for families. The lower level gets real windows, which makes it usable as a bedroom or office rather than a dark basement.

Three storeys also means stairs. For a young family that is rarely a problem, but for a buyer planning to stay into their seventies it is a real consideration. The above-grade lower level helps here, because it can work as a ground-floor bedroom with its own bathroom if mobility becomes an issue later.

Woodside Square on the doorstep

Woodside Square sits at the northwest corner of Finch Avenue East and McCowan Road, at Sandhurst Circle. It has a Food Basics, a Shoppers Drug Mart, a food court, restaurants and a public library branch, which covers groceries, prescriptions and a place for children to study within a short walk.

Since 2019, the mall has been under a planning review that looks at adding new housing and parkland while keeping the shopping centre. If that moves forward, expect several years of construction and more density right beside the complex, along with new parkland and amenities. For an owner here, that is both a disruption and a likely support for values over time.

Highway 401 is a short drive, and the Line 2 extension under construction will end at Sheppard and McCowan, south of here, with opening expected around 2029 to 2030. The panel on this page shows today’s transit options.

Living this close to a mall has a daily rhythm. Weekend traffic around Woodside Square is heavy, and the parking lot is busy. In exchange, you can do your weekly shop on foot and send older children to the library without a car, which is worth a great deal for a family in Scarborough.

A small corporation with a narrow fee

The fee covers common elements, building insurance and parking, and there are no shared recreation facilities to fund. Utilities are paid by each owner.

With only 27 homes, the reserve fund carries the roofs, windows, driveways and exterior walls of the whole complex on very few shoulders. A 2002 complex is past the point where many of those items start coming due, so how this corporation has saved and spent matters more than anything in the listing.

Before you buy, ask for the budget and the fee history as well as the reserve fund study. In a corporation this size, a single roof or paving project can move fees noticeably, and you want to see that past increases were planned rather than forced. Ask too whether any owners are behind on fees, since a few missed payments matter more in a 27-home corporation than in a 300-suite tower.

Pricing with very little turnover

Condos.ca does not publish a building average per square foot for this complex, and with 27 homes, sales are rare. One home was listed for sale when I checked, and none for rent. I do not quote a single listing’s price, but one listing does not make a market anyway.

Because the homes share one plan, the cleanest way to price one is against recent sales in this complex, then against similar townhouse complexes around Finch and McCowan and along Sandhurst Circle. End units and renovated homes should sell above the rest; homes on Finch Avenue East should sell below those on the quieter streets.

For a family weighing this against a freehold town nearby, the difference is a modest monthly fee in exchange for shared exterior costs. My building sold report shows what has actually traded here.

Amenities at Sandhurst Circle Townhomes

Built-in garages (per listing descriptions)Security system

There is no clubhouse or pool here. Your amenities are your own garage and lower level, and Woodside Square next door, with groceries, a pharmacy and a library branch. With no shared facilities to run, more of each owner’s fee can go to insurance and saving for the buildings, which is exactly where you want it in a small, older complex.

Jatin’s honest take on Sandhurst Circle Townhomes

Who this building suits

Families who want about 1,700 sq ft, a garage and four bedrooms, and who value walking to groceries and a library. It also suits buyers moving up from a condo apartment who want a house-like home without freehold prices.

What I’d want you to check

Read the reserve fund study first. For a 2002 complex, look for roofs, windows and doors, the driveways and private paving, and exterior masonry, and ask what has been done and what is scheduled. Confirm which repairs are the owner’s responsibility and which belong to the corporation. Condos.ca lists pet restrictions, so read the rules on the status certificate. Ask about the Woodside Square planning work and how close any future construction would be.

The value question

Homes of this size with garages next to a full shopping centre are not easy to find in Scarborough at a townhouse price. The value case is strong if the reserve fund is in good shape, and the potential redevelopment next door could add to it over time. Because sales are rare, be ready, know the comparables in advance and be prepared to act when a home comes up.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
