Living here
Renters, Airbnb and elevators at Scarborough Fair
Do mostly owners or renters live here?
Mix of owners and renters. Of 36 deals here in the last 24 months, 20 were leases and 16 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at Scarborough Fair?
Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Scarborough Fair
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Scarborough Fair is where I point buyers who want real square footage for under $600,000 and are tired of paying a separate hydro bill. This 1992 RMIC tower at Midland and Lawrence has two-bedroom suites that are mostly in the 900s of square feet, an indoor pool and sauna, and a fee that covers heat, hydro and water. The trade-off is age, and I will be straight with you about what that means. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Scarborough Fair is a 22-storey, 273-suite condominium at 1470 Midland Avenue, at the corner of Lawrence Avenue East in Scarborough’s Dorset Park neighbourhood. It was developed by RMIC Building Corporation and completed in 1992. The condominium corporation is MTCC-1038, registered on 20 October 1992, and condos.ca lists Crossbridge Condominium Services as manager. The fee includes common elements, heat, hydro, water, air conditioning and building insurance. Its twin, Scarborough Fair II at 2550 Lawrence Avenue East, is a separate corporation, MTCC-1039.
Scarborough Fair at a glance
One of two towers, and two separate corporations
Scarborough Fair is the first of a matched pair. RMIC Building Corporation put up 1470 Midland Avenue and its sibling at 2550 Lawrence Avenue East at the same time, and the two corporations were registered just two weeks apart in late 1992. This one is the 22-storey tower with 273 suites; the second is 21 storeys with 277.
From the street they read as one complex, but legally they are two buildings with two boards, two budgets and two reserve funds. That matters when you compare listings. A suite here and a near-identical suite next door can carry different fees and a different repair outlook, so do not assume what you learn about one applies to the other.
One listing source credits the design of 1470 Midland to architect Douglas B. Pollard and gives the tower a height of about 69 metres. I could not find a second source for the architect, so treat that as reported rather than confirmed.
Early-1990s floor plans: the size is the point
Condos.ca records suites from about 628 to 1,135 square feet. Every active listing I can see right now is a two-bedroom or a two-bedroom-plus-den, and the ones with a recorded size sit in the 900 to 999 square foot band. That is a family-sized apartment by today’s standards, when a new two-bedroom in Scarborough is often closer to 700.
Buildings of this era were planned for owner-occupiers, not investors, so you tend to get separate dining space, proper closets and a kitchen with a wall, not an island in the living room. Listing sources describe a variety of exposures and layouts across the tower, so walk more than one plan before you decide.
What you give up is the finish level of a new building. Expect original or owner-renovated kitchens and bathrooms, and price the renovation into your offer if the suite has not been updated. I could not find a published ceiling height, so measure it if it matters to you.

What the fee covers, and why it looks high
Active listings here work out to about $0.87 per square foot in fees, with current monthly fees ranging from roughly $813 to $924. On a suite in the 900s of square feet, that is a real number, and it is the first thing buyers flinch at.
Look at what it includes before you compare. The fee covers common elements, heat, hydro, water, central air conditioning and building insurance. In most newer Scarborough towers, hydro is on your own meter and heat often is too, so the honest comparison adds a year of utility bills back onto the cheaper-looking building.
Parking is a question to settle. Condos.ca lists parking in the fee at Scarborough Fair II but not here, even though this tower has an underground garage. Ask the listing agent whether the suite comes with an owned or exclusive-use space, and whether any part of the parking cost sits outside the monthly fee.
All-inclusive fees have one more effect. Because the corporation pays the hydro bill for every suite, energy prices and the building’s mechanical efficiency flow straight into your fee. Ask whether the board has looked at sub-metering, and read the budget to see how much of the fee is utilities.
Midland and Lawrence, and the transit reset
Dorset Park is a working part of central Scarborough: low-rise residential streets, plazas, employment lands and everyday retail along the main roads. It is practical, not polished, and buyers who live here tend to value that. Scarborough Town Centre and the civic centre are a short drive north.
Transit in this pocket has been in flux. The Scarborough RT has been out of service since 2023, and the replacement is a dedicated busway along the old RT corridor from Kennedy Station to Scarborough Town Centre, with a stop at Lawrence East. NOW Toronto reported it was set to open on 30 September 2026, ahead of the original spring 2027 target, and it is meant to run until the three-stop Scarborough Subway Extension opens in the 2030s.
To the south, Line 5 Eglinton began service on 8 February 2026 with its eastern end at Kennedy. The data panel on this page shows the nearest stops, schools and parks from the building itself.
Pricing: around $500 a square foot
Condos.ca puts the building average at about $500 per square foot. That is low for Toronto and reflects the building’s age and the all-inclusive fee, which buyers price in. It is close to its twin next door, which sits at about $507.
The five suites currently for sale ask $399,800 to $580,000. That spread is wide for suites of similar size, which usually means condition is doing the work: a renovated suite on a high floor and an original one lower down are different purchases.
For what has actually traded, use the 12-month data panel above. If you are weighing a specific suite, my building sold report pulls the comparable sales so you are not guessing from asking prices.

Amenities at Scarborough Fair
An indoor pool and sauna with a staffed concierge is a fuller package than most buildings at this price offer. It is also the most expensive part of the building to run and eventually renew, which is part of what your fee pays for.
Jatin’s honest take on Scarborough Fair
Who this building suits
Families and downsizers who want a genuinely large two-bedroom and predictable monthly costs, and who would rather have heat and hydro in one fee than manage utility bills. It also suits first-time buyers who need a lower entry price per square foot and are willing to renovate over time.
What I’d want you to check
This is a 1992 building, so it is well past the point where original systems come due: windows and balcony doors, the garage membrane, elevators, the pool mechanicals and the heating and cooling plant. Read the reserve fund study, the latest budget and recent board minutes to see what has been done and what is planned. Confirm how parking is handled for your suite, and read the declaration and rules yourself, since condos.ca lists a pet restriction without detail.
The value question
At around $500 a square foot with hydro, heat and water bundled in, the value case here is space. A new two-bedroom nearby costs more and gives you less room, and you pay your own utilities. The risk is not the price, it is the repair cycle, so the value only holds if the reserve fund is in good shape. If it is, this is one of the more sensible ways to buy a large suite in central Scarborough.
