Can you Airbnb a unit at Wish Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Wish Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Wish Condos is the building I point to when a buyer wants a real two-bedroom on the Sheppard corridor for well under the price of a freehold. It is a 2021 Liberty Development building at Sheppard and Pharmacy, with shops at its base and a suite mix that leans larger than most new Scarborough towers. The fee is the part to study. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Wish Condos is an 18-storey, 264-suite condominium at 3121 Sheppard Avenue East, on the southeast corner of Sheppard and Pharmacy Avenue in Scarborough’s Tam O’Shanter-Sullivan neighbourhood. It was developed by Liberty Development Corporation, designed by Turner Fleischer Architects, and built in 2021. The condominium corporation is TSCC-2864, registered on 29 July 2021, and condos.ca lists Online Property Management as manager. Suites run from about 468 to 1,016 square feet. The fee includes common elements, building insurance and water.

A corner tower with a long podium

Wish is shaped for its corner. Turner Fleischer designed a seven-storey, U-shaped podium that runs east along Sheppard, with the taller tower portion rising on the northwest corner at Pharmacy. The whole building reaches 18 storeys, about 63 metres to the top of the mechanical penthouse.

The tower is mostly glass. The design filed with the City called for a bird-friendly north face, with a mix of opaque panels, fritted glass and spandrel on that side, so suites facing north will have more framed views than a full glass wall. Ask which elevation a suite faces before you assume floor-to-ceiling glass.

The site replaced a mid-century strip plaza, and retail returned at grade. UrbanToronto reported more than 10,500 square feet of space for six to eight shops facing Sheppard, which gives the building a small street presence that most towers on this stretch lack.

A building weighted toward two-bedrooms

The suite mix is what separates Wish from many newer Scarborough towers. The plan reported in 2017 was close to half one-bedrooms, nearly half two-bedrooms and a small number of three-bedrooms. The final building came in at 264 suites, slightly fewer than that plan, so treat the percentages as a guide rather than a count.

Current listings support that picture. Every one of the five suites for sale when I reviewed it was a two-bedroom or two-plus-den, in the 600 to 899 square foot bands. Condos.ca records suite sizes from about 468 to 1,016 square feet.

For a couple planning a child, or a buyer who wants a real home office, that matters. In many buildings nearby, the two-bedroom plans are a small share of the stock and sell quickly. Here you will usually have more than one to compare, which helps you avoid paying for the only option on the market.

Three-bedrooms are a different story. The plan only ever called for a small number, so if you need a third bedroom, expect long waits between listings and be ready to move when one appears. In that case a larger two-plus-den is often the practical alternative, and it is worth asking whether the den has a door and a window.

Parking, transit and the corridor

Parking was planned generously. The 2018 construction report described three underground levels with 268 car spaces and 191 bicycle spaces, plus 29 surface spaces that serve the shops by day and condo visitors in the evening. Parking is not on condos.ca’s fee inclusion list, so confirm whether a space comes with a suite and whether it carries a separate charge.

UrbanToronto’s planning coverage described this area as car-oriented, with apartment towers, low-rise plazas and houses around it. That is still a fair description. Day to day you will drive or take the bus for most errands, and the data panel shows the nearest stations and Walk Score so you can check your commute.

The longer-term question is rapid transit on Sheppard East. It has been discussed for years, and when it arrives it would change this corner. I would not pay a premium today for transit that does not have a firm opening date.

A small amenity package

Condos.ca lists a concierge, a gym and a party room. The original design placed two amenity rooms on either side of the lobby on the Pharmacy side, with more space on the second floor. That is a modest package for 264 suites.

I see that as a reasonable trade. Fewer amenities generally means less to staff, heat and eventually replace. If you want a pool or a large rooftop, look elsewhere; if you mostly want a concierge and a place to work out, this is enough.

The shops at the base change daily life more than the amenity rooms do. Having a few stores downstairs is a real convenience in a car-oriented area, but commercial space also brings deliveries, garbage pickup and occasionally odours or noise from a restaurant tenant. If you are looking at a lower-floor suite on the Sheppard side, ask what is below it and visit at different times of day.

It is also worth asking how the residential corporation and the retail space divide shared costs such as the garage, loading area and building systems. That arrangement is set out in the condominium’s documents, and the status certificate package is where to find it.

Price per foot and the fee

Condos.ca puts the building’s average at about $760 per square foot, which is at the upper end of the Scarborough buildings I have reviewed and reflects how new it is. The five active listings asked from $470,000 to $634,900 when I checked.

Fees on those listings ran from $559 to $713 a month, or about $0.86 per square foot. That is not cheap for a 2021 building, and the inclusion list is short: common elements, building insurance and water. Heat, cooling and hydro are not listed, so expect those on your own account.

Put those two facts together before you compare. A building at $0.80 per foot that includes heat and parking can be cheaper to live in than Wish, even with a higher fee on paper. Ask for the suite’s actual utility bills and the parking arrangement, and compare total monthly cost.

Nearby East 3220 Condos, a 2022 building a short way east on Sheppard, averaged about $727 per square foot with fees near $0.69 per foot on its listings. It is a fair comparison if you are shopping this corridor.

The amenity package is basic: a concierge, a gym and a party room. It keeps operating costs down, and the shops at the base add day-to-day convenience that a larger amenity floor would not.

Jatin’s honest take on Wish Condos

Who this building suits

Couples and small families who want a genuine two-bedroom in a new building, and buyers who drive and value having parking, shops and the 401 within easy reach. It also suits owners who want a smaller building than the big tower complexes at Scarborough Centre.

What I’d want you to check

Confirm what the parking and locker arrangement is for the specific suite and whether either carries a separate charge. Get recent hydro and heating bills, since the fee does not include them. As a 2021 building, read the first reserve fund study and the latest budget, ask how the retail component shares costs with the residential side, and check that warranty deficiencies on the common elements have been closed.

The value question

Wish asks more per square foot than older Sheppard buildings, and its fee covers less. What you get is a newer building with a better two-bedroom supply than most. If the suite has parking and the utility bills are reasonable, the value is fair; if parking is extra, compare carefully with East 3220 and older all-inclusive buildings before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
