Renters, Airbnb and elevators at 125 Alford Crescent Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 125 Alford Crescent Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 125 Alford Crescent Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

125 Alford Crescent is one half of a pair. In late 1984, two townhouse corporations were registered on this Malvern crescent within six weeks of each other, and this one, with its homes on Frontier Pathway and the south end of Alford, is the one that hired a management company. For a buyer, that pairing is useful: you can compare two complexes of the same age on the same street and see which has been looked after better. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

125 Alford Crescent Townhouses is a 51-home condominium townhouse complex covering 97 to 125 Alford Crescent and 1 to 43 Frontier Pathway in Malvern East, Scarborough, Toronto, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Neilson Road and Sewells Road. It was built in 1984 and the condominium corporation is MTCC-656, registered on 20 December 1984. ICC Property Management is listed as the property manager. No developer, amenity list or fee-inclusion list is recorded on condos.ca.

MTCC-656

One corporation, two street names

The complex is addressed on two streets: the odd-numbered stretch of Alford Crescent from 97 to 125, and the homes along Frontier Pathway. Condos.ca gives the Frontier Pathway range as 1 to 43, while another listings database describes it as 1 to 44, so confirm that the specific address you are looking at actually falls inside MTCC-656.

That check matters more than it sounds. The 2 Scarfair Pathway Townhouses, MTCC-652, sit right beside this complex on the same crescent, covering 87 to 91 Alford and Scarfair Pathway. Same era, same street, different corporation, different budget, different rules.

Pathway addresses are typical of Malvern’s planning, which favoured homes facing walkways and courtyards with parking kept to the edges. It makes for quieter frontages and safer space for children, at the cost of a longer walk from car to door for some homes.

Managed by ICC, next door to a self-managed twin

MTCC-656 is listed with ICC Property Management. Its neighbour, MTCC-652, is listed as self-managed. That gives you a rare side-by-side view of two ways to run a 1984 complex.

Professional management costs money, and that cost is in the fee. What it should buy you is consistent record-keeping, a status certificate delivered on time, contractors who are tendered properly, and a reserve fund study that is updated on schedule. Ask for evidence of each.

I would not assume either model is better. Ask both corporations for their latest reserve fund study, their audited statements and a list of the major projects completed in the past ten years. The complex that has already replaced its roofs and windows on a planned schedule is usually the one I would rather buy into.

One more practical point: ask how long the current management contract has been in place. A corporation that has kept the same manager for years usually has continuity in its records, while frequent changes can mean gaps. Neither is a deal-breaker, but it tells you where to look more closely in the minutes and budgets.

The homes: mid-1980s townhouses, condition first

Condos.ca records the complex as one storey, but that is a database convention for townhouses rather than a description of the homes. Expect multi-level family townhouses of the type built across Malvern in that period, and confirm the plan, bedroom count and basement of each home you view, because I could not find a recent listing to verify the layouts.

Condos.ca lists no amenities at all for this corporation, not even visitor parking, while its neighbour lists a parking garage and visitor parking. I would treat that as a gap in the database rather than proof there is no parking. Ask exactly what parking comes with the home, where visitors park, and whether the space is owned or exclusive-use.

After forty years, most original components have been replaced at least once or are due. Ask which items the corporation has handled, such as roofs, windows, doors and paving, and which the declaration leaves to owners, because that split drives both the fee and your own maintenance budget.

Malvern East’s daily reality

This corner of Malvern is residential and settled, with crescents and green links rather than through traffic. Malvern Town Centre is the local shopping hub and community anchor, and the area has a strong mix of long-time owners and young families.

The change to watch is transit. The City of Toronto’s planned Eglinton East LRT would run about 18.6 kilometres from Kennedy Station to Malvern Town Centre with 27 stops, passing UTSC. There is no confirmed opening date, so I would not pay a premium for it today.

Rouge National Urban Park, Canada’s first national urban park, lies to the east, with trails and farmland a short drive away. Highway 401 is reachable for commuters. The data panel on this page covers transit, schools and parks around the complex.

Before you buy, look at the walkability and transit figures in the panel and test your own routine: the drive or bus ride to work, school drop-off and the weekly shop. If you are coming from a neighbourhood closer to the core, do that test at rush hour, not on a quiet Sunday.

How to price a home here

There were no homes for sale or for rent here when I checked, so there is no asking range to quote. The sold data in the panel above is your starting point, and with 51 homes it will be a modest sample.

Widen it by reading sales at the 2 Scarfair Pathway complex next door, which sells homes of the same age and type. When you compare, adjust for the fee: a professionally managed complex will often carry a somewhat higher fee than a self-managed one, but what matters is total monthly cost and the health of the reserve fund, not the fee line alone.

Within the complex, condition and finish drive price. A renovated kitchen, updated windows and a finished basement can separate two similar homes significantly. My building sold report pulls the aggregates for you if you want a proper read.

Jatin’s honest take on 125 Alford Crescent Townhouses

Who this building suits

Families who want an affordable townhouse in an established part of Malvern, and buyers who prefer a professionally managed corporation to one run entirely by volunteers. It also suits anyone who plans to stay long enough to benefit from the planned LRT if it is built.

What I’d want you to check

Confirm that the address is inside MTCC-656 and not the neighbouring corporation. Read the reserve fund study and its date, the audited statements and recent board minutes, with roofs, windows, paving and underground services in mind for a 1984 complex. Ask the manager what parking and visitor parking actually exist, and which exterior items owners are responsible for.

The value question

The value case is simple: a family-sized townhouse in Malvern at a fraction of freehold prices, with a management company keeping the paperwork in order. Its best feature as a purchase is the comparison next door. Look at both complexes, buy the one with the stronger reserve fund and better maintenance record, and you are unlikely to overpay.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
